The accommodation available is a 24x39ft (7.3x12M) studio apartment on the top floor of our four story home. It is quiet and private. From the private balcony and 14 floor-to-ceiling windows/glass doors, the room displays breathtaking views up and down the Rappahannock River. It includes an updated kitchen with all appliances/cookware/utensils/dining ware/coffee/tea. There is a full bath with plush towels. Other amenities include: a wood-burning fireplace; a spacious sitting area with a fold-down queen-sized futon, zoned ac/heating, HD TV and high-speed wireless service. The king-sized bed is outfitted with luxury linens and a top-of-the-line mattress set. The outdoor area is wooded with mature trees. There are plenty of Adirondack chairs to enjoy the stunning views of the river, as well as the tranquility of the area. Fishing, swimming, canoeing and kayaking are available right from the property shore.
We have lived in the Fredericksburg area since 1995. We raised our five sons here and enjoyed many of our summer days playing on the river. Ruth graduated from the Medical College of Virginia in Richmond and has worked as a home health nurse for 25 years. She now works for a local home health agency. Lee retired as an officer after 23 years with the U.S. Coast Guard. He has his masters degree and works as a Systems Engineer. We enjoy traveling, meeting people and learning about their lives.
Our Riverhouse is a unique property on the Rappahannock River due to the proximity to the water, nature and to downtown Fredericksburg. When we purchased this home years ago we did so with the intention of sharing its beauty and an appreciation of the river with others.

Imagine nice pictures of the RiverHouse, then deciding to stay there, then moving in late at night. . . and the next morning: YOU DON'T TRUST YOUR EYES!
Reality is by far beating the pictures and you're forgetting to shut your mouth again. Not to mention that the snow covered everything outside (how did Lee & Ruth manage this?). From a guest's view, it was their best idea to offer the RiverHouse's studio for holidays & vacation. We enjoyed nine wonderful days being inspired every morning by what we saw outside while having our breakfast.
Lee & Ruth were very fast in answering our inquiries. For example, we arranged a late arrival without any problems. They were very helpful, warm & kind. As a nice surprise, we were welcomed with some fruits & a tasty red wine (thanks so much!). The studio not only has this stunning view, it also has everything you need and a certain personal touch because of the nice pictures on the wall & other stuff leading to...well, feeling like at home. By the way, it's also very close to downtown (a must see!). We hope to be returning soon & thank you very much, Lee & Ruth, for the hospitality.
My boyfriend and I stayed at the Riverhouse over Memorial Day weekend. The Riverhouse was clean, inviting, and filled with windows. The location was private yet only a few minutes from town and activities. It was very warm that weekend, but we were able to enjoy the porch overlooking the river (one of the selling points for us). All essentials - sheets, towels, kitchen items, wifi, etc. were provided. We experienced an issue with the air conditioning but Lee and Ruth were quick to respond and resolve the issue. We would definitely stay here again, and would recommend it to others who would like the serenity the Riverhouse provided.
We absolutely enjoyed our stay at The Riverhouse! We enjoyed the river views, the many birds, and strolling through downtown Fredericksburg. The studio was very clean and well equipped. The fireplace and deck were our personal favorites. Lee & Ruth are gracious hosts. We would definitely return!
The flowing historic Rappahannock river and the traffic jam of birds at the feeders outside our windows were a constant welcome and entertaining backdrop at this spacious, inviting, and peaceful third floor studio where we spent a month. Well equipped, tastefully furnished. The bed was especially comfortable. Enjoyed returning to this special space at the end of a long day of site seeing. Lee & Ruth are gracious and attentive, the quintessential hosts. Enjoyed

We thoroughly enjoyed our stay at The Riverhouse. Everything was spotlessly clean and all we needed was provided. The furniture and bed were very comfortable. We loved watching the river flow by and watching the birds and wildlife.
My wife and I were in town for the weekend to do some wine tasting, some good food eating, and for me to do the Cannonball Century (cycling event). All we needed was a nice place to stay to rest our heads between events, what we got was a beautifully quiet respite from our daily lives. The studio apartment is huge, the view is spectacular, and our hosts (Lee & Ruth) while available for anything we might need (which was nothing: everything we needed was already in the apartment) allowed us all the privacy we could have asked for. All and all a very warm and comfortable place to stay for those looking for an alternative to the sterility of a hotel. I would recommend this place to anyone.
Our rental property is located in southern Stafford County on the tidal section of the pristine Rappahannock River which is designated a state scenic river. The water here is flat and tranquil. The home is in a peaceful park-like setting. Bald eagles, great blue herons, hawks, ospreys, kingfishers, woodpeckers, owls, finches, ducks and more thrive here. The property has easy water access. Canoes, kayaks and life-vests are available to enjoy the river. You can even paddle to downtown Fredericksburg (which takes about 45 minutes), dock the boat at the riverside park and stroll to lunch at a nearby restaurant. It's a 5 minute drive by car to historic downtown Fredericksburg where there are numerous shops, restaurants, galleries, national parks and historic homes to explore. The Fredericksburg area features much American history with numerous civil war battlefields and cemeteries available to tour. Today, Fredericksburg is a vibrant community with an active art scene involving crafts, music and the performing arts. There are public golf courses, museums, local wineries and many other enjoyable activities.

Cancellation Policy: Cancellations made at least one month prior to arrival will be fully reimbursed. Any dates cancelled less than one month prior to arrival will NOT be reimbursed UNLESS we are able to re-book the dates. We will never charge separate reservations for the same night.
