Rocks Retreat is a private beachfront estate of with 335 feet ocean frontage on 12 secluded acres. It consists of 2 cottages, 100 yards from the beach, connected by a patio and tile walkway. You won't find a better value, a more affordable private, secluded, direct-beachfront estate in the prime Governors Harbour location of Banks Road.

The Main Cottage of Rocks Retreat is a 24 x 24 two story cottage with a broad wrap around veranda. The entire upstairs is one enormous bedroom with two queen beds and two single beds. (The bathroom is downstairs.) It has a wonderful ocean views from its many windows and two lovely balconies. The downstairs of the Main Cottage is a large great room with a kitchen, dining room, and living area, and a small bathroom with a tile shower. The kitchen area is small but adequate. There is also an outdoor shower.

For larger groups which need a second bedroom, the Guest Cottage is a spacious king bedroom suite with a sitting area and an en suite double sink bathroom with a tub and separate tile shower. The Guest Cottage is available for an additional charge of $50/night, which also pays for two more guests. If you don't need it, it will be locked off and NOT rented to anyone else. Rocks Retreat is always rented to just one group at a time.

The Main Villa’s spacious bedroom with two queen and two single beds has wonderful views from both balconies and cool breezes being on the second floor. The disadvantage of the Main Villa is that the bathroom is downstairs and not very large. If you prefer a large en suite bathroom (or if you are a party of more than two), you can add the Guest Cottage for $50/night.

Rocks Retreat is set back 100 yards from the ocean and the spectacular Culmer's Rocks that separates the north from the south beach. We have access to both spectacular beaches, which are typically deserted. The private grounds are mowed and spacious with palmettos and palm trees. You have 12 acres all to yourself!

Amenities include WIFI, air conditioning, and two outdoor showers.

Rocks Retreat is located on the prestigious Banks Road of Governors Harbour. Famous Tippy's restaurant is just a mile away. The town of Governors Harbour is a 5 minute drive. Governors Harbour has grocery stores, restaurants, liquor stores, two banks with ATMs, a bakery, gift shops, a dive shop, and a medical clinic. It has a nice little collection of 19th century homes and churches overlooking a picturesque harbor. You can buy fresh fish and lobster every afternoon from fisherman at the town dock. Friday night Fish Fry in Governors Harbour is a street/beach party that brings together all the tourists and locals with food, drink, and dancing in the street. You won’t want to miss it.

About Kim and Jason Menefee and Matthew Simon

Tuck Mallery's parents in 1968 rented a house on Eleuthera and fell in love with the island. They bought a house on Banks Road South of North Palmetto Point. After a few years of getting to know the island, they found Culmer' Rocks which is an outcropping of coral in a horseshoe shape. They bought it and 22 acres, 735 feet in 1972 and build a large retirement home known as On-the Rocks which was sold in about 1990. Tuck very carefully surveyed a line that retained the top of Culmer's Rocks and provided both access to the south and the north beaches, keeping 335 feet overlooking Culmer's Rocks and built a smaller vacation home for our personal use. It is blocked out most of the time for the owners but is for rent when not used by us. There are three owners, all from Central Wisconsin, the Mallerys, the Seramurs, and the Noels.

Rocks and 12 acres is for casual living in a wonderful island setting with privacy. The houses are simple, but the patio and grounds are special. We built a vacation home, not a long term retirement place with emphasis on the outdoors. The grounds, beach and view from atop Culmer's Rocks is breathtaking. It is the way Eleuthera ought to be.

