Fully stocked and ready for fun. This one bedroom very deluxe unit has all the things for cooking, fun in the sea and relaxing on the private lanai overlooking the pool and ocean. This is not some unit set back with a peek a boo view. In a very quiet 20 unit building only 2 miles from town. Right across from the farmers market so you can shop for the best Kona has to offer. The bedroom has a comfy new King sized bed and a private vanity. The travertine floor throughout makes the living space is open and tropical. The private lanai is the best spot for an evening drink or early breakfast. WiFi via wireless. Local phone calls from the unit. Photos do not do it justice as it is being refreshed and updated between each visitor with new paint etc. Gutted bathroom bathroom (all new travertine walk in shower, travertine floor and new granite vanity. Updated bedroom suite with all new linens. Entire new living room floor, TV, and lanai doors & windows. Better and better each month. Brand new showplace Granite kitchen! Kona is a truly magical place we fell in love with it long ago and this building was the first I looked at. Sadly the unit I wanted sold to someone else before I could get it. Now 21 years later we finally are back at the Kona Riviera. Once you see it you will never want to leave.

You really can travel light since this is such a well stocked unit. All the beach goodies and great books are waiting for you. Come relax!

Due to construction problems the unit was not ready when we arrived. However the owners & booking agent got us a nearby condo. The owners picked us up from the airport, drove us to the grocery store then to the alternate unit. A few days later when the repairs were done they picked us up and again drove us to the store and to the condo. It was lovely to be treated so well. It really makes a huge difference to have owners nearby and such nice people. Thank you!

Overall, a mixed bag with some pluses and quite a few minuses

This was the least impressive condo of the many we've rented in Hawaii. First, the pros: the location is excellent and the views are fantastic. The condo has a great view of the ocean and you can hear the waves as you relax on the lanai. The kitchen is stocked well and everything is easily accessible. It's also close to the shops and restaurants in downtown Kona.

Now, the cons: the condo was definitely not clean. The couches reeked of body odor when you sat on them and the shower curtain and adjoining walls were moldy. In addition, there were bottles of "Softsoap" cleanser by each of the sinks and they smelled suspiciously like they had been filled with watered-down Palmolive dishwashing detergent. Most condos we've been in have laundry facilities. This one had a coin-op laundromat downstairs. A major hassle! The air-conditioner was a portable unit propped up on a dining chair in the bedroom! We didn't use it much as the weather was fine but there was a notice stating the user would have to empty the water trough periodically if used continuously. Another hassle! Finally, the lanai, although offering a great view, was a walk-through lanai for the other condos on the same level. Thus, no privacy!

With a thorough cleaning and new furniture, this place would be fantastic! As it is, I'm sorry to say we can't recommend it.

Owner's Response: Aloha! Yes, the view is really amazing from this condo!! I wanted to respond regarding your comments. First, we do steam clean our furniture regularly. It's possible a guest sat on the couch wet from the ocean. We try to encourage guests to never do that! Anyway, we have steam cleaned it since your visit. Also, because of intense humidity, we do change our shower curtains regularly. And it has been changed. On the A/C, I have no idea why it was on a chair! It has a stand that it sits on. As far as lanai, there can only be one person who would walk by; the next door condo. But they can exit another way so I'm not sure why they would walk by. We have talked to our manager about that. So, we hope we have been proactive enough on your concerns! Mahalo,

We had a great time there

The condo has a great location near Kona beach, it is clean and have wonderful sea view. We found ourselves at home when I found such a full kitchen. We enjoyed ourselves staying in this place. The only thing to note: the electric fan does not work in the living room, but it does not affect us too much as we were out during most of the daytime.

A Little Gem

My friend and I were so lucky to get a few nights when someone had to check out early. We wanted a kitchen rather than a hotel room we had and this kitchen is 5 stars. What a lovely little condo, everything was new, linen, towels, rugs-great timing for us! We met the owner when she brought down a couple of new cooking utensils and she was very friendly. She shared a wealth f information about Kona from a long time resident's perspective.

