For 2016 we are fully booked April to October. Still 3 weeks of October available a great month for leafy walks, Autumn mists, an amble round to the pub, sitting in front of a log fire and exploring the Cotswolds at a quieter time of year.

Ilmington lies on the borders of Warwickshire and Gloucestershire and Less than 15 miles from from both the counties of Oxfordshire and Worcestershire. I describe it as a 'hidden' village as it is away from the hotspots of tourism (7 miles from Stratford upon Avon) and not on the main roads. It is four miles from pretty (but busy, in summer!) Chipping Campden. Lovely places to visit, all within easy reach, without living at the centre of the hustle and bustle.

Drive into a completely private courtyard and find the delightful Sansome House Cottage - a conversion of a 1760's farm building into a charming vacation cottage with all modern amenities. This honey coloured stone cottage lies opposite the main former farmhouse, in summer, with tumbling flowers at the door. The interior style is small English country house - Persian rugs lie on wooden floors downstairs, antique furniture sits happily with modern pieces and the whole place oozes comfort and peace. You will be surprised at how roomy it is inside..a large rustic-style kitchen is so well-equipped that we doubt you will be asking for more (but you are welcome to borrow if we have missed something out!). This is also the eating area, with a big farmhouse table and chairs, although there is a small table in the hall that could be used for formal dining if you prefer. Doors from the kitchen lead to a small completely enclosed garden with garden furniture for sunny days and a BBQ. The downstairs cloakroom/bathroom has a loo, basin and shower cabinet.

The sitting room boasts plenty of comfortable seating (2 sofas and armchair) grouped around an open log fireplace and has a 40' HDTV with all the normal digital channels (not Sky). There are DVDs and CDs and a large collection of books available for your stay. There is a music system playable through Bluetooth. Up quite a steep staircase (not suitable for small children or people with balance difficulties) is the landing, off which are two bedrooms and a bathroom. The bath is large and has grip handles.

The main bedroom (with TV) and dressing room off, is spacious, with a King ('Superking' in England) bed which is made up as Austrian Twins (two mattresses on the same frame) with separate downy duvets so it suits close friends as well as couples. (Also no nocturnal duvet snatching possible!). There is a small sofa, two chests of drawers and hanging space. There is an extra hand basin in the dressing room. The second bedroom has two single beds, chest of drawers and hanging space. All beds have cosy down and feather duvets and pillows, pure white cotton sheets and very comfortable (so I have been told many times!) mattresses.

There is free access to WiFi and the first basket of logs is complimentary. In addition I provide starter supplies of all the basic household items and staples, such as loo paper, soap, foil, cling film, tea, coffee, herbs and much more.. to save you having to shop for essentials straight away. Candles and a complimentary bottle of wine is waiting for your dinner. There is a community shop situated in the old Catholic Church on the Upper Green so you can buy all the basic supplies you need from there. There is a cafe attached so you can wander round there for breakfast, coffee time, tea time etc... With that and the two excellent pubs, you need never leave the village for food!

Basically, the cottage is all set up as a home from home from the off so you can walk through the door and feel you are not missing anything (except maybe your dog and family....) and can feel completely comfortable in YOUR Cotswold cottage for the duration of your stay. Children over five are welcome but the cottage is unsuitable for those under five. There is a good village playground about 5 minutes walk away. Walks/hikes can be taken from your doorstep.

We live in the main house on the other side of the courtyard (a lawn and cherry tree between us!) and are nearly always on hand to give help and advice if required but of course leave you to enjoy your holiday without intrusion. The cottage is well stocked with leaflets and suggestions of places to visit which I keep current, as well as walking, driving and cycling maps.

From April to October there is a minimum booking period of a week and a Saturday changeover unless I have gaps created by people staying longer or cancellations ( insurance against this strongly advised!). There is a maximum occupancy of 4 and children over five are welcome.

Please google to find reviews of Sansome House Cottage! People have to jump through hoops to leave reviews here so I am reluctant to ask them but several have kindly done it. The calendar is kept up to date so please check there before enquiring for a particular period. I am always on email! The automated quote may not be accurate.

At short break times of year I may be doing a special offer, like buy 3 get 4th half price and the system can't cope with that so please check with me as the quote here may not be accurate.! If you are on VRBO or the US Homeaway site the price is quoted in US dollars. For a better idea, go to the rates table and put the rates into British pounds as that is the fixed price (check with fx converter on the £/dollar rate) and the currency changes daily. ALSO I find that this website sometimes has a delay on email transmission. Try clicking the button for 'send email' (not the quote one which may give an incorrect figure) or better still, telephone me (under my picture at the side). Autumn weeks from October 1st are open and I am taking advance (full week) bookings up to July 2017.

