**Note: The home will actually sleep 17 or more. However, the WaterColor Homeowners Association has asked us to limit occupancy to 14. Moreover, based on personal experience, I think about 13 (including children) is the ideal maximum number of people anyway if you want a relaxing vacation.

**Only 25% deposit due at time of booking if more than 30 days in advance. Balance due 30 days before arrival.

**If the property is damaged, and the damage exceeds $100, the guest who books the reservation is liable for all amounts above $100.

Vacationing in WaterColor, Florida with a large family or multiple families? If you have five-star tastes, the hotel bill can mount quickly. So why pay for multiple hotel rooms at the Water Color Resort & Inn when you can stay in a luxurious WaterColor home for less than the cost of just one expensive hotel room?

These were the thoughts that ran through our minds as we vacationed in the WaterColor/Seaside area for several years with our small children. But once we discovered that we could rent a large multi-million dollar home in WaterColor with gourmet kitchens, fireplaces, multiple bedrooms, and other luxury amenities, we were hooked. We never booked another hotel room in the WaterColor area again.

Finally, in 2011, we decided to take the plunge and buy the vacation house of our dreams. We live in Louisville, Kentucky, but this truly is our home away from home. And rather than allow a property management company to rent our home to anyone who can afford the rates, we hope to attract guests who will treat our home with the same degree of care and respect that they exercise in their own homes.

Our dream vacation house is located at 36 Spartina Circle, in the heart of the Camp WaterColor district. And when we aren’t staying in our WaterColor dream house, we want you to enjoy it as much as we do. That’s why we’ve decided to rent our home.

Our WaterColor home has 4 full bedrooms and 4 1/2 bathrooms in the “main house” plus a built-in twin day bed adjacent to the upstairs master. But we also have a “carriage house” that works as the perfect solution for in-laws, grandparents or your nanny. The carriage house is a private studio apartment with a queen size bed, full bathroom, kitchenette, washer & dryer, mounted 32 inch flat panel tv, and lounging area.

Three bedrooms in the “main house” are equipped with 32 inch mounted televisions, full bathrooms, and king (2) or queen (1) beds . Each of the three bedrooms comfortably sleeps two adults per room.

The fourth bedroom is a very large “bunk room” with 4 built-in, QUEEN sized beds, each is equipped with its own individually mounted television. (The pictures don’t even come close to capturing how roomy these beds are.) We’ve found that the kids love to stay in the bunk room (which very comfortably sleeps 8 adults or even more kids) with the other kids when we have multiple families vacationing with us.

This beautiful WaterColor home is located in the Camp WaterColor district and is literally a stone’s throw to Camp WaterColor and right across the street from Camp WaterColor’s soccer field and fishing pond. If it takes you longer than 45 seconds to walk to Camp WaterColor, then you’re moving at a relaxed vacation pace. It’s that close.

Camp WaterColor has its owned heated pool, as well as tons of activities for the kids. But if you want to spend your time on Santa Rosa Beach, the WaterColor Beach Club, or WaterColor’s Town Center, you are just a short bike ride away. (And four adult bikes are included in your rental!!) Plus, if you ask someone to point you to the back way to Seaside, you’ll be able to enjoy all that Seaside has to offer as well.

As soon as you walk through the front door of our WaterColor home, you will feel a sense of calm and relaxation as cool undertones of sea blue and green surround you. The living room features beautiful white leather sofas where you can relax while watching the 65 inch HD flat screen television mounted above the fireplace.

Off the living room is a screened in porch (one of four porches) where you will find yourself making smores in the outdoor fireplace or simply enjoying a quiet WaterColor evening. With four porch areas, busy moms or dads can sneak away for private time to check e-mail, surf the internet or even read a book.

The gourmet kitchen, with its soaring ceiling, is a chef’s delight. Top-of-the-line stainless steel appliances, gas stove-top and stand alone icemaker finish out the kitchen. Adjacent to the kitchen and the dining area is a 1/2 bath, a laundry room with full washer and dryer, and a large closet for storing extra luggage.

Our WaterColor home features plenty of bedrooms to accommodate large groups. The first of two master bedrooms is located on the first floor. It features a king bed and mounted 32 inch flat screen television. It has a private bath with dual top vanity and beautiful and a spacious stand-up shower with multiple shower heads and a custom stone floor that naturally massages tired feet.

Also located on the first floor is a guest bedroom with a queen size bed, its own attached handicap accessible shower and a 32 inch mounted flat screen television.

Upstairs you will find the second master suite that features a king bed, 32 inch mounted flat screen television, private bath with tub and shower, and its own private screened in porch. Just outside the second floor master is a built-in day bed, perfect for a single adult or a child.

The second floor bunk room has four QUEEN beds (three of which have individually mounted televisions), large closet, in-room sink for nightly freshening and a full bath across the hall. Without a doubt, this room comfortably sleeps 8 adults –and even more children.

Another screened in porch with a ping-pong table and a home office with desk and wireless printer round out the second floor.

