House has two large bedrooms with queen beds and an office with a couch that converts to a king bed. Sleeps 4-6. One full bathroom and a outdoor shower. It also has internet and phone. A gorgeous back patio and full gas grill. The house is stocked with everything you need... beach chairs, snorkel equipment, large beach towels, coolers, two bicycles to ride to town or the beach. It also has a flat screen T.V and DVD player. This year we purchased a washing machine for guests to use. The Canadian woman next door is extremely helpful and looks after the house. She has lived in the area for years and knows all the best places to go. There are two amazing cenotes in the neighborhood for swimming. The police station is located at the entrance to the neighborhood and they are extremely friendly and helpful. This is a perfect place to stay. Close to the beach and Mayan ruins. Go off on adventures during the day and come home and relax in a beautiful house. Sit on the back patio and have a drink and grill out, or walk to town for some local entertainment.
My husband and I live in southern Illinois. We looked for many years at houses to buy down in Mexico. We came across this property in this wonderful little neighborhood. It was right in the middle of all of our favorite places. It is safe and so perfectly located. We own a business and travel to Mexico for several months during the winter. The house sits empty for 9 months. We thought we would share our little treasure with others.

This house is the perfect size for us(husband, wife, 2 1/2 year old and my mom and dad). We have loved traveling to Mexico the last 15 years and we wanted something to call our own there. We hope to retire here in another 20 years. The beach across the road is the most amazing place and the town is so charming. I can walk everywhere and never feel unsafe.
We have decorated this house to be warm and cozy. My husband and father are carpenters and a lot of the furniture you see was built by them. I love sitting in the front drinking coffee and watching the toucans fly by. At night we sit on the back patio and grill out under the warm sky and stars. I enjoy walking to town or riding my bike to go get fresh fruit and tortillas. The people in town have become my friends. During the days we relax on the beach, go snorkeling, or head to some new adventure. Belize is only 3 hours away!
We had a fabulous time staying in this house, and everyone was very friendly and helpful.
The beach that was only a 10 minute walk, and was the most beautiful one we had ever seen.....
We enjoyed staying locally and supporting the wonderful local restaurants, and residents.

Was here and rented from this family. This is a cute place, great neighborhood and walking distance to a beautiful beach. The owners are attentive and willing to help. Conveniently located between Playa Del Carmen and Tulum by collectivo. We didn't rent a car but had no problem going to either town.
I would rent this casita again in a heartbeat. We were comfortable and Chan Chemuyil is really a nice little town. The casita is neat, clean and no doubt fully supplied. We had no issues that would even make us think twice about renting again.