PAYMENT METHODS AND CANCELLATIONS. The listing here has defaulted to no refunds which is not strictly true so please ask me about this! I take a 25% deposit, normally non-refundable (but there are exceptional circumstances) and then the balance payment 12 weeks in advance of arrival. I recommend travel insurance to cover cancellations as refunds are made on the basis of whether I can relet the cancelled space or not so you might lose out in the event of an unforeseen circumstance preventing your travel. I am open to suggestions of payment methods which suit you. There are NO extras to pay, save for the cost of transferring the payment, if any. I can take credit card payment through PayPal, or cheques or bank transfer. If you book with me you get warnings that you won't have Homeaway's guarantee of 24/7 help if I don't exist or let you down or something. Booking through them entails them taking credit card details for their 'service fee' and this would be 8% of the rental cost on my listing for your peace of mind. I am not signed up to take this. Why Felicity Ausden chose Ilmington

We live opposite in the 'big' house where we have brought up our four children since moving from London in 1979. Our proximity allows us to assist our guests if needed, so as long as we are not away (it is pretty rare that at least one of us is not on hand) we are right there to give help and advice and of course assist in emergencies. We do of course completely respect your privacy.

What makes this cottage unique

This is in the perfect position in the centre of England to make as a base and we have had several visitors, predominantly North Americans and Australians, who have stayed 3 weeks or more and done day trips to places such as Wales, London, Cambridge and Salisbury. Ilmington is unique in being the only village in Warwickshire which is in the Cotswolds being on the borders of the counties of Oxfordshire, Worcestershire and Gloucestershire so we have Stratford to the North and a myriad of famously pretty villages to the South - Chipping Campden, Broadway, Moreton in Marsh, Stow on the Wold and many more. We are three miles from the most visited garden in England at Hidcote Manor, designed by an American, Lawrence Johnston. Blenheim Palace, home of the Dukes of Marlborough and birthplace of Winston Churchill is half an hours drive at Woodstock and a 'must see' both for its gardens and the palace itself. 9 private gardens in Ilmington (big and small) are open to the public in June this year, the weekend of 26th/27th in aid of Shipston Home Carers.

The village has two good pubs with excellent dining facilities although one has just been refurbished and I have not yet tested it out with the new landlords. A shop has returned to the village so you will once more be able to amble round to pick up a paper, freshly baked croissants or other kitchen supplies. And... the new cafe is now open!

There is walking on the doorstep and I guarantee that you will be blown away by the view from Campden Hill, the road out of the village. If you want to hire cycles they can be delivered from a local hire place and you have safe storage in the garage for them.

Perfect Cotswold Cottage

This was a girls dream vacation...to spend three weeks wandering England and the Cotswolds. Sansome Cottage was the ideal location for our day trips. It was also a lovely and comfortable place to stay. The village is easily walkable with friendly pubs close by with wonderful food. The village people are warm and friendly and Felicity and Tony are the perfect hosts. They provide everything you could possibly want or need. The cottage has mounds of information on the area with maps as well. Felicity was more helpful than any hostess I have ever encountered. She anticipates your needs before you know you wanted or needed it! We loved every minute of the time we spent here and we are truly missing the beauty, peace and quiet of Sansome Cottage and Ilmington. Lastly, we miss the lambs that we watched grow up in the pasture near the cottage. We would go back here again in a heartbeat!

Wonderful base for a Cotswold holiday

Sansome Cottage is very well situated in Ilmington, a characteristic Cotswold village that does not have the crowds and tour buses of Broadway and other better known places. Great walking on the hills nearby. There's a pub with excellent food within walking distance of the cottage. The cottage and the adjacent house are beautiful old buildings. Felicity is an exceptionally thoughtful and helpful hostess who has equipped the cottage with a wealth of maps and information about local attractions. I highly recommend this rental; we intend to return.

November has been maintenance month for us and we have installed a new whizzier shower room downstairs. We are always pleased to see people come back a second, third or fourth time (and we even have a 5th visit from the US coming up, next year) and would be delighted with a return visit to test it out!

Absolutely loved it!

A friend and I spent a delightful week in Sansome House Cottage. The cottage is tastefully decorated, thoughtfully designed and outfitted to meet most every need. Felicity is a warm, welcoming and helpful hostess. We were met with fresh flowers in every room, homemade bread and jam, and a bottle of champagne! The cottage is centrally located for visiting a variety of historic homes and gorgeous gardens. Especially recommended: Hidcote Garden, Kiftsgate Garden, Kelmscott Manor (William Morris's home). I wish we could have stayed longer. We would highly recommend this property.

A perfect place!

This cottage was the perfect place for our stay in the Cotswolds. It was warm and cozy with modern appointments in the kitchen and baths. Great care has been taken to make visitors comfortable and welcome. We were a short drive from a train station so we could go into London for an overnight. I highly recommend this cottage!

Just home from 2 wonderful weeks at Sansome Cottage

Thanks Felicity for the wonderful 2 weeks at your cottage. The boys (14 and 16 years old) enjoyed their first trip to England. Your cottage was absolutely perfect and Felicity had everything you would need. We were fortunate that our weather was great, sunny, some clouds, few scattered showers and the temperature was not too hot for sightseeing and cool at night for sleeping. The cottage is close to everything and we were out sightseeing every day just after breakfast to after dinner time. Lots to see, also did some hikes in the Cotswolds, about 10 miles each time. The only negative was that we had to leave and go home. What a wonderful place to spend a vacation, and lucky for Felicity and Anthony this village is their home. Hope to see you next time we are in the Cotswolds. Thanks again for allowing us to stay in your cottage. It definitely felt like our home and we all wish we were still there.

