PLEASE READ THE TERMS AT THE BOTTOM OF THIS DESCRIPTION

Our House, until December 2012, was the Firelight Bed and Breakfast, a beautiful luxurious B & B that received outstanding reviews. All of the bedrooms has its own bathroom, each bathroom had a shower and jetted tub. Each bedroom is also equipped with a Flat Panel television, with 225 Channels on DirecTV and a DVD Player. Each of the bedrooms has either a fully functioning Fireplace or a Granite top Fireplace/Heater.

Virtually the entire house has Crown Molding at the ceiling and over the doors, and wood baseboards throughout. Mahogany wood flooring is in the much of the lower level including the Entry Foyer, Dining Room, kitchen, halls and stairs, and the upstairs foyer.

The Kids bedroom, formerly the Green Bedroom, has 2 separate bunk beds, one of which is a full/twin which can sleep 2 on the lower full bed, while the other bunk bed is a twin/twin. The room sleeps 5 on the two bunk beds, and also has its own bathroom, flat panel TV, DirecTV and a DVD player.

The kitchen is equipped and a home cook's dream. It starts a 48' Jenn Air Pro-style 6 Burner Stainless Steel Gas Range with a griddle and double oven with overhead hood, lights and fan. To prep your food, there is a 4 foot John Boos Butcher Block Table with a 4' end-grain solid American cherry top. The Refrigerator is built in with French doors and a Bottom Drawer Freezer. There is also a Beverage Refrigerator to keep your refreshments. In addition to the appliances, the kitchen comes complete with a formal dish collection, silverware, stemware, glasses, bowls, pots and pans, bake-ware, serving pieces, pitchers and food storage containers. Finally, there is a 19' TV in the kitchen.

The Dining Room has 2 leafs and is extended to 10' long and comfortable seats 10. you can dine while sitting next to the fireplace to keep you warm and toasty when it is cold outside.

There is plenty of recreation in the house. Just off the kitchen there is a Billiards Room with a 7 foot Mahogany Pool Table with a variety of pool sticks including bridge. You can watch TV on any of the 225 channels on DirecTV in the Billiards room. When you are done with Billiards, you can go up to the 3rd story loft and play Shuffleboard on a 22' shuffleboard table from the 1930s that has been meticulously restored. there is also a Large TV and a Wii that you and the rest of the family including kids can play on.

Downstairs there are 2 bedrooms including the owners quarters, is where the owners of the Bed & Breakfast lived. The Owners Quarters is about 700 sq feet. It includes a sitting area with 50' plasma and a sectional, a wet bar/sink with granite tile counter top, a king size bed with a 40' LED TV on the wall 3 feet from the foot of the bed, a luxurious master bath, with a 26' LED TV, overhead shower and jetted tub.

The Master bedroom on the 2nd Floor is approximately 650 sq. ft. and high vaulted ceilings. It has a comfortable California King Poster Bed and a Gas Fireplace to keep the room warm. There is also a vanity makeup table located between the his and hers walk in closets. The sofa pulls out to a sleeper sofa, so the room comfortably sleeps 4. The Master bathroom is right out of a decorators magazine. It shares the other side of the vaulted ceiling of the Master Bedroom and has beautiful travertine tile on the floor, in the shower and around the 2 person jetted tub. There are his and her sink vanities.

The study has an antique rolltop desk which houses a desktop computer which has a guest login that guests can use, along with a laser multi-function printer/copier.

Located in the lower level are the Entry Foyer, the living room, the study, the Billiards Room. the Kitchen and dining room and the Downstairs Bedroom (King Size Poster Bed) and Bath and Owners Quarters.

On the Second Level are four bedrooms, including the Master Bedroom, and the Gold Room (Queen Size Bed), Blue Room (King Size Bed) and Green Room (now the Kids Room with 2 sets of Bunk Beds). The Gold Bedroom has a private door to the 2nd story Balcony.

On the Third Level, there is the Shuffleboard Table, Projection TV and Wii. There is a sitting area at the North end of the loft with two Twin Mattresses that can sleep another 2 people and can be sit on and overlook the Town of Williams from the 3rd story window.

The house is family and kid friendly. We have safety gates for the stairs. We have a playpen, high chair and baby bouncer at the house. The kids room has 2 sets of bunk beds, including one full/twin, and the room sleeps five.

TERMS

We appreciate that you are considering our house, and hope that you will be staying at our house. We have had wonderful guests, many of whom have reserved follow-up stays for the next year after completing their stay at our house. We do want to lay out the Terms of the Vacation Rental.

RATES/NUMBER OF GUESTS:

Rates will vary depending on the time of year. Rates quoted on the website are for 12 people. For each person above 12, there is a $10 per person per night fee. You will be required to complete a guest list naming all of the guests of the house. If the number of guests staying at the house exceeds the number on the guest list, that is considered a material breach of the rental agreement and will result in an immediate termination of the rental.

CANCELLATION:

I very strongly recommend travel insurance.

If you cancel and it is more than 180 days prior to your stay I will refund 50% of your deposit. If you cancel less that 180 days but more than 30 days, I will refund 25% of your deposit. Cancellations of 30 days or less will result in a forfeiture of your entire deposit.

There will be no exceptions to this policy.

INSURANCE:

We do require property insurance that costs $99 and covers and protects renters for $2,500 in damage with no deductible. The insurance, in addition to protecting renters, eliminates security deposits.

ADDITIONAL CLEANING FEE FOR SAME DAY TURNAROUND:

If your reservation results in a same day turnaround (that means another party is ALREADY booked for either your arrival date and/or departure date) then you will have to pay an additional $75 for cleaning. This is due to the very narrow window of time that we have to clean the entire house – 5600 sq. ft., 6 bd and 6 baths – and do all the laundry that is necessary (bedding, and towels, etc). We only have 6 hours to complete that, so my cleaning crew has to employ an extra person to complete the cleaning.

