Beach House with Pool and Tennis on Private Windermere Island

Bedrooms 4
Property type house
Minimum Stay 4 - 7 nights

About the property

4 Bedrooms, 3 Baths, Sleeps 8

From the patio of Hamilton House, you can enjoy unblocked views of the Atlantic sea. At low tide 100 meters from the shore, you can see a coral reef.

Originally built by, and until recently owned by the Duke and Duchess of Abercorn, Hamilton House has played host to members of the British Royal Family including HRH Prince Philip, the Duke of Edinburgh, who regularly stayed here as a guest.

This beautiful holiday home has 4 bedrooms and 3 bathrooms, sleeping a total of 8 people. There are two private patios off the bedrooms facing the Atlantic sea. One bedroom has a queen bed, two bedrooms have twin beds (which can be converted to kings), and the fourth bedroom has a single bed. There is also a rollaway bed which can be placed in any of the rooms. The queen bedroom and the two twin bedrooms have en suite baths.

The large 45 feet long living area is an ideal space for family gatherings and meals, making it the ideal villa to rent in the Bahamas. You can walk each morning along the most beautiful 3-mile beach in the Bahamas without seeing another soul. Good sport fishing such as bone fishing, with Eleuthera being well known for it's bonefish, as well as reef fishing, can be had on the Atlantic side or on the Caribbean side at West Beach 5 minutes drive. Excellent surf fishing on the beach in front of the house can be had for jacks, barracuda, and much more.

Hamilton House shares a lovely ocean-view pool (close to the house but not visible from the house) with several adjacent homes. These houses are rarely used by their owners, and are not available for rent, so you can expect to have this pool entirely to yourself. In the 5 years we have owned this house, we have only once seen anyone else in the pool.

Guests at Hamilton House also have Club Privileges and access to The Club at Windermere, with a restaurant, bar, game room, pool, and tennis courts. The Club is just a 2 minute walk from Hamilton House, so you will use it often. The restaurant and bar are open from mid November to early May. The game room, pool, and tennis courts are open year-round.

Amenities at Hamilton House include AC, wifi, satellite TV, dvd player, ipod dock, charcoal grill, double kayak, sailboat, 5 bikes, kids beach toys, board games, boogie boards and basic snorkel gear. Hamilton House comes with daily housekeeping every day except Sundays and holidays.

Windermere Island is a private island attached by a short, security-manned bridge to the mainland.

About Pam Fontes and Matt Simon EVR

We are the Symes family from London, UK. We have been coming back to Windermere since 2007 with our 4 children aged between 10 and 16.

Why Pam Fontes and Matt Simon EVR chose Central Eleuthera

We fell in love with Windermere Island and the local people and decided to buy our own property. We love either being in, on or under the sea and so it was an ideal location. We chose Windermere on Eleuthera for its peace and tranquillity, one of the best pink sand beaches in the Caribbean and for its laid back charm. It is the perfect barefoot vacation and nice to escape the cold European Winter weather!

What makes this house unique

Hamilton House is designed to be a simple yet functional home for families to gather for their vacation. The house benefits from 3 double bedrooms, and one single bedroom so easily sleeping 7 people and also has two foldaway beds to accommodate 9 at a stretch. It has a large living space where family and friends eat together and enjoy each others company. For those who need to stay in touch with the 'real world' free WiFi broadband in included in the rental. It's really the peace, tranquillity and sheer beauty of the setting that make Hamilton House so special and keep us coming back year after year.

Reviewer Comments:

Great trip if you want to unwind from EVERYTHING. It was our fifth trip back to Hamilton House and every time we return things are better and better. the location is spectacular and if you like your privacy and truely want to escape from the grind of everyday life- this is the sanctuary for you. Jessica kept the house sparkly clean and Bobbette was very responsive when we had some water issues. We enjoyed the miles in beach in front of the house and when the wind picked up, we drove to Ten Bay Beach. Be sure to rent a car to explore Lighthouse Beach and French Leave--all spectacular. The clubhouse is an added bonus for dinners out--highly recommend Alva's cocktail list and the service can't be beat.

Reviewer Comments:

We stayed at Hamilton house from Feb 3rd-10th, 2018. My husband, myself, 3 year old, 4.5 year old and Grandma all stayed at Hamilton House and had MORE than enough room. The first thing we noticed when we walked in were the unbelievable views and airy feel of the house. The house had everything we needed and more (except a meat mallet to tenderize the conch 😂). The bathrooms are a bit dated, but honestly 90% of our time was spent at the gorgeous beach mere feet from the house or one of the other many beaches near by. Bobbett, the caretaker, was wonderful and took care of us when the water turned off one night (not uncommon in the Bahamas), and she cooks an amazing meal! Although we have traveled to Eleuthera before, we'd never stayed on Windermer, but before we'd even left, we were planning a trip back to the island.

Light airy house with stunning views of the sea

  • 5 of 5

We thoroughly enjoyed our stay in this lovely, sunny house which is only steps from one of the most beautiful beaches in the Bahamas. Although Windermere Island is secluded, it does not feel isolated, and the fact that the island is private provides an added sense of security. Its central location makes it an ideal base for exploring Eleuthera, from Harbour Island in the North to the Lighthouse Beach in the South. A number of good restaurants are within 20 minutes drive north or south. We particularly liked the Buccaneer Club in Governors' Harbour and the Frigate in Rock Sound.

