The Outpost Gulf-front beach house is a quaint, 4 bedroom, 3.5 bath cottage that sleeps 12. This Panama City Beach location is ideal and the beach and Gulf views behind the house are spectacular.

In response to some of the reviews last year, large improvements have been made to the house. We replaced all the floor coverings, painted the entire interior, replaced all the kitchen cabinet doors, replaced much of the furniture, replaced all the bed covers, installed new window shades, and replaced all the exterior doors. Last spring, we replaced the exterior siding and painted the entire exterior. The concerns that some of our guests expressed last year will no longer be an issue. The improvements have made a remarkable difference.

The Outpost has two separate living spaces. The main part of the house sleeps up to 10 and consists of the living room, dining room, kitchen, master bedroom (king) with private bathroom, a guest bedroom with two full beds and a shared bathroom, and a Florida room with two day beds which is ideal for kids. There is also a queen sofa sleeper in the living room. The other two guest bedrooms are separate from the main house but are connected under the same roof (access is through an exterior breezeway). One of these bedrooms has two twin beds and a full private bathroom. It is ideal for the in-laws or older children. The other guest bedroom has a full bed and a half bath which is accessible from the breezeway. *Because these bedrooms are not inside the main part of the house, we do not recommend them for small children.

The living room includes a new flat screen LCD TV (not shown in pictures). The kitchen is fully stocked with everything you need to prepare and serve meals. The dishwasher and refrigerator were recently replaced and the counter tops were recently resurfaced. It is not a gourmet kitchen, but includes all the essential appliances, cookware, and utensils. We have Wi-Fi with unlimited service. There is parking for up to 4 vehicles.

If you are looking for a beach getaway without all the frills, pretense, and expense of a 5 star resort, choose The Outpost and come relax with us!

About Vacation Home Manager

In the early 1970s, our father was the Commanding General of Fort Rucker, Alabama. During that time our parents discovered Panama City Beach and decided to live out their dream of owning a beach house. They purchased The Outpost in 1973 and it has been a part of our lives ever since. Over the years our family has spread out but we have kept the property in the family and regard it as a home base for gatherings. We love to visit and reminisce about the great times we have shared in this home, and on this beautiful beach. We feel like we own a piece of paradise and we invite you to stay with us to experience everything that continues to draw us to the beach. We hope to have you as our guest soon.

Mediocre house with gorgeous views

Beach - 5 stars

House - 1 star.

The best part about this house is the location and private beach front. The house is clean and adequate, but there are small things that could have made a difference. I don't know if it is owner or management that should attend to these, but someone should. First - roaches - BIG ONES. Get them under control. They came to treat while we were there and we still had several instances of roach FREAK OUT. Second - outside grounds need TLC. Trimming and some semblance of landscaping would go a long way. Third - small repairs needed:

1. Big gulf window blind broken

2. Kitchen cabinet door above coffee pot broken

3. Water hose - fix leaking clamp at end and replace nozzle. Would have been nice to spray off things on back porch.

4. Master bedroom water pressure in shower is non-existent

5. Back door is hard to lock and does not have a good seal. Losing a lot of efficiency there.

Suggestions:

1. Add better A/C in sun room (after fixing door).

2. Have couches cleaned or reupholstered with darker fabric.

We've already addressed the description of the room with the full bed "and half bath" which is not connected and disclosed in the details. But I would add that this room is TINY and better suited for storage than a bedroom. We did not use it at all and instead used the sofa bed.

All in all, we had a good vacation because the beach was amazing and spent most of our time on the beach and not in the house which was the whole point.

