Unusual, romantic apartment full of atmosphere in one of Florence's oldest areas - that once occupied by the Roman amphitheatre. Indeed, the street takes its name from one of the principal entrances into the arena. Just 50m from the church of Santa Croce Church, 200m from Piazza Signoria, 100m from Piazza del Duomo, 200m from the Uffizzi Gallery and Ponte Vecchio, and 10m from Vivoli, Florence's best known ice cream parlour!! The apartment, on the first floor of this antique palazzo, is accessed via a flight of 24 steps (no elevator). Our best vacation in years! Our host, Fabrizio, picked us up at the airport and tucked us into our beautiful residence. The residence was as promised: unique, comfortable, well-appointed and welcoming. Fabrizio was informative, friendly and even assisted us in getting our luggage, which was on a later flight. He allowed us our privacy, but was available by email when we had questions or needed advice on local attractions. On 02 Jan, we headed out into the Italian countryside with Fabrizio as our guide. We toured Siena, had an excellent lunch and wine-tasting, and toured two other notable Florentine sites. My wife and I are still basking in the afterglow of what was a truly unique and soul-soothing experience. Save money and go with Fabrizio. You won't regret it.

Eclectic lovely apartment near San Croce

I really loved this two-level apartment in Florence. It is close to the beautiful church, Santa Croce, and near the nerve center of Florence with everything within 5-10 minutes walking distance. The furniture and appointments are wildly eclectic, reflective of the owner and world traveler, Fabrizio, in an old palace with high ceilings and huge windows. Florence was wet and cold when we were there, but we didn't suffer as I suspected we would - there were excellent beds and linens that kept us warm and comfortable. Note that, as advertised, the 24 steps to the apartment are stone, deep, and uneven but I had no trouble and was recovering from spinal surgery, wearing a brace and using a cane. There are two lovely restaurants within two minutes walk and a little grocery. The apartment was fully equipped with all we needed and Fabrizio even left us a bottle of wine. I would return to this property in a heartbeat.

Great location

There were 2 great features of this VRBO : location walking distance to everything and comfortable beds . Kitchen and bathroom were fine. Charming decor.

Unfortunately there was an bad odor in the area after the dining room. It smelled like dog urine. We found the Febreeze and that did help

The family room had no comfortable seating, The entire place is open, second bedroom had small door to window , did not drown out sound. And upstairs bedroom is a loft. Very dark inside even with lights. The steps up to the apartment were grueling. It was also difficult in the beginning unlocking the doors. Although we were given a brief instruction for how to use washing machine, it was difficult to figure out when we were on our own. I recommend english instructions written out.

Fabrizio did arrange a taxi for us the day we left which was helpful. We were not aware of the extra fees we had to pay until the end but I assume this is with all VRBO rentals.

Owner's Response: It's a great disappointment to read a review like this given the care and attention to detail that my staff and I put into making this apartment a great place to stay - something that is clearly reflected in all the other reviews. I would like to respond to each point, starting with VRBO's fees: you are right - this has little to do with the apartment. Everything is laid out clearly on the VRBO site, but if you have any doubts about it, I suggest you contact the company directly. Then there are two comments, about the open space and steps, that leave me at a loss as to why you booked the apartment in the first place, as it was clearly not appropriate for you. Part of the apartment is indeed open plan, and yes, the second bedroom has a door and window (both of which can be closed for privacy) which give onto the sitting room area. This is all as advertised, and the open layout is shown clearly in the many photos on the site from which you made your booking. These also show that the upstairs room is on a mezzanine floor that is open to, and overlooks, the sitting room area. My posting also clearly states that there is no elevator, and that the apartment is on the first floor. As it's only one floor above ground level, up a fairly standard-sized ramp of steps, which I'm sorry to read you found “grueling”, I can only imagine that steps are an issue for you, which you will have known when you booked it. Wouldn't it have been better to look for something on the ground floor or with an elevator? The odour: we take great care to ensure that everything is scrupulously clean and tidy, and this is a first for us. I'm sorry. I don't know what it was, but it certainly wasn't what you suggest: we have animals in the apartment only very rarely and the last was 7 months before your stay. If you had let me know about it, I would have dealt with it immediately. As it is, I'm glad that it was temporary. The security locks and keys do indeed require some getting used to, and I showed you how to use them when you arrived – I always do. There are English instructions on top of the washing machine, and there are plenty of lights and lamps throughout the apartment. Thank you for the comment about the cinema seats – you are not the first to mention them, and they will shortly be replaced with a more comfortable sofa. For the rest, I'm glad that you enjoyed the many other aspects of this lovely apartment, its excellent location, and our friendly, caring and professional service.

Great Location but Noisy

Fabrizio picked us from the train station which was very helpful when hauling bags around. Thanks!

Apt & Cleanliness - Very clean and well appointed. We would have preferred a couch instead of 4 uncomfortable wooden chairs. But, we did not spend much time in the living room.

Wi-Fi - Sporadic and very slow. It was frustrating since we had to do some work. Since there is a charge for Wi-Fi, suggest investing on a better cable.

Location - Excellent. I would give five starts. All the major tourist attractions were within a 15 min. radius.

Noise - We were there for 4 nights. The noise on Thurs. and Friday went on till 2 and 3 a.m. We thought the neighbors were having a party. But, it happened on Friday morning too. The shouting came from the streets below. Not sure why it was quiet the 1st two nights. Lack of sleep made us very tired.

Check out - We sent a text msg. to Fabrizio asking him to book a taxi for us for the following day. He sent us a msg. back saying that we have to leave the apt right away even though we had booked the apt for 4 days. After 35 min., he realized that he was communicating with the wrong couple. While we understand people making mistakes, it should not take a screen capture, a photo of my computer screen and 30 min. of emails and text messages. I even had to go through past emails (when wi-fi is slow) and send him the confirmation that I received from Fabrizio to prove that we had four nights. I was panicking thinking that I had made a mistake. This exchange was very stressful on us.

Owner's Response: Sorry for noise but during your stay there was the American Students Week , and you know young students..... About wi fi it is very strange , I had as guests many times american and australian managers and never complains for this issue . Probably in this 13th century apartment with the walls of 23 inches wide there are some corners where the wi fi is lower .

Beautiful apartment, very gracious host, and perfect location.

The only change I would make is that while visually pleasing, the stadium furniture in the living room is not a very comfy place to relax with a glass of wine....
