Our condo – Tidewater 1412– is intentionally outfitted in Beach motif as a second home to discerning couples and small families. Tidewater management has strict policies that uphold the upscale and relaxing nature of the resort, the HOA requires a $25 registration Fee plus tax, upon arrival. No rentals to anyone under the age of 25.
In addition to a spectacular unobstructed Gulf-front view from the living room and master bedroom, as well as a 30 foot covered balcony, this 1 bedroom, 2 bath unit sleeps five and has been decorated and furnished in a Beach style. That includes plush bedding, flat screen television and fully furnished kitchen. It is located in the western end of Panama City Beach and is very conveniently located, including being within walking distance of the Pier Park mega shopping/entertainment complex.
The new NORTHWEST FLORIDA-PANAMA CITY INTERNATIONAL AIRPORT is open and serving the area.
We prefer weekly or monthly guest bookings. Our condo is furnished as second home, including premium furnishings and full kitchen appliances and cookware. We are right for couples and small families desiring a comfortable extended getaway. Our condo and the on-site amenities are simply more than a hotel room.
We require higher housekeeping standards (we employ our own housekeeper) and have purposely put the value in weekly (and monthly) stays for better booking and scheduling continuity. For those reasons, the shorter-term stays are not conducive except during certain periods of the year. Even then, a 3-night minimum is required.
We have learned this delivers a much better overall experience for our guests.
Rates are quoted plus State of Florida taxes (12.62%), cleaning fee and resort registration fee.

For your information, the rental policy for the entire Tidewater Resort is as follows:
Renters must be 25 years of age minimal in order to rent Condos at this Resort. Further, one 25 years old renter must be actually living in the unit for every three guests occupying the condo. In addition a 50% visitor rule has been adopted. Guests renting a one bedroom unit are only authorized a maximum of 3 visitors at any one time.
Any renters violating these rules will be automatically evicted. These rules will be enforced very strongly, especially during Spring Break

Vacationing at the beach has been a highlight of just about every year since we got married, so owning a vacation home on the beach. We choose Panama City Beach and this particular condo because of the beautiful white sand beach, the brilliant emerald-green waters, and the large balcony and floor-to-ceiling windows that allow us to view the ocean from the living area and the master bedroom. The fresh seafood is fabulous - both for eating out or taking advantage of the area seafood markets to cook in and enjoy a quiet dinner watching the sunset!
We enjoy relaxing on the beach with a good book, an occasional dip in the ocean and a leisurely walk on the beach - especially at sunset! With the large balcony, spacious layout, and fully-equipped kitchen we can relax and enjoy the sounds & sights of the ocean - even if one of those late afternoon rain showers pop up. Pier Park, the new beach-side shopping & dining community is just a half a mile away is a great way to spend an evening window-shopping, dining, or enjoying desert and music. There really is a lot to do, but most of all, we enjoy the relaxation and slowed-down pace of beach life.
Me and 3 siblings spent the week here for some relaxation and boy did we get that accomplished. Amazing balconies off the living room And master bedroom. We opened all the curtains and we had oceans views from almost anywhere in the condo. We sneaked down early when the huge pools opened and got our shady spot on several occasions. We were surprised to see so much marine life from the balcony. Schools of fish, a manatee, an manta ray, many dolphins and schools of fish, and even one small shark. We took a short 1/2 mile walk on the beach to the Pier a couple mornings with not many people on the beach at that time of morning! So many amenities here! Thanks to the owners for making this condo so clean and inviting and having so much information in your "book" on restaurants and other helpful information.
The only complaint I have are the elevators. They take forever. The property is beautiful. James, the condo owner was great! Would definitely come back. Thank you
Great condo for a family. We enjoyed the double doors to the balcony. Very roomy for a family. Thank you James for a perfect vacation with the ease of a perfect room to relax. We will be booking again soon.
We are a family of 4. 2 kids, ages 4 and 10. We travel every summer for vacation. Normally we travel to panama city beach. We have stayed at numerous places but this exact condo is by far the best. This is actually our second stay in 1412 and would only stay here for now on. The king size bed is extremely comfortable. My husband says he sleeps better here than he does at home. We love that the bunk room has a door and it's own bathroom. That is a plus when traveling with kids. This room is more like a 2 bedroom for the 1 bedroom price. The master bedroom has a beach view and balcony entrance. This is a plus for a 1 bedroom at tidewater that not all 1 bedrooms have. During our stay we also had two other friends and their family stay at tidewater in a 1 bedroom. Their master bedroom did not have a beach view, they had windows to the hallways and hated it. They also did not have the amazing bunk room we had. They each just had a twin bed in the hall. 1412 is by far the best layout for a 1 bedroom at tidewater. The security in the parking garage was top notch. Numerous gaurds walking around and patrolling. Lastly, the owner James, has been nothing but amazing to deal with. Very friendly and helpful. I have to say he treats his returning vacationers great. We look forward to working with him on all our future vacations to panama city beach.

Everything we needed and more was provided at this gulf front beautiful condo at a well-cared for resort!
Highlights include ocean views and sounds along the patio across the length of the apt, fully stocked kitchen and bathrooms leaving nothing missing, close to the elevators, parking, well-equipped gym, game rooms, 3 indoor and outdoor pools, sauna, 4 hot tubs, beach service, restaurants and shopping within walking distance, close to Pier Park and other attractions, and a very clean, maintained building. Cable TV, dependable wi-fi, land-line phone, local guide to the area with menus and all FAQs answered, comfy beds, 2 full-size roomy bathrooms, laundry.... Nothing to pack but clothes and swimsuits! James and Bobbie have you covered!
The pictures do not do justice Better and best expectations. My husband and I have been going to Panama City Beach every year for 15 yrs. This was the best place and dealing with Mr. James was a delight. the condo was very clean beautiful views and everything we needed. Will be booking for next year immediately.