The main house has zero bathrooms on the floor the bedrooms are on. The 2 flights of stairs to get to the "loft" bedrooms have different step heights so in the dark it is very dangerous traversing them as your minds eye is expecting the steps to be similar heights but they are not. I am an athletic fit dr in my 60's and the first night we slept up there I fell twice coming down but avoided injury by grabbing the railing bars. No people we were not drinking. lol We called the caretaker our first full day there to let them know I was going to use the bunkhouse to sleep in as the bath was on same floor, and the cleaning lady said she would have to charge us an extra cleaning fee. Better than a broken arm !! The water in the main house was so repugnant we could not take showers there. Obviously the well has not been cleaned and the rotten egg/Sulphur smell was so strong we could barely use the kitchen sink. The bunk house had a different water line from the street so we used that shower in that cabin. Unfortunately the bunk house had no sink so we had to use the sink in the main house to do the dishes. Essential oils under the nose worked wonders. Another thing is that the tile all around the outside of home has a polished glazed surface that is very slick if your feet or flip flops are wet or the tile is wet. The beach is a hike and the last 30 or 40 yards has crushed rock on it which you can not walk on with bare feet. You can not get to the beach from their property. You have to trespass on next door neighbors Ms Ruby's, property to sneak onto the beach. This review is not a surprise as we had both house keeper and property manager over the first day to show them our concerns. Marsha the house cleaner is so sweet. We talked to her about all this and she said wow that's probably why the people who have been staying here this past season have not left reviews. That was a disservice to us and we did not want that happening to others. Sor

Owner's Response: Rocks Retreat uses city water. Because the city water goes on and off upon occasion, we also have a back up well. Lately, the city water has been going off, so we have had to run on the well water. The well is dependent in a large part on rain to seep through the sandy soil. If the there is a dry spell with no rain, the well water does smell, but is safe. We switched back to city water as soon as the guest notified us of the smelly well water. It has begun to rain so that should also solve the well water smell if and when it is necessary to use it. it is absolutely not necessary to cross over anyone else's land to get to the beach.

Great stay! Nice place great access to the beach. Close to town so if we needed to make a quick run to town for supplies it was a short drive. We loved the beach. The cottage was well appointed and clean. Can't wait to come back but next time for a longer stay!! We love Eluthera it is so

Beautify House and Great Location

We just returned from two weeks at Rocks Retreat. This one can't be beat for the price. This is a beautiful beach house in a great location, convenient to Governor’s Harbor, Banks Road Deli and Tippy’s Restaurant. The main house and cottage are spacious and are well maintained. The picturesque beach extends for several miles and is less than a three minute walk from the house down a palm lined path. Another couple joined us for one of our two weeks – the separate guest cottage provided excellent privacy. The owner was very helpful in providing information about the house and location. Marsha greeted us on arrival and ensured that we were familiar with the house. We highly recommend Rocks Retreat and look forward to returning next year.

Excellent Location

What a Great Place to stay in Central Eleuthera!

Prior to our trip the owner (Tuck) contacted us, and gave us some great local information. The House and Cottage is island style and very clean. The grounds are well kept. When we arrived we were met by the housekeeper, Marsha. She is also a wonderful person, and full of local knowledge. If you go to this property ask her about the sights and local spots to go to as well.

This location is in my opinion, one of the best central spots in Eleuthera. Everyone we met was very, very friendly.

There is a reef close enough to get in some great snorkeling right behind the property. Both house and cottage have a nice outdoor shower which is great to refresh yourself after a swim, or dive out back.

There is no TV, so take this into consideration and ENJOY the atmosphere here. I loved that we actually spent good quality time together without all the electronic distractions. And you will too.

The house is stocked with board games. You can bring some of your choice as well. This property has a feel that's right at home. It is nice to constantly hear the ocean and feel the sea breezes .

Rent a car and do some exploring. This island is not to be forgotten. Remember to keep the gas tank as full as you can as gas is hard to find after dark.

Bring your Snorkeling gear, and Fly Rod for the adventure seekers.

My family stocked up on the groceries from the Rock Sound Store, (50 min south) and packed lunches for our daily excursions, and we ate out for dinners. There are several close by restaurants and all are easy to find.

This property will make memories you will have forever.

Five Stars all the way.

a short drive from Governor's Harbor along Banks Road on the Atlantic side of Eleuthera. The famous French Leave Beach stretches along Banks Road. We are about 2 miles north of North Palmetto Point.





  • The base rates are for the first two guests, and for the Main Cottage only. Add $50/night to include the Guest Cottage, too, which pays for up to two more guests. To add additional guests to the Main Cottage, Add $35/night for each additional guest ($45/night during the Christmas holidays). Babies/toddlers under 4 are free.