The view is excellent. There is a roof on the ocean side of the building but it is painted light but you see the ocean over it and if you sit on the lanai (they have tall seats around the lanai table) looking a little north you look right at the waves and the shore. I read the reviews and someone complained about the roof but for us it was not an issue. The photos on the listing give you a great idea of what you actually see. I think it is better than shown in some photos but everyone should look at the pictures to see it. Some people will not like it but others like us won't care a bit.

The bedroom has new drapes that close up and make t really dark. I napped after flying n for a few hours mid-day and that was great to get off the "jet-lag" feeling. The A/C is one of those in the room kind, it was very strong and I only used it in that first afternoon. The building is old so what you see from the street is not great but once you come inside the security gate that feeling is gone. The gardens are nice with tropical plantings (orchids even blooming in December!) the pool is lovely and the BBQ is a great amenity. We only saw a few people on the deck at any one time so it was pretty private and had that "exclusive" feeling. My only complaint is that we could not stay longer! We will return next year and tell friends about this little gem.

We left early...

This looked like it would be a great place for us and the reviews sounded good. It turned out to be a poor match for us . Maybe it will work for you, as it seems to have worked for many people. But I will tell you about our experience just so you are aware.

We had two issues – one was the location and the other was the condo itself. The location can’t be fixed. But if we had known the full ramifications on being on Alii Drive we would have selected someplace more peaceful. Alii Drive is a very busy street. The traffic is very heavy. There is a narrow walking/biking shoulder, but it was not pleasant to have cars whizzing by us. The other issue – where could we walk to? All up and down the street are condos, houses and hotels. Only a tiny area here and there of “beach”. Inland from Alii Drive is all residential, some of which is not in the best of shape. Dicey. So, really, there is no place pleasant to walk.

The other location issue is that even though the condo is on the water, there is no beach. It is rocky coastline. So you cannot walk out on the beach side. For us, between the busy street on one side and no access to the coast on the other side, we felt trapped.

As for the condo itself, the reviews indicate that most people thought it was fine. We did not. Yes, there had been some upgrades – granite counters, new bathroom, travertine flooring. But it’s hard to fix old and outdated in general. It was depressing just walking up to the front door. The bedroom was very tight with furniture and was painted a brown color with full length brown black out drapes. Even when the drapes were open, there were a lot of louvered windows, which did not provide an open feeling. The air conditioning is a stand-alone unit in the bedroom. The water produced by the unit has to be emptied manually whenever it is being used. This was a pain during the night. We did not feel like we were on vacation in Hawaii. Also, the condo claims a “private lanai”. It is not private. Anyone can walk across it. The neighbors, and anyone who walks in the front gate. Although the gate is coded, we found the exit gate left open on several occasions. We did not feel secure.

So, after two nights, we left and got a beautiful condo in Waikoloa. We paid for five nights at this condo and only stayed there two nights. Sometimes you have to do that to enjoy your vacation.

Owner's Response: Aloha, Yes, it is true that we cannot please everyone all the time. People have different expectations. Most people LOVE the location! Its walking distance to town with restaurants, shops, entertainment, etc. That is a huge request for most of my guests. As far as the lanai, there are only 12 units. Only one unit could potentially walk by. (It is accessible for fire requirements) But I can't imagine why anyone would walk by your lanai when they can go downstairs from their front door. And most of our guests rave how QUIET it is! Except for wave sounds. So, we do wish you the best and understand that we can't please everyone all the time. Cancellation Policy:

Cancellations made sixty (60) days or more prior to arrival with written notice shall be given a full refund minus $50.00 reservation processing fee. Cancellations of less than sixty (60) days but more than thirty (30) days prior to arrival shall forfeit 50% of the total rent plus tax or the deposit paid. Cancellations of less than thirty (30) days the entire rent and excise tax (less cleaning fees) is forfeited unless we are able to re-rent the property. Refunds on any forfeiture will be issued in the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows for any reason.