We have been to the area many times and this is my families favorite place. They love it because it is so conveniently located and the little house has everything a family would need plus more. The internet and wifi was great. We were able to do many things on it at once (netflix, reading eggs, duolingo). The house was very cozy and wonderfully decorated. There are probably 500 movies to choose from to watch. Ranging from kid stuff to 80's movies to westerns to classics and even the most recent movies out. The back patio was great for grilling or enjoying coffee in the morning. The owner is extremely helpful and knowledgeable and recommended some great places we had never been to. The neighborhood is amazing. The people are all so friendly and willing to help. Here are a few tips we learned: the water guys come by on tues and thurs. They also carry milk and juice. There is a pizza guy that goes by every night on his motorcycle between 5-6. The pizza is less than 10 dollars and is mediocre. Great for kids. The fresh bread and doughnut guy came by twice a week at night around 5. We could count on his goofy horn every Friday. There are also people selling fresh fruit out of their trucks, for next to nothing. There is an orange juice maker in the house and we made fresh oj. Do not be afraid to eat from the vendors. We've never had a problem.
The collectivos are a great way to travel but if you plan on getting off of the main highway, you may want to consider renting a car.
Bottom line, this home is an amazing bargain. This area is booming and this house is right in the middle of it.
Stayed here for 10 days, it was awesome, comfortable and has everything you need for a great family vacation. Great location, Chan Chemuyil is a nice place. Neighbours are very friendly. Chemuyil is a great little Mayan village, with good restaurants. This casa is perfectly located for checking out the Mayan Ruins, we saw Tulum, Chichen Itza, Ek-balam and Coba. It is very close to Akumel, and Playa Del Carmen. It was nice to get 'home' to the peace of Chan Chemuyil after touring for the day. This Casa is really nice and very good value. Cowboy is the Property manager and always there to help. He took us on a tour of the area on the first day. The owners are very accommodating as well. The local beach and Cenote are fantastic. You can swim in the Cenote, or just dip your toes and watch the fish gather. Quite an experience.
My husband and I stayed here for 8 nights, along with my sister and her 7 year old. Overall, we had a great time. The "casita" is modest, but very comfortable and the location (and price) can't be beat. The house manager is very knowledgeable and gave us a tour of the neighborhood and the small town of Chemuyil (about a 10 minute walk) upon our arrival. Even though we did some grocery shopping on our drive down from Cancun, it's not really necessary since all the essentials are in Chemuyil. Plus the restaurants there are so inexpensive (La Palapa was our favorite) we didn't cook in once during our stay. The community cenotes are wonderful and much more authentic (and probably cleaner) than any resort swimming pool. The beach at Xcacel is as beautiful as advertised (note: it's 10 pesos per person--well worth it).
A few caveats, however. The TV is not hooked up to either satellite or cable--it just plays DVDs (of which the owners have plenty). And like much of Mexico (except in the resorts) it is requested that you not flush toilet paper down the toilet. This wasn't a big deal for us since the town dumpsters were just around the corner from the house (and kept very clean, I must say).
All in all, we had a wonderful time. The other residents of Chemuyil Chan were so nice to us and very helpful. I'd definitely return.
Chan Chemuyil is a hidden gem in the jungles of Mexico perfectly located 20 km south of Playa delCarmen and 10 km north of Tulum. A quiet little neighborhood surrounded by cenotes to explore and within walking distance to Xcacel Beach.
The home is exactly as described, clean, well furnished and fully stocked for all your needs. The owners offered the use of bicycles, beach chairs, coolers, etc. The owner was easy to deal with and offered lots of help in answering any questions and had a detailed list of places to see and things to do in the home.
The town of Chemuyil had a couple great restaurants that were reasonably priced. La Palapa (great fish and shrimp tacos) and Leo's (surprisingly great pizza- being from the Chicago area I was pleasantly surprised). The beach at Xcacel was very quiet but I spent most of my time at Tulum Beach at Zazil Kin. Beer for 25 pesos, nice people, and a great beach. Tulum is home to many beautiful hotels and some great restaurants. Don Cafeto (great traditional Mexican food-loved the chilaquiles) and El Camello (the best, freshest and cheapest shrimp ceviche I have ever eaten) were both great local hangouts.
Akumal is quick 5 minute drive to the north and Turtle Bay Cafe and Bakery is a great place to have a meal or watch a bad Super Bowl. The food is great, the beer is cold, and the tequila is delicious. Akumal is also the perfect place to go snorkeling and check out the sea turtles.
We also took the ferry to Cozumel and rented a motorcycle for the day. (Cheaper to rent once you arrive in Cozumel and go into the rental shop). Took a quick ride down to Carlos and Charlie's Beach Club and enjoyed spending the day there even though it was very touristy and not cheap.
Certainly had to go to Playa delCarmen for an evening for some people watching and had a great meal at Buenos Aires (Argentinian steak house). Tuna carpaccio appetizer was amazing as was the Arranchierra (Argentinian steak). Be prepared to spend some money here but a really good meal.
Overall, a great time in a great location. The home was convenient as long as you had a car, which we did. 1.5 hours to Cancun and the airport. 15 minutes to Tulum. 10 to Akumal. 30 to Playa delCarmen. 1 hr to the quaint town of Valladolid and a couple hours to Chichen Itza.
Car rental is not cheap in Mexico, do not let the websites confuse you. DO NOT PURCHASE INSURANCE BEFORE YOU GET TO MEXICO (through Orbitz or any other company). Prepare for $30-40 per day.
We are located 1/2 mile from Xelha. The house is 1/4 mile from the 4th ranked most beautiful beach in the world. You can hop a Collectivo anywhere up and down Hwy. 307, which is 1 tenth of a mile away. Tulum is 11 miles south, Akumal 3 miles north. Playa Del Carmen is 20 miles north. There are several Mayan ruins very close. It is truly in the middle of all the action. The Riviera Maya at its finest. The town of Chemuyil is less than a half mile away, where you can enjoy amazing food and drinks with the local Mayan people. Or visit several Grocery stores in town, the fresh fruit market, or the chicken man. The town even has several internet cafes and laundry. You will fall in love with the charm of this little town and amazing area!
