This 5000 square foot, completely renovated home has everything you could possibly want for a large family gathering. Six (6) bedrooms sleep 12 with 5 bathrooms. Four Bedrooms are in the main house with the other 2 bedrooms in two large detached casitas. With all that privacy, you have the perfect house for a multi-generational family holiday. All five King beds, the Queen bed and the Queen sleeper sofa are fitted with pillow-top mattresses and luxury Trina Turk linens. You have a large flat screen television and HD box in every bedroom as well as the Family Room, Living Room, and exercise room (9 TVs in total)! With a gorgeous pool, hot-tub, Tournament-quality pool table, outdoor ping-pong, foosball, x-box, and club-quality exercise equipment, there is always something to keep you and your guests entertained. You will never hear 'we're bored' from your children at Twin Palms.
The huge south-facing backyard has a 30x15 foot heated salt-water pool and spa/hot-tub. We provide 12 cushioned loungers and 4 pool floats so that there is room for everybody around the pool. With 4 stainless steel commercial grade shade umbrellas and California misters around the pool, the backyard is completely enjoyable for everybody even in the hottest heat of the summer! The California misters cool the temperature by 20 degrees! Just imagine yourself relaxing in the sun around the pool, and taking in the mountain views while listening to your favorite music on the Sonos sound system. Don't forget your ipod - just plug it in and have your playlist piped throughout both the house and the backyard. We just installed a gorgeous Restoration Hardware natural gas firepit with plenty of deep-seating for taking in the mountain views or staring up at the stars!
The large Weber stainless grill and fully stocked kitchen makes it easy to have a wonderful family meal. You can dine in the outdoor dining courtyard under the stars with beautiful amber lighting, lush plantings and music from our 5-zone Sonos sound system. All of these amenities make Twin Palms the perfect home for an extended family get-away.
In the winter, you can enjoy a glass of fresh-squeezed orange juice every morning directly from our delicious Citrus Grove! If you're visiting in the early spring, the beautiful fragrance of the orange blossoms from our citrus grove or the sweet smell of Sweet Acacia alone is worth the trip! The Citrus grove is situated close to the outdoor dining area so that you can enjoy the fragrance for hours over dinner in the heated dining courtyard.
RESERVATIONS & PAYMENT
We accept reservations through VRBO on-line. In order to reserve, we require 50% of the total cost of the reservation along with receipt of a completed and signed rental agreement. We are not able to hold any reservations pending receipt of funds or the contract as our properties book up very rapidly. Please be advised that VRBO processes payments through Europe and as a result, your credit card provider may charge you an international transaction fee.
Please be advised that our Palm Desert Vacation Rentals book up rapidly and are most often booked with a guest checking out in the morning and another guest checking in that evening. Our properties take approximately 5 hours to clean, and to wash, dry iron and replace all the linens and towels. Therefore, our check in time is 5:00 pm and our check-out time is 11:00 am. We are rarely able to offer an earlier check-in time or a later check-out time due to the cleaning requirements. Therefore, if you wish to check-in prior to 5pm on the day of your arrival, the only way to do so is to book the property for the prior night (assuming the property is available on that day) and then you can check in at any time after 5pm the day prior to your arrival. Likewise, if you wish to check-out after 11am, the only way to do so is to book the property for the next day as well (assuming it's available) and then you can check-out at your leisure prior to 11am the following day.
It is our priority to make your stay at our home as peaceful and enjoyable as possible. The Twin Palms Estate is located in a residential neighborhood where it is important to respect our neighbors. No outside noise is permitted after 10pm. No parking on the street. No events or parties are permitted. No additional persons permitted other than those listed in rental contract unless specifically authorized in writing by the owners. $1000-$5000 fines will be levied by the City for breaches of any by-laws. All fines plus an administration fee of $500/fine as well as any extra charges incurred will be deducted from the Damage Protection Deposit before any refund is issued. Twin Palms is subject to the Palm Desert Short Term Rental Rules. Please be advised that parties and excessive noise are strictly prohibited at Twin Palms El Paseo Estate. We expect our renters to treat the property and the neighbors with the utmost respect. Short-Term Rental Licence #33112.
Our Cancellation Policy is in essence as follows: if a guest cancels, we will refund up to 90% of the amount paid to date if we secure a replacement reservation. Given our high occupancy rates, we have provided significant refunds to the few guests who have had to cancel. Guests can also purchase separate cancellation insurance through VRBO directly. Great house but weird host
We arrived at Twin Palms on Thursday but were not able to enjoy the pool or Jacuzzi until Friday mid-day, it was very dirty. since our stay involved Coachella weekend the only actual day to relax was Thursday unfortunately. On the other hand the management to book the property was professional and responsive, I have dealt with booking other homes in previous years in Indio and it was a good experience. We met our host Joe Karas on our arrival date. He was 30 minutes late to our arrival time, which is not a big deal just thought I would mention since we had to wait outside after a long trip to arrive at the property. The main bad experience we had was that he showed up that Saturday morning unannounced and demanded to check the house inside, he went room by room while half the house was asleep including my room while I laid with my girlfriend in bed. I did not appreciate the treatment. He could have at least called me as we had spoken about on our arrival. He did apologize when we were leaving regarding the incident but it definitely left a sour taste in the group.
