This unit has two king suites and a maximum occupancy of four, i.e., four adults or two adults and two children, etc. We restrict occupancy to maintain the quality of the unit. Please do not inquire if you are looking for accommodations for multiple families, extended families, or groups of young adults under the age of 25. We do not rent for more than one week intervals (no monthly rentals and no extended stays beyond one week).

One parking space is reserved for this unit, and a maximum of 2 parking passes will be available. If parking for a second vehicle is required, the second vehicle will park in guest/unreserved parking. Both vehicles will require a parking pass, and passes must be obtained from owner. All parking is within covered parking garages.

The condo building is "Regency Isle," located about 1/4 mile from the AL/FL state line on the Perdido Key Beach within the city of Orange Beach, AL, providing convenient access to both Alabama and Florida attractions. The building is 13 stories with 3 levels of covered parking followed by 10 floors of living space. The building parallels the Gulf Coast, providing each balcony the same private Gulf-front location.

The condo is on the 5th floor/6th level, as floor numbering begins with "G" for ground parking level. This condo is centered directly over the pool. This 2 BR, 2 1/2 bath unit is high enough for balcony privacy and a great Gulf view, yet low enough to feel connected with the beach and be serenaded by the magnificent Gulf waves.

The building is located in an upscale residential setting with no commercial establishments within view, yet just a couple of miles from grocery shopping, restaurants, and entertainment.

The unit is direct Gulf-front and the 30 ft. long by 10 ft. deep private balcony and will likely upstage any you have experienced. The balcony has enclosed sides for maximum privacy.

The interior has a large open floorplan, 9.5 ft. high ceilings, designer furnishings including a leather sofa and loveseat, and captivating custom artwork throughout. This condo is not a typical vacation rental, but is appointed as an upscale vacation home. Its unique and exquisitely detailed décor will definitely appeal to guests with sophisticated and discriminating tastes.

About Keith & Joan Presson

We fell in love with the Alabama Gulf Coast about fifteen years ago, when we began vacationing there twice a year with our young son. Once we experienced Regency Isle, we never wanted to stay anywhere else and eventually decided to purchase a unit of our own, which we have renovated and appointed to appeal to a particular clientele.

Keith received his bachelor's degree from the University of Memphis (Go Tigers!), and Joan received her bachelor's degree from the University of Alabama at Tuscaloosa (Roll Tide!). We both received master's degrees from the University of AL in Huntsville (UAH), so we will always have strong ties to Huntsville, as well.

We have traveled to many beautiful beaches but can honestly say that there is no coastline more beautiful than the Alabama Gulf Coast.

The year 2016 will be our fourth year to share our wonderful condo, and we look forward to meeting and working with fellow fans of the Alabama Gulf Coast. Welcome back to all of our former guests, and we look forward to becoming acquainted with first-time guests in 2016.

Very Nice

We stayed in this condo in July 2016. We've rented many condos in Orange Beach, and big chunk of them at Regency isle. This condo was very, very nice. Everything was first class. It was clean, in good working condition, full of furnishings and very functional. Virtually all of the appliances were new. The A/C unit was a high-end Trane system and worked well. All the plumbing worked well, the showers were good, toilets worked, kitchen sink and disposal worked. There were ceiling fans in all the bedrooms and the main area and they were all quiet. The washer/dryer were perfect. The balcony was very private, had two lounge chairs and a small table between, then a tall table with 4 swivel chairs. Also, the couch was a fold out sleeper, and according to my daughter, was actually comfortable.

The listing description was accurate and completely reflected the condo. The view was wonderful, a full frontal view of the beach and ocean. The floor level (5th) is not to low (so as to hear the pool crowd) and not to high and thus kept you still feeling connected to the property. The owners were very responsive and helpful with my questions.

The only item which wasn't ideal....is the lack of an ice maker (but this isn't a show stopper). However, there was a wine cooler instead, which worked well.

I would certainly recommend this condo to friends and family and would stay again.

Perfect place to celebrate our 20 year anniversary

The condo was perfect. Super clean, beautifully decorated. It was in an excellent location. The owner was so nice and helpful and thought of all of the little things to make you feel at home. It was great having a designated parking spot in the covered area and also loved having the reserved beach chairs with umbrella. The balcony was the largest we've seen with amazing views. We would definitely recommend this condo to anyone and plan to book it again.

This condo has a magnificent view of the Gulf. It is well equipped for cooking for large and small crowds. Beautifully decorated and maintained. The price is good for the amenities. We love staying there.

Exceeded Expectation

This was my first visit to Orange Beach however I've had multiple stays in privately owned condos. This condo is EASILY the most pleasant I've stayed in. The pictures do not do it justice... the kitchen is very well equipped, the condo is incredibly clean and very well kept, and a personal fav is that the condo is on the 5th floor...not too high, not too low, perfect view of the ocean and the dolphins that swing by in the mornings. I love the location of the Regency Isle and the balcony is so spacious, it's fabulous. I'd like to add... the fact that they provide parking and beach service as part of your stay is something I didn't see any other owners share. ...to me that small gesture signifies they share this beach get-away for the right reasons and clearly sets them apart. There is just nothing negative to say... we had an amazing time. Joan, thank you and your husband for your generosity, we will absolutely be back!

Best on the Beach!

My family and I have been travelling to Orange Beach for 25 plus years. We have stayed numerous places and have settled on this condo for three years. Joan is AWESOME to work with and her attention to details is second to none! She goes the extra mile to provide the small things to make the condo like home. The balcony is big and roomy with fabulous furniture. View is amazing and high enough to see the dolphins :) The beach chair service is a great bonus! Do not pass this gem up!!!
