Bedrooms 5
Space 2,600 sq ft
Property type house
Minimum Stay 3 - 7 nights

About the property

3 large bedrooms plus 3 private bunk rooms sleeps 12

Welcome to our beloved family home in the Mad River Valley. Our house has a sense of seclusion but is close to just about everything. The surrounding landscape, rock formations and views make this the ideal base camp for your next family adventure in Vermont.

The house has 3 large primary bedrooms each with a warm and comfortable queen size bed and each bedroom has a unique and beautiful view. The master suite has a private covered deck and an attached master bath with a heated Jacuzzi tub. The view from every room is spectacular. Most have views of the summit of Mt Ellen. Additionally, there are several private bunk rooms, one with a queen bed, one with a full bed and bunks and one with 2 twin beds. So the house can comfortably sleep 12 people. The kitchen is equipped with high-grade stainless steel appliances including a 5 burner range, dishwasher and built-in convection microwave. Counter tops are granite, butcher block and stainless steel. The house has multiple levels so different groups can congregate in separate areas. There is a library of children’s DVDs and several games for the young ones as well as a small pool and ping-pong table in the basement game room.

The den features a wood burning stone fireplace, leather couches, a large screen TV and patio doors that open onto a covered porch with spectacular views of the mountain. We have basic cable during the ski & summer seasons and the television is equipped with Netflix and a DVD player. NetFlix and Hulu provide access to many shows and the Hulu account has Showtime added to it. Cable is provided only in the main TV room. There are numerous DVDs and videotapes for all ages. The living room has comfortable leather couches, a warm gas fireplace and great views of the mountain. There is a large deck outside the living room and dining area that is great for dining on our bistro tables during the warmer seasons. You can watch the sun rise behind the house from either the kitchen or living room and at days end watch it set behind Mt Ellen. You can also sit on the Adirondack chairs located on the covered front porch in any season while you cook supper on the outdoor grille or just take in the great alpine views. There is a laundry room in the basement with a new washer and dryer.

The shuttle stop is approximately a 100 yard walk but since the house is located just off German Flats road midway between Sugarbush north and south, driving to either base area is less than 5 minutes. There is a full bath on the first floor and a guest bath on the second floor where the main bedrooms are located. The master bedroom also has an attached bath. The famed Catamount Trail which is a winter only trail designated for snowshoeing and cross-country skiing is a short hike from the house. Snow shoes are available on loan from the owner at no charge upon request.

Quality bed and bath linens are provided. All cutlery, dishes and cookware are provided. Firewood is also provided. There is a coffee maker and Keurig machine for hot beverages.

About Tobin Koch

After having a Sugarbush condo while my children were growing up, I decided to build a house where we could all gather as they grew into their adult lives. We love it here winter, summer and in between. A fantastic place for recreation and relaxation in a peaceful setting.

Tobin Koch purchased this house in 2000

Why Tobin Koch chose Waitsfield

This house provides all the comforts of home away from home. Everything you want to do in Vermont is nearby. The towns of Waitsfield and Warren are pure Vermont. You have a great sense of privacy but also a sense of not being too far out.

What makes this house unique

The views and the surrounding landscape really set this house apart. You get great views of the morning sunrise and of the sunset at days end. It is ideal for families who have children of different ages because it has several gathering areas on different levels of the house with games, video viewing areas and a pool table for the teens.

Perfect location, private, and well maintained

  • 5 of 5

This house met all of our needs. Three families of 4 comfortably fit into the house with plenty of space to spread out. The 3rd floor loft was a perfect space for the kids. The location is less than 3 miles from both the main Sugarbush and Mt. Ellen bases. Definitely appreciated the prompt, early snow removal service and the owner was easy to correspond to.

Perfect ski house

  • 5 of 5

We stayed at this property for a winter ski/ wedding weekend. The house was perfect for our large group . Everyone had their own space and there was more then enough bedrooms for our group to have a choice .

The house is a minute off the access road to sugarbush and easy access to both mountains . There was even a bus to take to the slopes if u didn’t want to drive .

We would def rent this property again.

Amazing House

  • 5 of 5

The house was beautiful. There was more than enough room for my large group. Tobin also layed out extra bedding and towels which was a pleasant surprise. The location is perfect to go skiing at Sugarbush as both Lincoln Peak and Mt. Ellen are about 5 minutes away. The gas fireplace was great to warm up by after a day of riding. The house also had Netflix, a Roku, and wifi so we always had a good movie to watch at night. The kitchen was stocked with more than enough pots, pans, bowls, dishes, and cutlery. The house also had a washer and dryer as well as snowshoes! Tobin the owner was very pleasant to talk to and always responded in less than 24 hours. All in all my group and I were very pleased staying here and will definitely be back next time we go to Sugarbush!

wonderdul, warmly, everything you want of a vacation home

  • 5 of 5

Thank you Mr. Tobin. We really enjoyed our stay. The house is big with a lot of rooms at the end of the quiet, dead-road road. Only 5 minutes to the ski slop. The house has everything. Definitely come back again next year.

AWESOME Vermont Vacation

  • 5 of 5

This place was wonderful! The Host is very accommodating and attended to our every need. One night we even had a tree that blew down, and we were unable to get out of the driveway. He had someone there to remove the tree in less than an hour! Which meant we were not inconvienced at all. "THANK YOU".

The set up of the house was perfect for our group. You enter into the basement, which has two futon type beds, a game(pool or ping pong) table and the laundry room. The main floor has two "living rooms" that made it nice for the adults and the smaller kids to have a little separation, if needed. The kitchen had everything we could possibly have needed, and we cooked amazing meals every night. And the eating area is very spacious with seating for at least 12. Plus, it makes game time with a larger group very enjoyable. The next two levels are bedrooms and bathrooms. Everyone commented on how comfortable their bed was.

The huge deck with picnic table, and many chairs & tables was a great place to enjoy late afternoons chatting and playing in the yard.

We were in Vermont, where our daughter & husband live, with all our children & grandchildren. Our entire stay was awesome. But it was made perfect by the accommodations we found and the fabulous Host.

I, honestly, cannot say enough wonderful things about this property.

Our Columbus Day weekend was fantastic!

The house was as described: large, secluded, comfortable for our family of 6 and well-equipped. We loved it; many memories were made here!

Tobin, the owner was immediately available to answer all questions and incredibly accommodating with our departure time after we unexpectedly needed a car towed!!

Thank you so much!!!
