The accommodation available is a 24x39ft (7.3x12M) studio apartment on the top floor of our four story home. It is quiet and private. From the private balcony and 14 floor-to-ceiling windows/glass doors, the room displays breathtaking views up and down the Rappahannock River. It includes an updated kitchen with all appliances/cookware/utensils/dining ware/coffee/tea. There is a full bath with plush towels. Other amenities include: a wood-burning fireplace; a spacious sitting area with a fold-down queen-sized futon, zoned ac/heating, HD TV and high-speed wireless service. The king-sized bed is outfitted with luxury linens and a top-of-the-line mattress set. The outdoor area is wooded with mature trees. There are plenty of Adirondack chairs to enjoy the stunning views of the river, as well as the tranquility of the area. Fishing, swimming, canoeing and kayaking are available right from the property shore.
We have lived in the Fredericksburg area since 1995. We raised our five sons here and enjoyed many of our summer days playing on the river. Ruth graduated from the Medical College of Virginia in Richmond and has worked as a home health nurse for 25 years. She now works for a local home health agency. Lee retired as an officer after 23 years with the U.S. Coast Guard. He has his masters degree and works as a Systems Engineer. We enjoy traveling, meeting people and learning about their lives.
Our Riverhouse is a unique property on the Rappahannock River due to the proximity to the water, nature and to downtown Fredericksburg. When we purchased this home years ago we did so with the intention of sharing its beauty and an appreciation of the river with others.

Imagine nice pictures of the RiverHouse, then deciding to stay there, then moving in late at night. . . and the next morning: YOU DON'T TRUST YOUR EYES!
Reality is by far beating the pictures and you're forgetting to shut your mouth again. Not to mention that the snow covered everything outside (how did Lee & Ruth manage this?). From a guest's view, it was their best idea to offer the RiverHouse's studio for holidays & vacation. We enjoyed nine wonderful days being inspired every morning by what we saw outside while having our breakfast.
Lee & Ruth were very fast in answering our inquiries. For example, we arranged a late arrival without any problems. They were very helpful, warm & kind. As a nice surprise, we were welcomed with some fruits & a tasty red wine (thanks so much!). The studio not only has this stunning view, it also has everything you need and a certain personal touch because of the nice pictures on the wall & other stuff leading to...well, feeling like at home. By the way, it's also very close to downtown (a must see!). We hope to be returning soon & thank you very much, Lee & Ruth, for the hospitality.
Wonderful place to catch some relaxation between sessions of a long swim meet. The hosts were very accomodating and helpful during our stay. I wish we would have had more time to stay and enjoy it. We will definitely be returning!
The pictures don't do this place justice, the whole wall of windows on the water is really beautiful. There are also bird feeders by the water and my wife and I enjoyed just sitting out on the balcony and listening to the birds. There are alot of great reviews already so I will try and focus on a few specifics:
The canoe - use it. We paddled into Fredericksburg and walked to bars and restaurants and little shops. It was a really unique experience and its an easy trip even if you aren't a very active person. Great way to get some exercise out in nature before heading out in the town.
Cleanliness - fantastic. I have stayed in several of these rental places and this is probably the best cared for one I've been in. The owners were away when we stayed there, but their son was caring for the property. He was great, polite and professional, there when you needed him and gone when you didn't.
Amenities - above and beyond. This place had everything; toilet paper, paper towels, trash bags, soap/shampoo/conditioner, full kitchen supplies including a chef's knife, they even included coffee and filters for the coffee machine. These may all be minor investments for the owner but it adds up to a really pleasant and relaxing experience.
Location - it feels very private and secluded, but if you need supplies there is a Walmart close by and Fredericksburg proper is a very short drive. There is not a separate entrance to the rental, but they provide you with a key code and it felt very much like a private space. It always felt like your own apartment, not like a room in someone else's house.
I highly recommend this rental to a couple that's looking for a good combination of tranquil time together and some fun days out in a cool small town. Really, I would recommend it to anyone who just wants a nice place to stay and relax. I'm sure my wife and I will be back.
The Riverhouse is a great place to stay. Very roomy, clean and a beautiful view of the river from the floor to ceiling windows. The bed was very comfortable. We enjoyed bird watching, as there were feeders outside the windows. Lee and Ruth could not have been better hosts. They had great ideas for places to eat and things to do.
Our second visit to the Riverhouse was just as lovely as our first, and we will make every effort to return again. The panoramic winter view of the riverbank through an endless wall of glass is both peaceful and inspiring, and makes even a dark or rainy day into a thing of beauty. Lee and Ruth are thoughtful, attentive hosts, and provide everything necessary for a brief or extended stay in their studio. The rental is a short drive from the bustle of Fredericksburg, yet provides a sense of privacy and isolation unparalleled by any other place we've stayed. The kitchen is outfitted with everything needed to cook for two, and the studio is clean and spacious. We enjoyed the new vegan restaurant in Fredericksburg, walked the canal path through the town, and sampled the historical sights. And then returned to enjoy our books on the comfortable couch with a spectacular view, and wish vacation never had to end.
My husband and I stayed at the River House for a two-night getaway without our children (!), and found it comfortable and inviting. Everything was clean and ready and we were greeted by Ruth upon our arrival. We enjoyed the high-quality mattress, well-placed lighting, lovely views, and wonderful location. Lots of nature and wildlife - birds & raccoons especially. We had not spent much time in Fredericksburg before, and greatly enjoyed shopping (many interesting gift shops and antique stores) and dining there. We relished the cozy Riverby books in particular, an independent used bookstore in town. We also appreciated the convenience of having our own kitchen, as we were able to eat in and cherish keeping a leisurely pace during our stay. All in all, the River House had everything we needed, and we would happily return!
My wife and I rented this property for a week during a 5 week road trip to explore Virginia
The accommodation is a large studio, being the third and top floor of the owners’ impressive house. Internally the appearance of the property is very welcoming with its tropical vibe. It benefits from ample natural light with a sumptuous view of the Rappahannock River below. On entering we were most impressed with the cleanliness and spaciousness of the accommodation. The bed has two mattresses so it is quite a way from the floor. (This is a word to the wise for those, like us, with short legs!) Linens were of a good quality. There is a bathroom which has a shower over a small bath. It worked efficiently and there was always ample hot water at good pressure. There were sufficient soft, fluffy towels for us to use. The living area has a comfortable settee, an arm chair and a huge modern TV with an extended package of programmes. The kitchen area has a four ring halogen hob and oven. There is a large fridge / freezer as well as a full sized-dishwasher. All the appliances we used worked well and were very clean. There was a modest amount of crockery, glassware and cutlery. The kitchen was compact with limited storage and work space. The wi-fi was very effective. Externally there is a deck to the rear with a table and chairs. Great for views and watching the bird life. Sunsets on the river are simply stunning.
The accommodation is a 10 minute drive to downtown Fredericksburg, with its shops, restaurants and historic attractions.
A big thank you to our host, Lee. It was a delight to meet him and we really appreciated him sorting the initial problems we had with the supply of hot water. He really went the extra mile to ensure that we were not inconvenienced. We greatly appreciate his immediate and effective response.

