Halfway between Florence and Perugia on the Umbrian/Tuscan border a beautifully restored semi-detached farmhouse with private swimming pool and glorious uninterrupted views over the Tuscan hills.

In a strategic position to explore the medieval towns nearby or just get away from it all.

The property is very typical of farmhouses built in the Umbrian/Tuscan area. The house is the original farmhouse which dates back over 500 years, with an additional independent property added at the back during the 18th century. The house, pool, garden and entrances are all completely independent and are not shared.

The interior has been lovingly restored with beamed ceilings, whitewashed walls and terracotta flooring. It is comfortably furnished with a mixture of antique and modern.

The accommodation is on three floors. On the ground floor the kitchen flows through to the living room, which opens onto a covered terrace for outside dining. The top floor master bedroom has its own bathroom.

The 2 other bedrooms and bathroom are on the 1st floor area as is the private balcony which overlooks the pool.

Outside there are paved terraces and grassy areas with garden furniture for relaxing and alfresco eating.

The house and pool all benefit from a south facing aspect and the garden is planted with olive trees and lavender.

The 10 x 4 metre swimming pool is on a lower terrace with a solar shower and the most spectacular views! The pool is 1 metre deep at the shallow end dipping to 1.3 metres at it's deepest.

The pool is open from end May to early October weather permitting.

There are a number of neighbouring farms where it is possible to buy olive oil, eggs and firewood. The surrounding woods are also a good place for mushroom picking and some wonderful scenic walks.

Citta di Castello is the capital of Northern Umbria and the region is host to many festa's throughout the year, including a Truffle festival in November.

Perugia, the capital of Umbria hosts the internationally acclaimed Umbria Jazz Festival in July each year plus its famous Chocolate Festival in mid-October.

Florence, Arezzo, Gubbio, Assisi, Sienna and Rome are further afield but are well worth a visit.

The house is about 30 mins from the Circolo Golf & Country Club Caldese at Lerchi and 25 mins from the Canoe Club at Citta di Castello.

Getting There: It is essential to have the use of a car to get to the house as well as whilst you are there. So if you fly it is advisable to hire a car from the airport rather than relying on local transport.

I highly recommend checking out the Michelin website www.viamichelin.co.uk as the maps are good and it is great for planning your journey.

Fortunately there is a wide choice of airports all within reasonable distance -

Perugia, approx 45 minutes via Ryanair.

Florence, approx 1 hr, 30 minutes via BA / Alitalia / CityJet / Meridiana etc.

Ancona, approx 1 hr, 30 minutes via Ryanair.

Rimini, approx 1 hr, 50 minutes via Ryanair.

Forli, approx 1hr, 45 minutes via Windjet.

Bologna, approx 2 hours via BA / Ryanair.

Pisa, approx 2 hours via BA / Easyjet / Ryanair.

Rome, approx 2 hrs, 30 mins, 2 international airports (Fiumicino & Ciampino) served by most airlines.

Stunning location. Home from home.

This holiday rental is one of the best we have stayed in.

The house is very well equipped with everything we needed and the views were stunning.

We were there early in the season and so did not have use of the pool, but sitting in the garden and eating on the covered terrace & soaking up the atmosphere was wonderfully relaxing. Being "oldies" we especially loved the tranquility and the birdsong. As we were there in early May and the weather was unseasonably cold, the central heating was very welcome when needed. Also, the water pressure for the showers was (unexpectedly) very efficient.

The only words of caution would be that there is only a narrow, spiral staircase to the upper levels. We soon worked out a technique for going up & down, but found we had to leave our large suitcases downstairs.

The property is very well centred for touring the various hilltop villages & towns of Umbria, but it was always lovely to return "home" at the end of the day.

Joanna, and her sister Anna, were both extremely helpful with directions and advice prior to our arrival & their welcome basket of goodies was a delightful surprise and much appreciated. We would highly recommend this property and hope to return again soon.

Perfect relaxing holiday

We spent a relaxing week in umbria. The facilities of the house are perfect, nothing to miss, neither in the kitchen nor any game or puzzle to play with. Maria was very nice and helpful. Unfortunately we were too late to use the pool and the nice garden due to weather. If you are looking for a comfortable, quiet place in a rural area this house is the place to go!