CHECK IN AND CHECK OUT TIMES:

Check in is at 5pm. We may be able to accommodate an earlier check in time, however, we will likely not know until right before your stay. In some cases we may know earlier. The reason we may not know until right before your stay is that another party may make a late reservation and want to check out the day you are checking in, and if that happens we need to have sufficient time to allow out cleaning crew to clean and do all the laundry as described in the above paragraph.

Check out is 11am. Again we may be able to accommodate a later check out, however, we will not be able to commit to that, likely, until the end of your stay. In some cases we may know earlier.

MINIMUM STAYS:

Generally we have a 4 night minimum stay. Only in the Polar Express Seasons do we have a 3 night stay. In high seasons, we have a 5 night minimum and for some holidays we have 6 night minimums. Please do not request a 2 night stay. In some cases, we will consider a shorter stay but we will have to include a charge. We will notify you of what that charge is at the time of inquiry.

About Michael

We are a family of 7. The kids range from 1 year to 18 years old. We live in Phoenix an wanted a place to get away in the Summer and enjoy the Snow in the Winter.

Michael purchased this house in 2013

Why Michael chose Grand Canyon

We are family oriented. When we get together we include the grandparents, aunts, uncles, brothers and sisters and all the kids. In total we are 20+. So we wanted a property that could accommodate all of our families, and to so in a nice, comfortable and spacious house.

Up until we bought this house, we were travelers who used VRBO and Home Away to find getaway houses and cabins for our family to stay at. Some were great and other not so much. So we finally decided to get a place that was ours.

So we looked at many places north of Phoenix. After viewing several properties and then finally seeing this, we fell in love with it. It was formerly a luxury Bed and Breakfast, and had enough rooms and private baths to comfortably accommodate our entire family. The house was/is beautiful and very nicely decorated.

A beautiful home in a wonderful setting

  • 5 of 5

For the past four years a group of 5 couples from First Baptist Church in Prescott, AZ have rented this home. There are 6 bedrooms all with private baths, a huge kitchen and everything else you could ask for. Williams is a small Arizona town located near the Grand Canyon. The house is within walking distance to downtown. The landlord is very accommodating and is available if you have questions. I highly recommend this rental.

great house for a big group

  • 4 of 5

Not knowing what to expect we were very pleasantly surprised when we arrived at the house. The house had ample room for all of the family; all 19 of us. Six sets of adults and 8 grandchildren. There was room to play for the kids upstairs, a comfortable TV room on the first floor and a fantastic dining area and kitchen, which was in use constantly. The rooms were appointed nicely and actually very charming. The house is conveniently located to the town of Williams and easy access to the Grand Canyon Railroad. Fun to be there on 4th of July and be part of a small town celebration of our country!

All in all I would recommend the house to any larger group or family. You will not be disappointed.

Wonderful

  • 5 of 5

We had a fabulous visit with many family members! The kitchen was well stocked with necescary items. The living areas were very inviting. The supply of towels was lacking as we stayed a full week; I would have enjoyed having a spare toward the end of the week. Overall, I would book here again if traveling to Williams. Thank you!

My family and future family stayed in this house as a mini get away and an opportunity to get to know each other. The photos really don't do the house justice. Each room was more beautiful and larger than expected. The kitchen was big enough for two women and one tween to cook together with out tripping over each other. We cooked every meal in our five day stay .The only thing that we found lacking was a stock pot.I did end up purchasing one as I required it to boil spaghetti. We all agreed we hated to have to leave such a great kitchen behind and return to our own homes. The owners quarters is just a great space my daughter who booked our reservation claimed it upon seeing it and it worked out for the rest of us who didn't have to listen to her music blasting. My 80 year old mother is done with climbing stairs at this point and was very happy with the 2nd ground floor room. All in all I was very happy with the property because of the many bedrooms and individual baths it gave us each our own space like a hotel room would have but we were all still together because it's a house. We weren't able to find any board games in the house this was a disappointment because part of our plan was board games in the evening after a long day of Snowboarding for some and sledding for others. We did end up purchasing a couple due to we didn't bring any with us.We found the property perfect for access to town, the deer farm, sledding, and the Snowbowl was not to far to drive.Bearzona would have been another option however we were just there 3 months ago.We all agreed we would love to stay in this wonderful home again.Even with it's size it still felt warm and welcoming to each of us. Thank You for allowing us to enjoy your home. Penny

Gorgeous home is perfect for group trips!

  • 5 of 5

My family recently stayed here for a reunion. There were 17 of us total (16 adults, 1 toddler) and we were entirely comfortable in this house! It is perfectly laid out and appointed for large groups. The many bedrooms, bathrooms, tvs, and hangout areas mean everyone has some space and you can enjoy each others company without being in each others laps. I really feel like this house was the reason our group vacation was so successful, because we were all able to enjoy ourselves and the location, and sleep and eat well.

The location is fantastic - up on a hill with a great view of Williams, and backing up to the national forest. During our stay, we saw a family of javalinas and even a bobcat (they're small, more like a housecat than a panther). It's an easy drive to all the big sites - we took daytrips to Grand Canyon, Wupatki, Bearizona, Flagstaff and Sedona.

If you're planning a group trip to the area, you can't beat this rental!

Great house!

  • 5 of 5

My family stayed in this home while in town for NAU graduation. The house was perfect for large family. Was so beautiful and so wonderfully laid out. The kitchen is so perfect for large family cooking. The town is close and convenient. We have stayed in many homes as get always and this was by far the best. Highly recommend to everyone. It was great to have a bathroom for each room. We were so greatful! Every room was perfect.