Cancellation Policy: Cancellations made at least 60 days prior to arrival will be fully reimbursed. Any dates cancelled between 59 and 30 days prior to arrival AND NOT REBOOKED BY ANOTHER CUSTOMER will be reimbursed 50%. Any dates cancelled less than 30 days prior to arrival AND NOT REBOOKED BY ANOTHER CUSTOMER will not be reimbursed. Again, if we are able to re-book any dates cancelled, no matter how close to the arrival date, we will reimburse those dates at 100%, minus any PayPal charges. We will never charge two customers for the same night. If you have any questions with this cancellation policy, please give us a call. We are trying to be as fair as possible to both ourselves and our customers.
Once a reservation request has been made, we will send an invoice through PayPal. Once the invoice has been paid, we will send a reservation confirmation. If the reservation is cancelled, any PayPal fees paid be the owner and not reimbursed by PayPal will be deducted from the deposit returned.

Our rental property is located in southern Stafford County on the tidal section of the pristine Rappahannock River which is designated a state scenic river. The water here is flat and tranquil. The home is in a peaceful park-like setting. Bald eagles, great blue herons, hawks, ospreys, kingfishers, woodpeckers, owls, finches, ducks and more thrive here. The property has easy water access. Canoes, kayaks and life-vests are available to enjoy the river. You can even paddle to downtown Fredericksburg (which takes about 45 minutes), dock the boat at the riverside park and stroll to lunch at a nearby restaurant. It's a 5 minute drive by car to historic downtown Fredericksburg where there are numerous shops, restaurants, galleries, national parks and historic homes to explore. The Fredericksburg area features much American history with numerous civil war battlefields and cemeteries available to tour. Today, Fredericksburg is a vibrant community with an active art scene involving crafts, music and the performing arts. There are public golf courses, museums, local wineries and many other enjoyable activities.
