Broker reserves the right to observe who is coming and going from property. If the occupancy levels exceed what is allowed by law, we will require the guest to remedy the situation immediately or risk cancelation of this rental agreement and vacate the premises. NOISE: Guest understands there are strict laws regarding noise from short term rental properties and laws vary per city. Any outdoor music is to be kept at the levels permitted by local authorities. It is the responsibility of the guest to understand local laws which are posted prominently on each cities website. Absolutely no music is permitted outdoors after 10pm and in some cities is not permitted at all.

CHECK-IN: Check in time is after 4:00 PM and check out is before 10:00 AM. An early check-in or late check-out is available for a fee.

RESERVATION, REFUND + CANCELATION POLICY: A minimum $500 deposit is required on all reservations to secure your dates. A $250 fee will be assessed for cancelations prior to 90 days of arrival. Hold deposit is non-refundable after 90 days. The balance is due in full 45 days prior to arrival. If guest fails to pay balance within 45 days of arrival, Modern Real Estate Shop reserves the right to release your reservation dates and cancel your reservation. Reservations canceled less than 45 days prior to scheduled arrival will forfeit all rent monies unless reservation manager is successful in re-renting the property for all or part of the scheduled stay. If reservation manager is successful in a full or partial re-rent, the re-rent proceeds will be refunded to the cancelling guest less 25% cancelation fee to cover advertising, marketing and admin fees associated with the cancelation.

DAMAGE DEPOSIT: Modern has partnered with CSA Travel Insurance to offer all guests $1500 worth of accidental damage protection for just $35. This eliminates any need for a cash deposit and allows any "roll over" from previous reservations to go directly to the total cost of the reservation. The guest is 100% responsible for ensuring the property remains in the same condition it was in prior to their arrival.

KEYS/REMOTES: Guest will be given keys and garage remotes to the property. Under no circumstances are keys to be duplicated without the written consent of the Broker. Keys are to remain in the possession of the registered guest only. In the event keys are lost, a $25 per key charge will be assessed to damage deposit. In the event of a lockout, a $150 charge will be assessed.

Manager's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