Not just hiking, exploring the local villages and attractions such as Stratford upon Avon, Warwick Castle, Chedworth Roman Villa and a multitude of National Trust properties in the area but going further afield to see Stonehenge, Oxford, Blenheim Palace and more Roman antiquities in the City of Bath. Like Dropping into a Time Warp with all modern luxuries

I have just returned from three weeks at this lovely cottage and highly recommend it to those seeking tranquility and beauty with easy access to many of the features of the Cotswolds. The cottage is attractive and comfortable and was in pristine condition when we arrived. Felicity the owner, was kind and helpful in every way possible and a delight to get to know. The village provides the loveliest walks between drystone walls sprouting with flowers and a very good pub. It is the kind of place that you long to return to.

The Cotswold hills are designated as an area of natural beauty and our village, Ilmington, equidistant from beautiful Chipping Campden and historic Shipston on Stour (4 miles) lies on the northern edge of the AONB. Bustling and touristic Stratford upon Avon (7 miles), home of the Bard, Shakespeare offers a wealth of attractions - theatres, museums, excellent shopping opportunities and boating on the River Avon. Many wonderful Cotswold towns and villages, such as Stow on the Wold, Broadway, Bourton on the Water, Burford are within an easy drive and Ilmington itself is a hidden gem. It is a quiet village, off the main roads, with winding footpaths between the predominantly 17th and 18th Century golden-coloured Cotswold stone buildings, a Saxon/Norman Church, and a manor house, complete with ancient fish ponds. Most of our visitors come to enjoy the beauty of the Cotswolds, whether it is to visit the many great houses and gardens open to the public, the historic places of interest or to take drives, hikes or to cycle through the glorious countryside. Some come specifically because they want to visit the birthplace of Shakespeare and to enjoy the theatres in Stratford. Everyone can relax and unwind in the peace of the cottage's courtyard setting, read or have a BBQ in the completely private small garden, listening to the church bells or the song of birds, their melodies sometimes broken by the chatter of children at play in the school playground up the road, their laughter being the only significant everyday noise. You are never very far from the gentle sound of a trickling stream which runs almost secretly through the the village, at times diving underground, only to reemerge again. Into the stream cascades a mini waterfall, the overflow from the restored medieval fish ponds in Middle Street, ceasing only in periods of extreme drought.

If you want to visit London, there is a good train service from Moreton in Marsh but otherwise rural transport is poor and it is recommended that you have a car unless you just want to chill out in the cottage, getting your online shopping delivered but for everyday supplies the village shop is but a short walk to the Upper Green.

The Cities of Oxford and Worcester and the town of Cheltenham are all within a 40-45 minute drive. At Sansome House Cottage you are both in the Heart of England and in the Cotswolds with an excellent road network in all directions.

Sansome Cottage has a facebook page. I post little updates about the cottage and the area (upcoming events close to the time) there so you may want to take a look! There is a 'what's on' section on the cottage website for every month of the year.

Additional information about rental rates

BOOKING PROCEDURE I can take provisional bookings over a year in advance and confirm at one year. Returners get a special rate between Easter and Beginning of September - please contact me! If you want to book I will send you the contract, ask you to read it and will request that you fill in an online booking form agreeing to the terms and conditions. On receipt please return in 48h. The place will be held for you during that time but if I do not hear from you that you have put payment of deposit (25%) in motion, the space becomes available to others again. I allow 7 days for receipt. Balance payment due 12 weeks in advance of arrival by BT or currency transfer or credit/debit card via PayPal (incurs processing charge of approx 2% for overseas payments). I do not take bookings through here as I think it is not fair to ask you to pay an extra 7-8% levy to them for the benefit of guaranteeing I am who I say I am (check me out on the internet!) and getting a 24/7 helpline to a Far Eastern call centre when I am available myself, for free, 24/7. Weekly Sat to Sat bookings taken up to a year in advance. *Short breaks in winter, only bookable nearer the time. Minimum 3 night stay. My refund policy is in my terms and conditions. Please ask. It is not a blanket NO REFUND as is indicated in this listing (which I didn't put there!).

Note that the super king bed is an Austrian Twin - two mattresses on one frame and made up with separate duvets so suitable for close friends as well as couples. The main bedroom has a flat screen TV. The second bedroom , with standard single beds, has a radio.

Notes:
Guests seem to really appreciate that I have put myself in their position and asked, 'What do I want to find, myself, in a rental?' I try to make sure that all the little things are right and that you have all the equipment that you need. I do not describe the cottage as 'luxury' (that overused word), rather 'special' so you feel really cared for. I do not provide expensive complimentary toiletries and put the rent up accordingly. I make sure all the essentials are in place and the store cupboard items/general basics are on a use and replace basis. In the summer, if the vegetable garden is behaving, I share the produce with you (no guarantees on the slugs or birds thwarting my efforts though). A newly (home)baked loaf will be awaiting your arrival as well as jam from my home grown raspberries or strawberries and some homemade biscuits on a tea tray. I put vases of flowers from the garden (subject to weather) all around the house.