A lovely house in a stunning location

The house was exactly as we expected. Beautifully kept and very homely. The pool is in the most beautiful location and has 180degree views of the Morra Valley. The house is situated so that you benefit from a gentle breeze when outside but it is lovely and cool once your inside. We loved dinning on the covered terrace with the amazing views. Citta de Castello isn't too far to go to enjoy all the history and restaurants, if you can bear to drag yourself away from the house. We would definately recommend going there and will be going back as soon as possible!

Great holiday in Umbria!

We booked a last minute week here in November and whilst we would not normally have chosen Italy at this time of year as we prefer somewhere hotter, it was a great week.

The location of the house was unlike anything we had seen, with amazing views of the rolling hills. It was beautiful, with all the trees in their autumnal colours, sunny during the day but with crisp fresh mornings and cosy evenings round the fire.

The welcome basket with chocolates and a bottle of wine was a nice surprise. Cooking was a joy with quality ingredients from all the local markets. Still can’t work out how the most simplest of pasta dishes tasted so much better when cooked there as opposed to my own kitchen at home……and don’t even get me started on the wine!

There were local festivals celebrating all things mushroomy, with restaurants having truffle based menus and we had some really great meals out, costing just a fraction of what they would have in England.

We would love to come back again in the Summer to enjoy the pool and terrace with those wonderful views. We will definitely be back!

I'm really pleased that although initially you were unsure of booking Italy 'out of season' you discovered how good this part umbria is in the autumn months with truffle festivals in lots of towns and villages, not to mention the porcini and chestnuts! Stunning views. The best holiday ever!!

Arrived on the Saturday, greeted by Maria who could not be more helpful and accommodating, and what a view from the house! There was a lovely basket of Italian goodies to welcome us which was a really special touch. The restored house had everything we needed. There isn't wifi, however it was so refreshing that everyone was freed from their mobile devices! We thoroughly enjoyed playing all the board games. The house & pool are just so tranquil and it makes a great base for either lounging around and recharging one's batteries or for a spot of sightseeing. I would highly recommend this place to all. The time just flew too quickly and I wish we could have stayed longer than the two weeks we had. There is always next year!

A beautiful house in a simply stunning location!

Three weeks just wasn't enough in this charming house. The peace and tranquility was wonderful and the views spectacular. Living in London I am unable to star gaze but here on this beautiful hillside the stars at night were incredible. The weather was particularly hot so it was wonderful to have sole use of the pool and we regularly enjoyed alfresco dining on the covered terrace. We loved the house and all it's amenities and made good use of the herbs and vegetable provided in the garden in our attempts at Italian cooking!

It made a fantastic base for sightseeing... Cortona, Firenze, Castiglione Fiorentino, Citta do Castello, Gubbio, Assisi, Perugia, Arezzo just to name a few...word of warning though, unless going for lunch, avoid 1-4pm as most places will be closed in the smaller cities/towns.

Citta di Castello has some wonderful restaurants and we often enjoyed our evenings sitting in the piazza enjoying the vino and people watching! It was a lovely retreat from our usual lives!

I would highly recommend this house and would happily come back.

On the borders of Umbria & Tuscany with a stunning view overlooking the Nestore Valley, the house is 1km from Volterrano which is famous for its Presepe Vivente living nativity scene which is televised every year over Christmas.

This part of Italy is an area of great scenic beauty with the landscape ranging from wooded hills to terraced farms. The whole region is steeped in history with much medieval architecture including hilltop castles, churches & watchtowers.

Citta di Castello is a beautiful walled city with fine buildings, museums, wonderful restaurants, and a hot thermal spring and health spa dating from Roman times.

Perugia, the capital of Umbria and Assisi are both an hour away, these stunning medieval cities are great for sightseeing.

Lake Trasimeno, the largest lake in Central Italy is good for bathing and other water sports with a number of resorts around its shores.

Florence, the capital of Tuscany is easily accessible on the motorway about an hour and a half away.

A deposit of 25% of the rental is required within 1 week to secure booking, balance to be paid six weeks
before the first day of the holiday.
It is possible to obtain a discount for holidays of longer than two weeks.
