We can provide catering in-house if you want to hold a party or dinner party effortlessly. We also do weddings and particularly welcome groups of golfers.


A deposit of 25% of the rent is required to secure your booking.

The balance is payable 8 weeks before your arrival date. A security deposit of €500 or 25% of the rent, if greater, is also due 8 weeks prior to the arrival date. If a booking is made less than 8 weeks before the arrival date, 100% plus the security deposit is required to secure the booking.

If you cancel, or fail to pay the balance by the due date, all amounts paid to secure the booking are forfeited, and only the damages deposit will be returned. Security deposits, less any deductions (including expenses) are returnable after the departure date.

A mandatory flat weekly fee of €250 for every week (or part thereof) is payable directly to our maid for maid service, cleaning and laundry. Your quote from includes the first such fee, but if your stay is longer than one week, a further €250 will be added to your bill for each additional week (or part thereof).

Breakages will be recharged on a replacement as new cost basis.

All bank and credit card fees and charges are recharged to the account of the tenant at cost.


Subject to contract and signature of our residents' charter, which imposes standards of neighbourly behaviour on our community, especially with regard to quiet enjoyment.


Our prices are inclusive of all expenses (electricity allowance of €100pw), except when the price is below £3,000pw, in respect of which our tariff for check-in-&-out, maid service, utilities (including electricity), laundry and cleaning, which is designed only to recoup our costs, is detailed below.

Electricity - according to meter readings (typically €100-150 pw, but air/con and jacuzzi will increase costs significantly)

Water - €5 per day (winter); €7 per day (summer); €10 per day (summer) - yes, utilities in Spain are relatively expensive!

Communications system (standing charge) - €2.79 per day, plus call and/or any other charges

Laundry - €15 per set of linen & towels issued

Maid service - flat fee of €250 per week (or part thereof), as above (2 hours per working weekday - mandatory).

Check-in/admin fee: €75 per stay

Guests have right to ask to read meters with us, in the absence of which our staff's readings will be final. If guests require the jacuzzi to be turned on to heat the water in advance of their stay, the electricity meter will be read when the jacuzzi is turned on.


There are additional per head per night charges for larger groups, which are included in your quote from HomeAway. These reflect additional staff and admin costs with larger groups and are based on the number of different people who stay overnight at the villa during the course of your stay. If, during your stay, more different people than stated during the reservation process stay overnight, we will charge you for the additional amount, by deduction from the security deposit.


Even with the extras chargeable with low rents, our properties offer incredible value, compared to similarly priced alternatives.


Please note that we do not accept hen or stag parties, nor will we contract with a person under 25.


We can also include limousine service, cultural tours, cooking/ art/ photography/ film courses.

- I have been coming to Marbella for some 25 years: there are very few properties which combine all these features and such spectacular views. That made the decision to purchase very easy.

Our family, all ten of us, had a fabulous time on this property and in Marbella. It was the exact getaway we all needed. The best thing to say about this house, is it is exactly as it appears on the internet - it's beautiful, has great views, plenty of room, excellent internet connects and close "enough" to the beach. The local beach is lovely, not too crowded but plenty of amenities, restaurants, bars and amazing croissants!! We rented a car so went back and forth to the beach almost every day. We cooked for ourselves several nights and the kitchen is well stocked. The local restaurants are very good, the paella for 4 feeds 6 at the beach! The city of Marbella is beautiful, about 15 minutes away, and provides great restaurants, shopping and a very "busy" beach. We'd rent this property again if we were on the costa del sol again.

We enjoyed the view and the house was lovely. The driveway was a challenge, especially for a van. But we finally learned a few tricks to manage it. I would recommend it to anyone wanting a peaceful relaxing and beautiful location.

Owner's Response: Thanks for your kind words about the villa. A shame you had problems with the driveway: we have never had this complaint before! We feel rather disappointed that this seems to have deprived us of a 5 star review, but acknowledge that we can't please everyone. Those with vans have normally parked in the ample space immediately outside the villa and it is quite difficult to imagine turning one around in a place that clearly wasn't designed for the purpose! Having said that, there is easily room for three cars. So, if potential guests are looking for a villa that suits parking a van immediately outside the entrance, this is not the one for you. Sorry if I sound brutal, but it is better to be realistic and warn readers about this. Otherwise, please come and enjoy our lovely villa with its peaceful, relaxing and beautiful location. Thanks for coming and have a safe trip home.

