Guest house has 2 bedroom, 1 bath, and has an open family room/dining/kitchen/wood fireplace and is perfect for family gatherings. Car port has patio area with table and chairs, plus second patio area close to the one acre spring fed lake with table and chairs. Patio has gas grill for your use. Concrete table and pit area. One dock platform close to Guest House where you can sit at a table with two chairs and have coffee, drinks, etc. One large dock off the dam with glider , rocking chair, side table and plenty of room to fish..
Guests are free to roam the woods where wildlife and birds abound. Fishing is available in the lake. Lake is stocked with catfish, bass, and bluegill. Paddle boat may be used. It can be so relaxing to sit on the patios or get in the paddle boat on the lake and just listen to the county sounds. NO SWIMMING in 1 acre lake, Only Fishing,
Cozy guest house in the woods is perfect for a family vacation, long weekend retreat, guys fishing retreat, girls get away, or just get away from the hustle and bustle of town and forget about the 'real world' and relax! Quiet and peace surrounds you in the middle of 'Shady Springs' 85 acres with a gated entrance. We furnish lots of extras. Wood for fireplace, salt, pepper, sugar, flour, some basic seasoning, coffee,tea, paper towels, tissues, etc. All you need is your food, clothes and fishing supplies if you fish.
Located 100 miles east of Dallas, 100 miles west of Shreveport and within minutes of Pittsburg, Mt. Pleasant, Winnsboro and Gilmer. A 45 minute to an hour drive away is Jefferson, Minneola, Canton. All the towns have unique little shops and wonderful antique shops plus beautiful scenic drives along the way.
Some of the best fishing in the area is Lake Fork, Lake of the Pines, Lake Palestine, Lake Holbrook, Lake Winnsboro, Lake Gilmer and more. Guests can experience the country but enjoy the amenities of town.
In the spring fresh strawberries, and the summer fresh peaches, blackberries and blueberries are sold or you can pick your own at nearby orchards. A winery 10 miles away and restaurants are within 15-30 minutes of the farm.
If more than 4 adult guests there is a cost of $10 per person per night. Welcome to have guests to visit but NO Extra Overnight Guest.

Jim & Jodi moved to 'Shady Springs' in 2001 from Dallas, TX. The land has been in the family since the mid 1800's. Jim's mother inherited her part in the mid 1950's and started carving out their little niche in the woods on weekends and holidays. Parents retired and built their home in 1970. Jim designed and built our log home 'Mi Mi's Tree House' on the land in 2001 to be near 90 year old mother. 2005 we redid parents home for guests and family. We live on the property and take care of everything.

Total relaxation is achieved here! Even just the drive there was relaxing and I loved how far off the road the house was. All you can hear is the water and the breeze. They had so many extra little touches in the kitchen, bathroom and all over! I felt like I was at a country home of my very own. We grilled out for almost every meal, took a walk on the water and got great sleep! I am counting the days until I can book again!!!
First off Jim and Jodi are delightful people. They respected our privacy and offered assistance if anything was needed. We didn't need assistance because everything was perfect for me and my 2 friends while we wrote music and enjoyed the peaceful surroundings. We enjoyed the comfortable couch and lazy-boy chairs at night while watching a movie that we picked from a nice selection of DVDs and VHS tapes on the flat screen TV. We used their propane grill for steaks and hamburgers, and the oven came in handy for beer chicken. The beds were very comfortable, the shower was better than most, and overall this lake house and surrounding nature is a gem. Well kept and clean. Jim shared that his family property goes back to the 1800's. I recommend anyone looking for a relaxing get-away from busy life (Like we were) to check out the Shady Springs experience. I promise you, you won't regret it.
Just what the doctor ordered for spring break for my wife (teacher). The home was wonderful, comfortable, and beautiful. Your setting in the tree farm is great. I would be remiss if I did not mention your wonderful hosts Remi and the cats. Remi willing led my two grandkids throughout your wonderful grounds. We loved the pond and fished several days. I just wish there were any fish in the pond. We still had a great time trying. I would recommend your place to anyone!!

William and I want to personally thank you for your wonderful hospitality! We really enjoyed our stay at your peaceful guest house. Everything was just perfect and completely exceeded our expectations. The pictures just don't do it justice. Simply beautiful...So peaceful, quiet and serene. The guest house was immaculate and made us feel right at home. We lacked for nothing during our stay and really appreciated the attention to detail, right down to the fully stocked kitchen and bath. The king size bed was so comfortable!! We enjoyed our conversations with you and appreciated all of your suggestions, especially about the nearby town of Jefferson, what a gem!! Remi, your unofficial property mascot, was the sweetest dog we have ever had the pleasure of spending time with. We enjoyed her greeting us every day and just fell in love with her. We enjoyed going out on the paddle boat and sitting by the lake everyday. We cannot wait to come back and are already planning for our next visit. William was impressed by Jim's knowledge and we are both so thankful for our new "friends". Our only regret was that we didn't stay longer! Cannot wait to return. Thanks again,

We only had a few days to spend with two of our kiddos for Spring Break and wanted some place not to far away. We also wanted a place where we could fish. I guess it was just a little to cold for the fish to come out and play. But that was okay because Remi (the dog) did come out to play with us! She was great! She would accompany our family on hikes and had a blast! Cats were pretty cool too!
We spent Saturday taking a day trip to some of the towns around the area. Jefferson is probably our favorite place to go. Lots of antiques and places to shop.
This place has everything you need for your stay! Clean, cozy and inviting! Beds nice and comfy! If you need any 8-tracks for that stereo in the closet let us know, we can supply you with all you need!