Hamilton House is comfortably furnished in beach-house style with excellent air conditioning, a well-equipped kitchen and very comfortable beds. There is a very good two-person kayak, a paddle board and enough bicycles for the whole family to explore the island.

The caretaker Bobbett is very kind and responsive and the housekeeper Jessica kept the house clean, tidy and, remarkably, completely free of sand.

As always, the customer service provided by the manager Matt Simon was absolutely excellent. He organised our booking very quickly and efficiently and responded promptly to our requests for information at all hours of the day and night.

A dream came true

  • 5 of 5

For my sixtieth birthday I wanted to share an unforgettable holiday with my family.

And this wish came true at Hamilton House.

We often had houses in Europe nearby the sea but never just in front of a breathtaking tropical Ocean. You couldn't decide whether to run to the waves just in sight or to turn around and go through a nice tropical wood to reach the Carribean side to snorkel an paddle to see the soft and shy seaturtles and the sting rays.

We loved the sunsets and sunrises and watched them from our large living room.

We enjoyed the lonelyness of the wide pink beach and every single day I walked on it hoping that I never fortget the colours there...

The people taking care of the house were charming and friendly like everyone on the island -especially when we needed help when our rental car was cooking on the road. We found Harbour Island nice but the best beach was our lonely beauty on our private island. There' s no better place to unwind if you love nature and you don't need action and pool parties in your holiday.

Just see the changing colours of blue and green and velvet in the shallows and the pink - orange shades of the sunset and you certainly know the reason of living.

We wish to come back but also if not: this little part of earth is in our hearts forever.

Secluded property in paradise

  • 5 of 5

We really enjoyed our time on Windermere Island. The house is very nice and the bedrooms are spacious! Each has access to a bathroom including the single twin bedroom. The living area is open and nice for enjoying family. The home is nicely furnished and had lots of books, games, snorkels, and fins. There were lots of beach towels as well. We hired a chef, Kaynell Scavella, to prepare our meals and she was delightful. We planned each meal in advance and the food was amazing! We all miss Kaynell and Pebbles and the conch fritters. You can take the pool chairs to the beach - but it's not easy. So, we rented beach chairs and extra kayaks. The double kayak at Hamilton House is very nice. However, it's not recommended that you use these at the beach in front of the house as the water is rough and not as smooth as the Savannah Sound. Bobbette's (caretaker for the home) husband was able to take these over to the sound where the waters are calm, beautiful, and full of sea turtles. We really enjoyed kayaking there each day and it's a short bike ride away. The beach is very private (I think we saw 3 families the entire week). The home is situated near other cottage like homes that flank each side of Hamilton house down towards the beach (not visible in the picture of the property). I was thankful that we had a car as there are so many beautiful places to explore on Eleuthera. We spent one morning at Oceanview Farm near Governor's Harbour riding horses next to the ocean. I highly recommend this if you love horses. It was a treat for the group. We also hired Donald (Eleuthera Tours) to take us out to the Marker Cays. We snorkeled and found lots of sea biscuits and conch shells there. The boat was very small, but it was very nice and perfect for our family. We rode our bikes each night over to a dock at the end of the street to watch the sunset each night which was our favorite way end to each day. The home has good wifi and we only had one power outage (which is very common in the Bahamas). Fortunately, it didn't last very long. We traveled over to Harbour Island ($5/per person) for the day which was really fun. We rented a golf cart ($50) there and enjoyed lobster quesadilla's at Sip Sip. Finally, Matthew Simon (property manager), was extremely responsive and provided lots tips and helpful information to make our vacation truly special. If you are looking for a secluded piece of paradise - you will enjoy Hamilton House.

Hamilton House, Windermere Island, Eleuthera

  • 5 of 5

Our family had a fantastic time staying at the Hamilton House. We found the location to be pretty central for all of the places we wanted to visit as well as for necessities (groceries in Rock Sound, etc.). The miles of perfectly pink beaches were exquisite especially since, for most of our trip, we had them all to ourselves. The people we met along the way were genuine, friendly and helpful. We used all of the toys and supplies the Hamilton House has to share. Thank you very much for allowing us to use your home. We'll be back!

Windermere is a real 'get away from it all' kind of place, where the pace of life is relaxed. Some guests never leave the island, happy to slow right down and enjoy nature at its purest; others are more adventurous and set off by car to explore Eleuthera, with its varied geographical features such as Ocean Hole at Rock Sound or the caves at Hatchet Bay. There are some other fantastic beaches such as Ten Bay with its calm Caribbean waters and snorkelling treasures such as sand dollars and starfish (don't forget to put them back!) and Double Bay on the Atlantic side with its great snorkelling. Both 10 minutes away by car. Kids will enjoy fishing for small fry off the bridge - you can buy fishing equipment in Rock Sound. An absolute must is the Friday night Fish Fry in Governor's Harbour and the Homecoming Junkanoo in Tarpum Bay in July. And don't miss the quaint Haynes Library in Governor's Harbour which is worth a visit.
