parking space. Situated in the luxurious Playacar gated community behind the 17th

hole of Robert Von Hague designed golf course, We have carefully

designed this condo with an Indonesian style. There is a Master

bedroom with a Queen size bed and its own full bathroom. There is a

second room with 2 individual beds and also with its own bathroom.

In the

living room there is also a sofabed to accommodate another 2 persons.

Here there is a great swimming pool beautifully designed!...u can

also use the Great barbecue facilities to Grill your favorite

dishes!... We also have a laundry room with washer and we have

installed a drying rack on the outside balcony. Oh...and of course

air conditioning in all rooms (3 central units ). Enjoy every

moment here just 5 min from the beautiful white sands of the Mayan

Why carlo nini chose Playa del Carmen

Since the age of 18 Mexico has been my preferred vacation destination. I used to go to Cancun, but in the last 10 yrs i needed a more European touch and opted for Playa del Carmen. Needless to say i fell head over heels for this city and bought a Condo in 2005. Since then i have been enjoying and maintaining my property. I hope to share this experience with travelers across the Globe.

What makes this condo unique

I chose Playacar for its unique charm. its cobblestone roads and its luscious scenery. its so beautiful sitting amongst an 18 hole colf course. Playacar is peaceful, has no nightclubs or many shops and restaurants. All these amenities are all available in Playa a few streets away. Playacar is a gated community and made me feel safe to vacation here. You see people of all ages and families riding there bikes or jogging with there dogs in the morning. I Simply Love it.

Clean, Safe, Convenient, Good Location

We had a really amazing time in Playa del Carman. This property is centrally located - 10 minute walk to the grocery store and about 20 to Playa del Carmen beach and Ferry Boat dock. Either way you walk there is a Starbucks if coffee is your thing. Also we rented a car several days for our trips to Cenotes and Tulum and used the assigned parking spot. A big plus. The pool is a perfect cool down and the neighbors were friendly and considerate.

Carlo is incredibly helpful. He made sure we got all the info we needed and fast.

My only complaint has to do with the building's water pressure, seems they were having some plumbing issues (according to neighbors) and I should have contacted Carlo sooner. The water in the showers was not working properly but he called the plumber and building manager. I let him know the night befor we departed and missed the plumber by a couple of hours. So all in all our stay was great!

Carlo gets 10 stars! The building 4.

Enjoyed our stay very much!

My husband and I have just returned from a month long stay in this condo. We arrived on a Sat. afternoon and found the key in the lock box and the condo very clean and ready for us including lots of bottled water complete with cooler/dispenser. We were familiar with the building from previous visits to Playacar and feel that this is an ideal location. A beautiful 20 minute walk to Fifth Ave., 8-10 minutes to the shopping center across the main highway with several shops and a large grocery store and just 5 minutes or less to a great little shopping area that had an Oxxo store, laundry ,gelato shop, three restaurants and an awesome little bakery. (Try their chocolate tart...soooo good!) The owner, Carlo, also provided a cell phone (you can buy time for it almost anywhere) and also the VIP card so that we could access the beach at Reef Club, which we used several times. The beds were very comfy, there were lots of towels and linens, bathrooms were well supplied with paper and soap. There was also a closet with a supply of books, sun lotion (which we restocked) some first aid supplies,etc. The condo has internet so we could use our laptop for Netflix, play Sirius etc through the TV. The kitchen was well supplied and there is loads of storage space. There is a washer in the utility room as well as house keeping supplies, lawn chairs, pool floaties and beach mats. There is also a drying rack on the balcony. The neighbors were kind and helpful as was the maintenance guy and the night security men. The grounds were pretty and well kept as was the pool. Carlo provided a binder that had loads of info on the condo and the area. The instructions for the new wall safe are in the binder but we never used it.

One small issue, the kitchen sink leaks a bit .

This was our sixth condo rental in Playa and definitely our favorite! We just felt so very comfortable and "at home!" We would certainly stay here again! Thanks Carlo

Quiet and comfortable

We enjoyed our stay. Having the lock box with the key was so easy and convenient. Having delays in our flight, didn't mean any trouble getting into the condo. The community was quiet and we left safe and secure. The pool was great! The apt had everything that we needed and even a few extras. Having a cell phone there was a good idea - thanks for that.