Regarding the late arrival of our property manager, unfortunately, for the Coachella weekends, everybody is arriving at the same time and our property manager does his best to greet guests quickly, but from time to time, he can get detained at another house and therefore run behind. We apologized to this guest already for his tardiness. Regarding the state of the pool, there was a big storm on Thursday night that affected all the pools in the desert. All pool maintenance crews were over-loaded. We contacted our pool maintenance crews to clean our pools as soon as they could. They arrived as soon as possible given the high demand for their services. They cleaned the pool on Friday early afternoon. We clean our pools twice per week. Regarding our property manager's inspection, increased vigilance over the Coachella weekends iss required due to all the new short-term rental rules in the desert cities. We warned all guests that the City would be strictly enforcing the by-laws during Coachella. The most common rule violations during Coachella is for guests to cram 20-30 persons into a house that is rented for 10-12 persons. During Coachella #1, our property manager had to evict a group who were supposed to be 6, but who had 20 (in a different house). Fines for over-occupancy range from $1000-$5000 and can lead to the loss of rental permit for us. We are not prepared to risk the loss of our rental permit. For these reasons, our property manager was responsible to ensure that all rental rules were followed; we told all the guests this in advance and in writing; they all signed a special addendum to their rental contract. Conducting inspections of the interior of the rental properties is necessary to ensure compliance with occupancy limits. Our property manager is a very kind and gentle person; we know that he conducted his inspections with as little disruption as possible and that one of the guests toured him through the house at a reasonable hour. Unfortunately, the few bad apple Coachella guests have made renting during Coachella stressful for everybody in the desert. We took the least intrusive steps possible to ensure compliance with the Rental Rules so that no fines were issued. We cannot tell in advance who is going to breach the rules. Spot inspections are necessary during Coachella to ensure we do not lose our rental permit. If renters are coming during Coachella, they have to expect heightened inspections by property management.
A private resort in a great location!
Twin Palms was exactly like the pictures. We had a few minor issues with the property, but all were addressed quickly by the property manager. Our group of 9 people enjoyed all of the amenities of the house (heated saltwater pool and Jacuzzi, pool table, big-screen TVs, sound system, outdoor dining area), and there was plenty of space for everyone. Ideally located between the Palm Springs Airport and Indian Wells Tennis Garden. Close to many local "tourist attractions" and lots of great shops and restaurants. Art lovers should def. make a trip to the Palm Springs Art Museum!
Perfect for families!
My husband and I stayed in Twin Palms with our extended family- 3 adult kids with their spouses and 5 grandsons, one to 6 yo- in mid February, for 10 days. The layout of this house was perfect for us. We have rented at least a dozen houses thru VRBO and this house worked out the best for us. The outside of the house is lovely- beautiful plantings, a nice grassy area outside the sliders for the kids to play and the pool/spa was warm and clean. The inside was very clean and inviting. As a grandma I am always looking for potential hazards, this house had very few art pieces we needed to move. We just rearranged a few chairs in front room to block some shelving. There is some glass shelving in bar area but because it was behind the counter the grandkids never bothered them. This is absolutely the first house we have rented that had plenty of storage space in pantry for all of our food... we were even told we could move things around if we needed more space! So nice to have the food off the counters and behind closed doors. The bathrooms were well stocked and very clean. The bedrooms were comfortable and clean. One drawback with small children is the master bedroom is open to the exercise area and has a small step down into sleeping area but it seemed the kids picked up on that faster than the adults! The large casita worked well for our largest family and the small casita was great for those without kids because even though it is next to pool it is very quiet. The only complaints we heard was that the mattress in small casita needs to be updated and rug in great room needs cleaning. The house is older and has had a lot of use but we found it wonderful. I am pretty much a clean freak and I felt totally comfortable here. We will be back!!
Fantastic Girls Weekend
Such a fabulous house for a large group of women celebrating their 50th birthdays in style! The house is stylishly decorated and they have everything you could ask for - weight room, infinite plastic glasses, floaties for the pool, a huge firepit and enough loungers for everyone. Too bad it was too cold to enjoy the outdoor dining area, but we truly can't wait to come back!
What a fantastic place. So spacious, quiet and comfortable
The house is amazing. 6 bedrooms that fit our 12 cycling ladies beautifully. So comfortable and lots of space for everyone to relax and unwind either together on their own. Great location too. So close to shopping and fantastic restaurants. Highly recommend staying here, so much so that we’ll be back next year.

Additional information about rental rates
Terms include acceptance of our Rental Contract. The Guest shall return the completed and signed rental contract to the Homeowner within 7 days of making a reservation. We require provision of government-issued ID from each member of rental party. Minimum age for all renters is 28 years unless children are travelling with parents or grandparents.Rates include $50/night utility fee. Additional fee of $25/person/night for more than 10 persons. Cleaning fee is based on use of one set of linens per bed. If additional linens are used, or if a linen change is made, an additional charge of $75/bed will apply. Excessive use of towels will also incur additional cleaning charges $5/towel. "Flat fee" includes rental fee + pool heating/utility fee, but does not include cleaning fee, damage insurance or taxes. Higher rates apply for special events and holidays. Special additional terms and contract required for Coachella and the Stagecoach Music Festival including a $2500 refundable damage deposit. A Coachella/Stagecoach rental contract must be signed before renting during these festivals. Over-seeding discount applies for 2 weeks each fall when the grass is scalped and seeded with winter grass. Guests are not permitted to walk on the grass areas during the over-seeding; grass appears brown for the first 5 days of over-seeding. $500 US plus tax for each umbrella broken. $500 administration fee/noise complaint or fine will be charged. Parking violations, and any citations, fines/fees and additional charges will be deducted from refundable damage protection deposit. If paying by credit card, authorize payment to "Homeaway", a UK-based parent company. No occupancy tax is payable for stays over 27 nights. Discounts may apply for stays of 27 nights or longer; inquire with the owners. All fees, taxes and rules are subject to change at any time, even after booking, to comply with legislation, regulations, by-laws and ordinances that may affect this property.