Great expectations delivered

It was where we were told it would be, more luxurious than we had anticipated (the owner has just repainted it all) and the staff were more supportive than we have seen elsewhere. Sorry for setting off the burglar alarm on arrival: entirely our fault, as it's a very easy system.

Huge garden and a pristine set of new sun loungers by the pool. We'd love to come back in summer.

Amazing place!

We visited from the US this past June and had a wonderful stay. We had visited the villa in Tuscany previously so we knew that we would not be disappointed and that was certainly the case. The property and views were fantastic and well suited for entertaining. William and his team have everything organized and their communication was excellent. This is a great location for day trips to Granada, Ronda, and Gibralter to name a few. We highly recommend this property!

The Villa is beautiful, it is sat on the top of the hill with spectacular

views across the golf course and the sea. The gardens and pool are well

kept and have a luxurious feel to them. Inside, the villa is spacious,

and is fitted with everything you could need. The beds were really

comfortable and the showers were really powerful. All in all this place

was amazing and we would all be happy to go back again next year!

Heaven at Villa Las Colinas

This is pure luxury. Where to start? A swim in the pool, a glass of bubbly in the jacuzzi whilst we watch the sunset or just watch it from the terrace off our bedroom? Las Colinas is extremely spacious, whether in living or sleeping areas and all fixtures and fittings are of the highest quality. The 5 bathrooms (4 en suite) are beautiful. The whole villa, the large kitchen included, is extremely well-equipped with all mod cons - that is, if you haven't chosen the option to have the cook make you a delicious and authentic meal (better Andalusian food than at any restaurant I have ever eaten in!). Santi, the maid was most kind and helpful. Dining on the large terrace overlooking the pool and extensive gardens was a pleasure but dining indoors was also lovely in the bright and spacious dining area which leads off the main living area. Quite frankly, the photos just don't do this place justice!

From start to finish this is a slick, efficient, yet friendly organisation. Nothing was too much trouble for William and Arnie who dealt with our booking. Having signed the contract, they sent us a 50 page comprehensive information pack which introduced us to places we would have never found on our own, including good quality restaurants which weren't too expensive. One of our party was a golf fanatic and William (who is very knowledgeable about the golf courses in this neck of the woods and has written an authoritative guide to the courses of Spain & Portugal) was able to advise and arrange a few rounds for him. He is thinking of returning with other golf fanatics!

This is a lovely place for a holiday and we found the weather warm and sunny in February. Having heard that Seaforde also have a villa in Tuscany am considering this for our next holiday. Maybe we'll go there for the olive harvest.

The Marbella weather in February this year has been absolutely gorgeous: while the rest of Europe has frozen, we have had wall-to-wall sunshine every day. Now is the best time to use our villa as a base for either holiday golf, or to see all the fabulous historic sights of Andalucia (Granada, Seville, etc) with no worry about queues or heat. Within 2 hours or less are the cultural marvels of Alhambra at Granada, Ronda, Seville/Sevilla, Córdoba, Cádiz, Gibraltar and Málaga (Picasso's birthplace).

Morocco is only 35 minutes by fast ferry from Tarifa, where you may also enjoy the best surfing, wind and kite-surfing in Europe.

The Costa del Sol caters for a great variety of sports other than golf and tennis - nearby Funny Beach offers go-karting, quad biking and activity entertainment for children.

Golf: This villa is especially suited to golfers. It adjoins Robert Trent Jones Snr's Marbella Golf, which itself adjoins Santa Clara golf. Río Réal, Marbella's oldest course, is 5 minutes beyond.

The rest of the coast from Valderrama & Sotogrande to Málaga overflows with courses to suit all players' needs. Santa Clara also features excellent practice facilities.

The house is the Spanish base of The Pocket Guide to Golf Courses team. The Spain & Portugal volume was written in the Blue Bedroom. A free copy of the book is given to every golfer staying at the house. We are extremely well connected within the Iberian golf world, and can arrange tailor-made golf or golf and culture holidays, from a self-catering basis right through to a tour hosted by golf playing/course design/photography professionals, as suits the requirements of the party.