The apt needs a few repairs - like the kitchen sink, but over all we were all pleased with everything. Except the weather - it rained alot, but of course no one can control that :)

Very nice experience from booking to departure

We just returned from Carlo's property, where we stayed over the New Year celebrations. We liked the place very much. It has all sorts of kitchen and other equipment to make stay as enjoyable as one's own home as possible. I even found and wore a pair of Crocs. Great environment for walking or jogging, with excellent views and walking diatance from the main action (5th Avenue). The pool is nice and well maintained, grills available, the guard is very helpful and even helped with luggage.

Carlo was quick to respond from the first enquiry and this helped us deciding and made our life easier given the short time prior we started looking for a place to sray after we decided to go to Playa del Carmen. Carlo even prepared a very informative guide for guests with all sorts of recommendations. We happened to take the one to visit restaurants El Alux, which turned out to be a magnificent, different, unique dinning experience. The place is definitely a must visit (restaurant in a natural "cenote"), which we may have missed if not for Carlo's guide.

Definitely recommend this property. I have already mentioned to all my family and friends living in Yucatan to look for this property when they plan a visit to Playa del Carmen. Will do the same with my colleagues and friends back in Miami, where I live.

Mon mari et moi avons passé deux mois dans ce condo soit du 1 mars au 30 avril 2016. Le condo est situé plus exactement a Playacar et vraiment près de toutes les attractions, restaurants, plage de la fameuse Quinta (5e avenue). Nous avions une voiture mais vous pouvez vous débrouiller sans et vous déplacer a pied ou en taxi. Ça ne vous coûtera pas cher parce que tout est près. La cuisine est très bien équipée il ne manque de rien pour cuisiner. Le mobilier de cuisine bien, le divan c'est un futon qui peut se convertir en lit, très pratique. La chambre des maîtres donne sur la cour et la végétation. Au matin vous pouvez entendre les oiseaux de toutes les espèces. Le lit est confortable et il y a beaucoup de rangement. La deuxième chambre a 2 lits simples mais nous ne l'avons pas utilisée. Beaucoup de rangement également. La piscine est grande si je compare a d'autres condos ou nous sommes allés. Si vous voulez être prêt de tout c'est l'endroit idéal

Not bad but living room furniture (or lack of) was so uncomfortable it really drove us crazy….

Pros -

-close to grocery stores

-master bed comfy

-good supply in kitchen

-great breeze with windows open, no need for AC most times

-great ceiling fans

-high ceilings

-the pool is a good size

-lots of shade around pool and sunny areas

-very safe location

-security person at "night" on site

-lovely sound of birds

-loads of towels & bedding

-walking distance: 30 min to Playa & 25 mins to beach

-grounds are well maintained

-lots of light in condo

-good dining room table

-loads of closet space

-good water pressure

-received damage deposit very quickly.

Cons -

-living room sofa (only piece of furniture) was a futon, which has seen its last days. It was so very uncomfortable we had to use 2 sun chairs. This drove us crazy after 4 weeks. Needs 2 couches especially if more than 2 people stay there

-no tv/dvd player in Master bedroom (should replace or remove from web page)

-very noisy front street especially loud if using front bedroom

-both safes don't work, not for a very long time (should repair them or remove from web page)

-spent too much time with manager and maintenance guy replacing missing & damaged window/door screens & having the dirt cleaned from all AC units

-dirty floors/microwave/kitchen cupboards/fans on arrival, (we cleaned it up, no way it was cleaned)

-clogged showers (master bedroom drain had an old jar cover stuck in it, the maintenance guy had an arduous time taking off the drain to remove it as the screws were rusty ergo it had been there for a long time)

-black out curtains needed for both bedrooms

-showerheads clogged had maintenance clean it out (much time spent the 1st week with cleaning issues &/or repair issues)

-location on map incorrect, we were aware of location and were fine with it but can be deceiving for other renters (should update web page)

-no view of golf course, it is there behind the jungle but no view “at all” (recommend removing this as an asset from web page)

-trees by patio need to be trimmed, many birds live there, they fly into patio doors, always close screens. They do their "business" on the patio table/chairs

-when the grounds keeper waters the grass/cleans the stairwells 4x’s per week it smells like stinky water & lasts for hours so that may affect when you sit by the pool/hang out on the patio.

Note: No satellite tv there but no biggie, bring an Apple tv (buy one from your Costco, $100 and watch loads of movies & connect to Netflix.

We won’t return due to the lack of comfy living room furniture