A spiral staircase leads to a soaring third floor “tower room” that is perfect for evening sunsets or for a kids tv and gaming headquarters. Not many WaterColor homes have the third floor tower feature, but it is one of our favorite places to hang out with the kids. And if you’re really trying to find places for guests to sleep, the tower room has two built-in padded sitting areas that double as futon-like beds.

Finally, the carriage house or nanny quarters has a private entrance, queen bed, full bathroom, kitchenette, breakfast nook, lounging area with a futon and a washer and dryer.

To summarize the available sleeping arrangements:

1st floor master: 2

1st floor guestroom: 2

2nd floor master: 2

2nd floor bunk room: 8

2nd floor day bed: 1

Carriage house: 2, plus potentially another on a futon

Tower room: 2 (although, in all fairness, I personally don’t think I would sleep there!)

Therefore, the house can sleep 17 guests comfortably, plus 2 more uncomfortably. But, in my experience, the optimal number rests around 13 guests.

My name is Larry Jones and I live in Louisville, Kentucky, where I am the founding member of an 11 attorney law firm. I married my law school sweetheart, Allison, who now serves as a Kentucky Court of Appeals Judge.

After vacationing in the area with our small children for several years, we decided to buy our dream home in WaterColor.

We tried using a property management company for the first year, but it just didn't work out. Sure, the property management company rented it out for about 22 weeks in 2012, but we just weren't happy with the way the company treated us or our guests.

So we've decided to rent the house fewer weeks this year and select good quality guests who will not abuse the property.

With keyless entry codes, we can assign your unique code for your stay from the comfort of our own home in Kentucky. Nonetheless, we have a local manager who will be available in case of some unforeseen emergency.

Why Larry Jones chose Watercolor

The 30A area is such a special place for us. I can remember the first time I drove in to the WaterColor neighborhood. We came over the bridge by Western Lake and saw the sun glistening off both the ocean and the lake water. The beautiful white sand dunes are truly a work of nature. To this day, I still treasure that view as we visit our WaterColor home.

But beyond the initial view, I remember immediately noticing the pristine, finely manicured green grass at the WaterColor entrance. Adults and kids alike on bicycles everywhere! I felt like I was transformed back to what I envisioned the 1950's were like. Everyone seemed just so happy and relaxed. And that's how I feel every time we visit our vacation home.

What makes this house unique

The location of this property is superb. We are at the very beginning of Phase II. When we were renters, we once stayed in a property right near Town Center. But the Phase 1 houses just aren't as big, aren't as nice, and are overpriced.

After staying in Phase 1 for one season, we discovered the Camp WaterColor District. We were in love with it. You're still just minutes away from the beach and Town Center by bicycle. But you're closer to a pool than if you stay in Town Center. And you're closer to the Publix Grocery store. And you're actually much, much closer to Seaside if you ask someone to show you the 'cut-through' that is right off of Western Lake Drive.

So when it came time to buy, we chose the Camp District, but on the side closest to the beach and Town Center. We are right across the street from the Camp's lake, park, and soccer fields. And the pool is probably 45 seconds away on foot. I really don't think there is a better location. But perhaps I'm biased. :)

Fine place for an extended family get-together.

A very nice house. Room to park 3 cars. We had 4 boys, 2 girls, 4 parents, and 2 grandparents, and each had a comfortable sleeping arrangement. The house is on a quiet street just a short 5 minute walk from the pool, the basketball court, and the tennis courts. Publix (groceries) is just around the corner, almost. It worked out really well for my crew. The only down side is the distance to the beach. About 15-20 minute walk. Makes it a little difficult with all the stuff everybody wants to take to the shore line. None of the kids were old enough to drive.

The property and resort amenities were great for our large family (7 adults, 7 kids) vacation.

The watercolor resort is amazing for families of all sizes and all ages. There is something for everyone and this particular house was very well located. It is a short bike ride or drive to the beach and quick walk to one of the heated pools, playground, camp watercolor and large field.

The house is very nicely appointed with pretty much everything we needed. Lots of common area space to spend time with loved ones but also enough nooks where one can find some private quiet time as well.

As an owner, Larry is VERY responsive and helpful. He's a great owner who takes good care of the property and its renters.

We would definitely go back to this house again.

Great Vacation for extended family

We loved this home and would definitely stay there again! We loved the decorating and design and location. There was plenty of room for all and we enjoyed cooking and eating dinners at home most nights.The kids enjoyed the bunk room and tower room and would ride bikes all around the towns. Washer and dryer were perfectly located and very useful. Grandparents liked staying in the garage apt and the house never felt crowded even with 13 people there. Very wonderful all around!

Large house great for a large group

House was great and had plenty of room for our group. Beds were very comfortable and the location close to Camp Watercolor was great as well. The only reasons for not giving it 5 stars were the kitchen and living room layout weren't as good as some other houses we've stayed in within Watercolor, but that's nitpicking. We would definitely rent this house again.
