6BR/3BA Point Venture

Please come be our guest at this beautiful totally refurbished townhome. This townhome is located in the Texas Hill country and is on Lake Travis. It has a private boat/swimming dock. The dock is only open when the water level at the lake permits. However, we always have boat access to the lake at our beautiful home owners park. The park has a boat launch and is always open. The park has grills, play equipment, basketball, volleyball and is great for water hanging out and swimming. Drive your car down to park with all your needs and hang out and cook and swim. Guest also have access to a swimming pool, tennis courts, fitness center, library, golf course and much more. The area is teaming with deer and has other wildlife. The views are also nice! Water levels of Lake Travis vary so pending level if dock, paddle boat are able to be used. This never stops our fun, we just load up and go to the park. Boat launch is in park, we spend the day there as well as boat from there. Our lake house does not have a typical backyard for play, it is gradual decline into the cove, there are stone steps to use. Our boat dock is meant for docking boats when water level allows, not used for in and out swimming. Swimmers can swim in cove when water allows, NO diving since water level varies.

This unit has six bedrooms, and three bathrooms. The townhome has two king bed, two queen bed, seven single beds, one sofa and two love seats. A master bedroom/full bath with deck on lowest level. On main level there is three bedrooms and two full bathrooms, large dining area, large den, and kitchen. The upper floor has 2 separate rooms, one has 4 twin beds, the other has 3 twin beds and is also the home theater. Other features include large dinning table, flat screen plasma TV with surround sound, WiFI, decks with views, full kitchen with all utensils, washer/dryer, DVD player and all linens and towels. Main deck has gas grill and speakers for music.

The den is very spacious for large group. Families can split the cost and have a great time together without being crowded!! The home theater/bedroom is also very large and comfortable for large groups. The pirate theme room upstairs has 4 twin beds. There are also some books and toys for younger kiddos. Several games available...Beat the Parents, Smart Ass, I am with Stupid, LCR, Checkers, Dominoes, Apples to Apples, Uno, Poker, and Phase 10. Ladder Ball for outside!! Many movies available in the movie album....for all ages. Time Warner cable with all stations available. WiFi for computer and phone use. Golf clubs available for golfing!!!

Why Maggie Machacek chose Point Venture

We have boated in Lake Travis since the 1980's. This area has been one of our favorite lakes in Texas. We started coming to Point Venture when our Cypress neighbors bought a town home several years back. We enjoy Point Venture because there is so much to do for all ages!! We are making our town home a family oriented town home for all ages. Our town home can easily accommodate several families. Plenty of space to spread out.

What makes this townhome unique

The biggest unique benefit to our town home is the size. We have 6 bedrooms. Our town home is in easy walking distance to golf course, swimming area, fitness center, library, and the Gnarly Gar floating restaurant at the marina. We love our lake view from our deck and feeding the deer from there also! There is also double wide , double length driveway. No problem with backing that boat up and leaving it hitched to truck for the next day! Or when water is up-leave boat tied to dock with the paddle boat we provide!! We have added a home theater. Our home is family friendly-lots for kids to be entertained with inside the home. With in Point Venture there is plenty to do!! There are a lot of attractions outside of Point Venture also-Wineries, parks, shopping, water park, zip line, caves, old towns, hiking, bird watching, close to Austin.

This is a great place for a few families to have a good time. Split the cost by 3 or 4 famalies. Kitchen is large easily 2-3 people can be in at once for preparing meals. Bar stools for sitting on the outside of kitchen to enjoy a quick bite or to visit with the cooks. Meals can be enjoyed at the large dining table with a view to the outside front porch or enjoy meals at the table on the deck. Gas grill for the outside cook. Stereo system outside, music can also be on in the inside. Master bedroom down with full bath and french doors to small deck. Three rooms on main level with two full baths. Queen size beds in front two, king size bed in back room with french doors to main deck. Fans and closet space in all four rooms. Pirate themed third floor room with 5 twin beds. Plenty of room for several air mattresses if needed. Large den to accomodate large group. Nautical theme decoration in all rooms.

Dirty, poorly ventilated and not ideal for a winter stay

I write this hoping the owner sees it and can make changes for future visitors.

We arrived December 26 with a 4pm check-in. I was told we could not check in earlier because another family stayed over Christmas and through the morning of December 26. Upon our arrival, we found the home dirty. We found several dead cockroaches, including in the kitchen and bedrooms. Cobwebs were on several light fixtures, including the kitchen and bedrooms and in the corners of the house. The house had obviously not been cleaned well in a long time. We found dusty ceiling fans, too, throughout the rooms. The kitchen knives were dull and practically useless. It made food prep a challenge. Several electrical outlets were not working, including a bedroom wall and one light in the main living room. A couple of lights were out in the house and need to be replaced. One shower on the main floor drained slowly and needs Drano.

