This is a "Victorian Home in the Queen Anne style", fully renovated with all the comforts of home. Located 1/2 block off the town square, our guests enjoy the best of (1) Location, (2) Comfort and (3) Character. From the moment one enters the front door, you will appreciate the finely appointed interior finish, furnishings and decor. Lodging rooms are comfortable; there are several seating areas, complemented by comfortable outdoor furniture.

We have four beautiful bedrooms, three sitting rooms and two courtyards!

A visit to the Inn is a delightful experience. This beautiful Victorian Home contains a spacious, beautifully appointed 4,950 square feet, sure to create that special experience while visiting in Middle Tennessee. Have a special occasion? The Inn was built as a private residence in 1892. The house has been extensively renovated. Numerous antiques complement modern furnishings and décor, reminiscent of comfortable living at the turn of the twentieth century.

You will visit the shops on Main Street, the Franklin Theater, and shops filled with gorgeous antiques You are within a short driving distance to historic sites and much more.

Three Queen Suites are located upstairs with two sitting rooms, equipped with a 55” high definition television with DVD player, sofas and comfortable chairs for relaxation. The Inn is ideal for your wedding or other group event and is perfect for a get away retreat,both for personal relaxation and for professional development and presents a perfect setting for a music, spiritual or professional retreat.

Why Bud Carman chose Tennessee

We fell in love with this property on the first visit. We learned the house was constructed in 1892 as 'a Victorian Home in the Queen Anne Style'. The house is absolutely beautiful and we have enjoyed decorating it so much. We are located in Franklin's Historic District and in addition to lodging, host weddings, bridal luncheons, afternoon teas and countless birthday and anniversary parties. The house was constructed as a residence in 1892. Why this property? We just loved it and still do! That's why. Although we live a few minutes away, hanging out here is fun and the large screen tv's provide a favorite get away spot for the sports lovers in our family. In January 2002 when I learned this property was on the market, my first thought was how nice it would be to own a Victorian home in Franklin's historic district, and that thought has become even nicer over the years.

What makes this house unique

The queen suites are upstairs, away from the entry level area, assuring an abundance of privacy.

Our king suite has its own separate entrance.

Three day getaway

We found this bed and breakfast late in the day after our other accommodations unexpectedly fell through. It looked closed, but we made a phone call and the owner, Bud, arrived in minutes to show us the Inn. He was very sympathetic regarding our situation and later and took it upon himself to see it resolved. Breakfast was served at 8:00 the next morning and we were greeted downstairs by Bud and his wife, Barbara. They were very gracious hosts, as sweet as could be and made us feel like family in their own home. Breakfast was delicious every morning and served on antique fine china. Our room was very spacious and comfortable. Bud and Barbara definitely took our desperate situation and made it into a vacation that we won't forget. It didn't take long to feel relaxed again! The Inn is right off the square and we were able to walk to many things nearby. This is a place that felt like home and we will definitely stay here again the next time we visit the Franklin/Nashville area.

Be careful here....

Made our reservation for 10/26-7 as Bday gift for my wife based on photos and reviews written here. We must have stayed at a different place than what prior reviews have said. BIG disappointment. If you are looking for a warm, inviting B&B with a good home cooked breakfast, personal interaction with the innkeeper, nice décor, warm welcome, maybe a little wine & cheese in the P.M., look elsewhere. The innkeeper is never there unless there is a problem. You find out how to get in (behind the house), how to lock doors, etc. from an envelope left in mailbox, which you have to figure out on your own or call owner. The breakfast is a voucher for $10/person to local , loud restaurant. The food was ok, but not the home cooked meal you are used to getting in a B&B. You cannot have a full breakfast with coffee (2.75/cup) and juice for the $10. With tip we were out $15/day. The bedrooms are very nice (beds gteat) and done in period furniture. They are clean. But that's it. Downstairs is cold and uninviting, with little place to sit and enjoy the house. The Inn is an event center for weddings, parties, etc., not a B&B. You prepare your own coffee(no Tea) from a single serve coffee maker in sitting room (no saucers provided for cups). I never saw a staff person to know if they are as friendly as other people seem to think. It is clear the Inn is for events with rooms rented on the side when nothing else is going on. Be very careful when planning a B&B trip to this Inn.

Owner's Response: Perspectives change as time changes. The location of the complimentary breakfast, 1/2 block from the Inn, at the local hangout where home folk, notables and guests from the Inn mingle and have fun can be perceived as noisy and loud because fun can be noisy and loud or the setting can be perceived as friends enjoying the beginning of the day with cheerful banter. A comfortable bedroom with a private bath and unlimited coffee pods but without tea pods can be perceived as insufficient. Unlimited tea pods are also furnished in an effort to please the most discriminating taste. Other perspectives can be affected by the passage of time in our lives. It is possible that a comfortable bedroom, beautifully appointed sitting room with a large screen television, unlimited coffee, complimentary breakfast 1/2 block from the Inn at the local hangout, all 1/2 block from Main Street, opportunities for shopping and antiquing close by, complemented by a comfortable bed with a private tiled bath, all of this can create a perspective of a nice experience where one can take away great memories of sleeping in a comfortable bed during a visit to a quaint southern town, where one leaves with an overall feel good experience. It can happen. It has happened many times. But, perspectives change with the passage of time and the passage of time in our lives can affect perspectives., which is understandable. The Innkeeper will be happy to work with the traveler for a full refund of the payment because the perspective of every traveler is important, regardless.

Bachelorette Weekend

There was a bit of a mix up with this property but the owners were quick to take care of it and make it right for our stay. They could not have been more helpful. The property is beautiful with a spacious layout and great amenities. It's location made it easy to see everything Nashville has to offer. Would definitely recommend this property to anyone as well as come back for a second stay ourselves.

Wonderful stay!

Our stay could not have been nicer. Very hospitable management, good food and coffee available in snack area as well as with breakfast. Did not move my car from the driveway during stay. Walked to beautiful downtown Franklin for shopping and dining. Highly recommend for a unique change and so much better than a hotel stay.😊

Wedding weekend

We stayed at Lilli Bells with several of our guest who traveled into town for our wedding. The house is beautiful and we were certainly comfortable with the exception of the water. No one was able to take a hot shower and the last thing I wanted before slipping into my wedding gown was the icy shower I got. I was also disappointed with the owners respose. Giving me lots of directions and complaining g that it would be hard to get someone there on a Saturday.

Owner's Response: Oh my So sorry! On the wedding day, no less. My standard procedure is to check everything, including hot water before a guest arrives. I had a call that there was no hot water in one room but the guest made a suggestion she could borrow a shower from another guest room, it being all in the family and I thought all was ok. Our showers have been working well and I check them often. The home was built in 1892 but our water heaters are not that old. I did mention I might have difficulty getting a plummer there on the weekend but did not mean to complain -- sorry it came across that way.. I checked the hot water in the referenced unit after the guest left, letting the water run and it was still hot enough after 5 minutes. there may have been a recovery issue -- not sure. I will have a thorough review of each water heater for each room. I do not want this issue to arise again and will go the extra mile to take corrective action. Also I will email the guest and attempt to make this right. Nothing should be cold on one's wedding day, that's for sure.

The cherry on top of our vacation!

This house was beautiful! We had plenty of space to spread out. We loved each having our own bathroom in our rooms. The staff was flexible and extremely friendly. Everyone was very helpful and made our time there especially comfortable. This home feels historic - we felt like we were staying in a museum - but not in a bad way! I could have spent hours just looking around at all the details. The kitchen was huge and had everything we needed, plus everything we didn't. We had an amazing time and would highly recommend this stay to everyone!
