This is a totally unique, luxurious eco-house sitting within the hillside. With a bee friendly green roof and far reaching views over the Lincolnshire wolds it is truly one of a kind. It has recently been filmed for Channel Four and is due to feature on 'Amazing Spaces' in the coming months!! With four double bedrooms, three bathrooms, log burner and glamping pod it is great for any event.

The space

A beautiful house set within the hill side of Raithby. The living areas are spacious and light with incredible views over the Lincolnshire wolds. Recently built, this stunning eco house is run off renewable energy and has a green, bee friendly, roof. A log burning fire, roll top bath and high spec technology make for a perfect county retreat.

The house itself has been tastefully decorated and the gardens designed to work at one with nature. The site is wonderful for wildlife with an abundance of outdoor space and grounds totalling half an acre. There are two patio areas, a balcony and lawn space, plus plenty of secure parking.

The internal areas have been decorated to the highest standard, using natural, sustainable materials. Limestone flooring, quartz surfaces and European oak have been used throughout to compliment the surroundings. The latest technology has been installed with entertaining, working and relaxing in mind. Features include a premium Wifi connection, a surround sound Sonos System, with access to Spotify Music and a 55 inch HD smart TV with Netflix.

Please note the glamping pod is counted as a double bedroom. It is very beautiful with oak parquet flooring its own patio, and bathroom with shower. It is heated with a thermostatic electric heater and is only 15metres from the main house.

Guest access

Guests will be able to use the space as if it is their own. The house is very well equipped, with an amazing bespoke kitchen, a smart TV and surround sound Sonos system. The gardens are beautiful with amazing views from every angle great for BBQing or just for sitting out to enjoy a nice relaxing drink.

Please note the glamping pod is classed as one double room. It is very beautiful and has a double bed, lovely parquet flooring, heating, it's own shower room with toilet and is only 15 metres from the main house.

There is plenty of parking.

Interaction with guests

The house will be left ready for you. With everything you need to start your holiday. Fresh towels, made beds, cleaning products, toilet paper, tea and coffee, milk and a nice big basket full of logs so you can settle in straight away.

Someone will always be a phone call away should you have any problems but it is highly unlikely

The neighbourhood

The house sits within the Lincolnshire Wolds Area of Outstanding Natural Beauty. With amazing walks, and cycling on your doorstep it is a great place to explore from. There are a number of lovely country pubs in walking distance of the house, and the beautiful market town of Spilsby is on your doorstep.

Along with many other famous market towns like Louth, Horncastle and Woodhall Spa.

We are also only a 25 minute drive from the beach and all the fun of the seaside.

Getting around

There are public buses in the surrounding area and a stop is just a short walk away. The nearest train station is 20 minutes away and trains go from here all over the country.

I am Annie and I welcome you to my Eco house! My partner and I built this house with our love for the environment and nature in mind. The layout and design of Raithby Hill Reservoir makes it ideal for both entertaining and cosy nights in around the log burner. The place is perfect for enjoying time with friends and family and we hope our guests will enjoy it as much as we do!

My job at the BBC as an environmental film maker requires me to travel quite a lot and therefore our home is often free throughout the year.

Why Annie Mackinder chose East Lindsey District

Raithby Hill Reservoir is one of a kind. It was converted from an old concrete reservoir into a beautiful eco-house in 2015/16.

The Reservoir itself, dates back to the early 1900’s and the original structure still remains. The house is unique in that it was designed to sit within the walls, whilst taking maximum advantage of the stunning 360 degree views. In places, the walls are over 3 metres thick and work as fantastic insulation for the property. Over 60% of the reservoirs volume sits below ground level and it has been built to work as one with the environment.

Raithby Hill Reservoir was one of the first to supply running water to Lincolnshire. The prominent position above the village of Spilsby meant that in 1912 the local community had a source of running water for the first time. In 1952 the reservoir was sold by the water board and was brought by Colin Lawson a local fish farmer and conservationist who used the reservoir to breed and store fish. When he retired, he left the site to nature and the tank sat derelict for years, until his granddaughter bought the site in 2013 and applied to build an eco-lodge - a lodge that would work in union with the environment and become part of the landscape.

The house has been built with nature in mind. It runs off an air source heat pump and has a sedum roof specially designed to create a habitat for multiple native insect and bird species. This alongside the wild flower meadows ensure it is a haven not just for our guests but for the local wildlife. All the wood for the log burner comes from the family farm and is sustainably sourced, as is the timber used in the construction of the house. Every piece of wood has been made bespoke by local craftsmen using certified European Oak. We hope you enjoy the surrounding nature and please do feel free to fill the bird feeders and feed the fish during your stay.

Beautiful house, set in a quiet secluded area (no overlooking neighbours). The Christmas decorations were a great touch also. We loved the spacious modern feel, having a great tv and log burner for cosy nights in. It wasn't too far from local shops and the beach so that was great too! Great lodge with bright and airy upper level which gives fantastic views of the sun rising in the morning. Annie does everything to make your stay comfortable and welcoming and should you need to contact her she’s always in hand to help out. Don’t miss this one!

Absolutely stunning

My and my girlfriend have stayed in a few places now, but I have to say this one is the best by far. Everything from the spectacular views, amazing comfort, spacious living... Right down to all the little added touches which always makes it extra special in my opinion.

You can tell the amount of effort and hard work which has gone into making it this way which makes you appreciate it even more.

Me and my partner had an amazing romantic weekend away for her birthday and ever since we have got back all she talks about is when we can go back!!!

Congratulations to the owners on what they have achieved and thank you for such a special weekend. We will be back!