One evening while lying in bed, one family member saw a live cockroach crawl up the wall and escape through a crack near the wall and ceiling.

While the home has a dryer and washing machine, it did not include laundry detergent. That's fine but should be communicated so you can purchase in advance. The nearest store is a good 15 minute drive away.

The kitchen hood vents air back into the kitchen instead of outside the home.

The air circulation was very poor. We experienced really warm air upstairs and really cold air downstairs. Windows are not sealed well and the vents in the floor upstairs are broken. They do not close and should be replaced.

We found dead bugs in the lightning in the kitchen. Gross.

The home needs improved check out instructions. Clear cable instructions should be written. It took a day for our family to figure out the cable and most of us are fairly young and technologically savvy.

In the main living room, the floor was filthy under the rug. We found dirty, dusty blinds.

Finally, and to our fault, we drove on average 40 minutes one way for kid friendly excursions. The aquarium, Thinkers, etc. This house might be better for a summer stay since there is a pool and it's near the lake. Due to the water being down, this house is not on the water.

We did leave a day early, partly because of weather concerns but also because we had enough staying at this house.

Hopefully the owner can correct most of these issues and hire a new cleaning company.

Owner's Response: Thank you for your concern and I am sorry the lake house is viewed this way. Concerns have been written before, but never 18 all in one stay!! We have never seen roaches in our place. The cold front that came in December must have had them seeking warmth. Now that we know this could happen with extreme cold weather, we will look at evaluating forms of entrance and sealing entrances off. Extermination is done regularly by the town home association. We usually make a point to visit monthly our lake house, but due to a family emergency did not visit in December. The cold weather must have brought in spiders also to build webs. We do get occasional spider webs due to town home on lake cove. It was discussed with cleaning service to look up and down for cleanliness. We are considering in the future if that cold of weather happens again to cancel reservations, till we can evaluate for critters. The upstairs vents are on the floor so we have replaced those several times and will continue to replace them as they get bent. Slow draining shower, maybe it is time to check to see what problem is now that we know. All electrical outlets work, there is a switch near that controls the power to some. Ceiling fans do get dusty, we clean them each month. The kitchen hood vent is electrical and that is the way it is made, not sure how to fix that for future guest, but has never been a problem for us. There is a wide variety of knives to be used, and a knife sharpener in the kitchen. There is one ceiling fan/light in den that the light is not working due a part being order. This is not the light/fan over the den furniture. When we stay winter or summer we have not had a problem adjusting temperatures in the upper level versus main level. Our teenagers, and adult children have never complained. Check out instructions are placed on the bar. Winter check out are a little more detailed due to the winterizing needed for temperatures below freezing. There have been so many tech pros at our place that each has had their own way of working our cable/radio system that it tends to frequently get messed up after each guest. Usually a phone call my husband can walk guest through the process. We always encourage all guest to call for any questions.

Thanksgiving Escapade!

We really enjoy our stay. The kitchen has plenty of utensils and just everything we need. The beddings are clean, patio is big to accomodate our outdoor party while overlooking the beautiful view of Lake Travis. We highly recommend this place,

Loads of room with great views and local wildlife!

Eight guys and myself spent the weekend here for a reunion get together, and thoroughly enjoyed it! Three stories, tons of sleeping space, spacious deck, three restrooms, lots of privacy when needed, huge dinning table, two fridges, parking for 6 cars in the driveway, and the list goes on. I'd highly recommend staying here again. And, the price wasn't over the top either.

Las Vegas

Great Stay!

We had a group of 15 stay in mid-July (10 adults, 5 kids) and this was the perfect house for all of us. The house was great, it had plenty of space for all of us. We spent most of our time out on the balcony, the view was terrific. Everything we needed was within walking distance or just a short drive. We'd recommend this house to anyone with a large family that needs a nice place to get away.

Amazing family vacation

My family (11 adults & 4 kids) had an amazing vacation at this property! Everything was clean and comfortable. We enjoyed the paddle boat, gnarly gar, swimming pool, and rented out a boat and jet ski from a local marina. We also seen deer!! We were all excited to see the families off deer strolling around the neighborhood. I would highly recommend this place. We have already begun planning our next stay!

A magical place

For over 40 years my family has had a reunion at Poiint Venture. We have rented many different condos over the years, but this condo has been the one we come back to over the last six years. The kitchen is well equipped. The owner continue to make improvements very year. Our grandchildren love the paddle book. When we walked in the condo this summer my oldest grandson said, "This is a magical place."
