Smugglers Barn is light and airy and on one level with high beamed ceilings. There is a twin and a double bedroom, open plan kitchen, dining and living area and a wet room containing shower, W.C. and washbasin. This barn is suitable for mobility impaired guests as there are no steps throughout. A ramp is available to take you over the threshold. Doors open out onto a level courtyard with outdoor table and chairs for al fresco dining.

Letting Friday to Friday, Higher Rosevine Farm, is in an Area of Outstanding Beauty on the Roseland in Cornwall.

It is just a 5 minute walk to sandy Porthcurnick beach or the coast path and just 15 minutes walk to the harbour village of Portscatho.We provide two beautifully presented well equipped holiday cottages, Smugglers a single storey cottage and Wreckers a two storey cottage, with a quiet courtyard and a play field for children. The most perfect location for a beach holiday, short break, walking or peaceful rural holiday. This Roseland cottage is perfectly located to explore the stunning coastline, secluded coves and harbour villages and the whole of Cornwall with all it has to offer. All our facilities have been designed to have a low impact on the environment and we hope that you will appreciate our efforts to be a sustainable development.

Not are we just by the best beach on the Roseland and in the most beautiful part of secret Cornwall but on our no through lane to the beach you can walk to Curgurrell Farm Shop selling Lobster and fish, eat at the Michelin starred Driftwood Hotel Restaurant just across the lane from us, have a family meal at the Rosevine Hotel on the way down to the beach, or have delicious ice cream or snacks at the Hidden Hut cafe on the beach overlooking the bay. Enjoy your homecooked food in the courtyard or at the picnic table in the play field and watch the sun go down as the kids run around on the grass.

Why J Parminter chose Truro & Falmouth

Having loved this area since I was about 12, and having made many friends here over many visits at all times of year we moved to St. Just in Roseland a few miles from here. I saw these barns when they were derelict and decided to buy them and convert them to one residential and two letting cottages but mainly because they came with 15 acres of fields and I had a horse at the time. Really enjoyed doing the development on these character stone barns and made sure they were also as sustainable as possible without losing their charm. No regrets!

What makes this cottage unique

The location is fantastic and it means we only have to walk for 5 minutes to the beautiful sandy Porthcurnick beach for a swim or onto the coast path. Jon loves fishing and can just pop through a field to get to the water and catch Bass. With Portscatho village just a 15 minute walk across the beach and St. Mawes another pretty harbour village a short drive away it's like being a different world. There is everything you need in the attractive city of Truro and we can explore the whole of Cornwall from here with Penzance only 1hr 30mins away and the surfing in Newquay just 40 minutes away. Falmouth a boat trip or ferry ride away and all the gardens to visit in easy reach, oh and lots of great places to eat!

It was an amazing holiday. We had two wonderful weeks in Cornwall with a lot of adventures and beautiful moments. It was possible for us to explore these fantastic places and areas in Cornwall because we had a real "home" here in this barn. Thanks a lot to Jon and Judy for this warm home! This barn is perfect for small children and we did not miss anything.

A great place for Roseland lovers to stay.

This was the seventh time I have stayed at Higher Rosevine, which probably says as much as any other commendation I can give. Jon and Judy Parminter made an attractive and appropriate conversion of the barns: the two holiday lets are quite different, and have their own good points, but you may find Smugglers a little cramped for more than two people. Recommended.

Happy and relaxed in Cornwall

Having been to the area only a couple of months previously we were keen to re-visit and were very lucky to find Smugglers Cottage available for a mid-week let during half-term.

Our initial enquiry was very quickly answered and arrangements made, on arrival we were given a very friendly greeting by Judy and Jon and Judy then showed us around the cottage and farm and explained their ethos of being as ecologically friendly as possible in how the cottages were re-built and how they operated.

The cottage itself, being open plan was spacious and suited the two of us perfectly with everything we needed for our stay and was immaculately clean and tidy.

It's location, for us is just about perfect, we wanted to be close to St Mawes (5 miles / 10 minutes away) but had no idea until we arrived that the cottage also had a Michelin starred restaurant (Driftwood) about 200m away as well as another very good restaurant at the Rosevine Hotel about 400m away plus Porthcurnik beach under 5 minutes walk which, as well as having beautiful views seemed to be very child friendly with safe swimming and lots of rock pools exposed at low tide and, a real gem of a place, The Hidden Hut cafe over-looking the beach serving excellent cakes, hot food, coffee etc (with lavatories!) and brilliant chunky wooden benching

You may also easily walk over the cliffs from the beach to Porthscaro where there is a village shop / Post Office and artists studios over-looking the beach and a good value and friendly pub the Plume of Feathers were we ate on our first evening.

If you wish to explore the Rosevine Peninsula (or easily go further afield via the King Harry Ferry) it is an excellent base and place to stay and one we will happily re-visit.

Cosy and comfortable and close to a beach.

The owners made us very welcome. The accommodation was clean and comfortable and with pretty much everything you would need for your stay. The beach is just down the road which is ideal for us and we visited almost every day. There is a pub in Portscatho very near by. It gets very busy, so book ahead. Mostly we self-catered, or ate in St Mawes, which is charming. Most pubs/restaurants would need to be booked during the summer. The Roseland Peninsula is beautiful with lots of coastal path walks and good beaches.

Ideal für kleine Familie

Die Unterkunft ist ein idealer Augangspunkt um Cornwell zu erkunden, aber auch um die wunderschöne Landschaft und Strände vor Ort zu genießen. Judy und John bieten eine sehr gepflegte, liebevoll und komplett ausgestattete Ferienwohung, in der wir uns sehr wohl gefüht haben. Wir haben die Unterkunft unserer Familie und Freunden empfohlen.

A very well equipped, clean ,well maintained property in a quiet rural location .

We had a very enjoyable week in Wreckers Barn . It certainly lived up to our expectations from the description on the web site . We were warmly welcomed by Judy and Jon who live on site and made our stay a happy and comfortable experience . The property was ideal for us being on one level and easily accessible . Lovely views across the countryside and walking distance from Porthcurnick beach . The location is good for visiting the gardens and beaches of this lovely part of Cornwall and for walks on the coastal path .Our favourite beach was at Caerhays. St .Mawes is only 15 minutes away ,lovely harbour,easy parking and a ferry to Falmouth .

We would recommend this property to anyone who wants comfortable accommodation in a beautiful location .

beautiful Cottage with a great location

We had a nice and pleasant stay in this beautiful Cottage. It's tastefully furnished and very clean with perfect Equipment. The location of the house is great for trips to the many gardens and hikes on the coast side.We felt very comfortable and Judy and Jon made us feel welcome. We would recommend the house to anyone anytime. The best thing probably were the beautiful coast trails along the whole cliffs and coast sides of the surrounding. But there also are many interesting and beautiful towns which you can visit.

Summing up it was a beautiful Holiday for us and we would love to visit again.

With a fabulous beach and the coast path on your doorstep, enjoy walking, sailing or scenery and good food, Higher Rosevine Farm is perfectly situated for them all. The Driftwood Hotel and Rosevine Hotels and the beach with the Hidden hut cafe are just a couple of minutes walk away, or a 15 minute walk across the beach brings you to the picturesque harbour village of Portscatho with its excellent Plume of Feathers Pub and shops, or just a 5 min drive. Between them they provide the best local food from pasties to Lobster. A 10 minute drive reaches the ever popular village of St. Mawes, home to the Hotel Tresanton, and offering access to the Fal estuary and its renowned sailing waters of the Carrick Roads.