Owner's Response: Christina, We are glad you had a wonderful time at Outpost, we enjoy the house as well. The beach on the back porch is wonderful. I would love to speak to some of your points because we did not receive a call from you besides the pest issue. 1. We do have monthly pest control for this house. 2. We just cleaned up all the weeds in the unit. The previous time we were out there to weed, the guest turned us away and did not want us to do it. So that is resolved. I apologize, it wasn’t done before your stay, we had plans for it to be done. 3. We will be repairing the broken cabinet; it was damaged right before your arrival. 4. We will look into the water pressure and replace the nozzle. I wasn’t aware of these issues. I will be happy to also look at the back door and fix that as best as possible. 5. We do have the couches cleaned at the beginning and end of the summer. It is difficult to have them cleaned during a stay because they will stay wet for up to 8 hours. We didn’t want to intrude on a guests time. 6. The sun room is noted as not having air conditioning in our listing. It is a sun room and is not insulated enough to be considered a bedroom. We are happy to resolve any issues as quickly as we possibly can. We do ask that you call us with any issues. We did receive a phone call about the pests and had pest control out there in a timely fashion. This house may not be a diamond but it is a ruby! The location is excellent and the price matches the feel of the house.

Great Time

Stayed July 4th week and had a great time, the house is between the piers where the fireworks were being set off and it was amazing to watch. Great location, scooter and golf cart rentals, gelato and the Salty Goat right across the street also surf and souvenir shops near by. The house was spacious and gave everyone plenty of room, and the outside bedrooms were really handy to put 2 teenage girls in one. The house has a large patio and is just a few steps to the beach( the 2 places where we spent 95% of our time). We have a 12 year old son in a wheelchair and he no problems getting around on the property, rented him a beach powerchair and he was able to access the beach just a couple of houses down. Denise and the ladies at VHM where so nice and helpful and I'm looking forward to booking with them again for next year.An employee stopped by when we got there to make sure everything was to our satisfaction and to see if they could do anything else for us. We were very pleased with our stay and the entire staff of The Outpost. Thanks so much, until next year.

We enjoyed our stay and our planning next year ❤️already!💕 The house layout was fantastic for us...👍🏽separate but together under one roof! It was awesome 😍 to walk out the back door onto the beach🏖. It certainly made time with our toddler at the beach ⛱ much more enjoyable!🤗

Very good deal.

My wife, 3 children and 4 grandchildren stayed here for a week and we were very pleased. The unique layout worked out great, allowing privacy and separation when needed. The location right on the sand is ideal and the large back porch and screened in room will really impress you. The many bathrooms and laundry room make things very convenient, and parking space in the back is quite large. Also, the brand new mattress on the sleeper sofa is high quality, memory foam+...I chose that over a regular bed (moved it to the screened in porch to get the full ocean breeze at night) once I saw how nice it was (although all of the beds are very comfortable).

Overall this was a great deal; would love to make this an annual vacation.

Perfect beach house.

The only thing I wish this house had is....can't think of anything! It is just wonderful. Perfect location. We did a couple of big trips to the grocery store at the beginning of our stay (you know, the original big trip, then the second big trip where you buy all the stuff you forgot the first time around) and never got in the car again until the time we left. We brought our bicycles along. PCB is very bike-friendly. And I walked about eight miles every day. This house is about one mile from the county pier, and about two and a half from the city pier.

This was our second time in this house. Last year my elderly parents were with us, and they also loved the place. The only stairs are the ones to the beach. Just three steps I believe. I'm hoping they will be able to join us again next year.

Location,Location,Location

Location was perfect. Right in the middle of PCB. The beach is beautiful & right outside the back door.

The management company was the best we've ever dealt with. Kudos to them.

The house is an older home & kitchen is pretty small. The carport has two of the bedrooms. One with a full bath & 2 twins. The other has a full bed & is pretty small. The 1/2 bath is also in carport & very small.

We stayed there for a month & the house grows on you. It's located on an outer road so very little traffic right outside which was great for our dogs.

The house is probably ⭐️⭐️⭐️⭐️ But the location & the management company make up the difference. We give our month there ⭐️⭐️⭐️⭐️⭐️.

Our property is pet friendly. Dogs (maximum of 2 dogs) must weigh under 40 pounds. There is a non-refundable pet fee of $75 per pet. Dogs are not allowed on the beach. All tenants must abide by local animal regulations.
