Positioned on the 'Wild Atlantic Way' scenic route, in a raised spectacular but secluded setting, in 4 acres of private grounds overlooking the Atlantic at the River Moy Estuary; this extremely spacious 4000 sq ft house is a creative remodel of the 150 year old original building, providing large contemporary light filled living spaces. The main living room on the first floor is a magnificent 550 sq foot (50 sqm) light filled room with high ceilings and large windows all around affording panoramic views over the estuary as it joins the Atlantic from one aspect and rolling countryside from the other. Large flat screen TV provided with Irish and international stations over satellite.

On the ground floor, the spacious open plan kitchen, dining and living area is light and airy with large 10 foot (3 m) windows & natural oak floors. Superb setting for family dining and entertaining; fully equipped modern kitchen with breakfast bar, large dining area seating up to 12 and sitting area with TV corner large flat screen TV. French doors lead off to the large terrace and extensive gardens and grounds. There are 3 bedrooms; two doubles, one with en-suite bathroom, a twin bedroom with two single beds, a further family bathroom and laundry/utility room.

What makes this house unique

This home provides level of space and quality of environment not commonly found in a holiday home, you will not need to compromise your level comfort in order to enjoy a stay in the heart of the West of Ireland. Some of the highlights that some of our guests have enjoyed:

- a lazy afternoon spent in the light filled and spacious first floor living room, alternately reading and enjoying panoramic views; sailing boats and fishing craft making their way up and down the estuary; the new spring lambs cavorting in the outer front garden.

- an evening catering for and entertaining a party of 14 extended family for a family reunion

- the father of a five year old reported spending an afternoon spent teaching his 5 year old son the basics of fishing at the river edge within 100 meters of the house. No fish were caught but a memorable evening was spent

- a lively family barbecue dining al fresco on the sheltered L -shaped terrace

The house is bright and airy was spotlessly clean and had everything we needed for our holiday. We had three great indulgences!

Eating! This is a great house for entertaining - a well equiped and spacious kitchen and a great dining area overlooking the garden. As we have connections in the area we cooked for and entertained our family and friends - all 12 of them on one occassion - we dined in style.

Our other indulgence was the Seaweed Baths at Inniscrone, soaking in hot seawater baths with seaweed fresh from the Atlantic, just sit back and soak up the goodness - rejuvenation par excellence! Highly recommended.

Our last indulgence was lots of time spent in the huge first floor living room - the ideal antidote to the showery Irish weather ..... a browse through the eclectic book collection provided, a day spent ensconced in an easi-chair looking out over the treetops at Bartragh Island and beyond, a little reading, a little day-dreaming and suddenly its time for dinner. Days well spent!

Beautiful light house

The house is large and bright. It is very comfortable with all you need for a relaxing holiday.

Showers are very powerful and the house is well equipped.

The view from the house and the setting are lovely. A few miles away is the town of Ballina which has a few supermarkets to chose from. There is heaps to do in the area, you wont be bored!

The owner Gerard and housekeeper Natalie were excellent and are always on hand if you need anything at all

A definite must stay!

This beautiful well appointed two story home has a warm contemporary feel to it. Spacious, bright, and very comfortable it was incredibly well suited for our two month stay this spring. The magnificent views of the river Moy from the many large windows on all levels of the house was truly breathtaking. We particularly liked that the house was at the end of a country lane thus offering a quiet rural feel. Using this house as a base we were able to explore the many interesting sites and activities in Co. Mayo. Ballina a few kilometres away was the perfect market town.

The owner and housekeeper were both incredibly helpful and determined to make our stay enjoyable.

Tranquil beauty

We stayed in this house in August 2015. It is huge and has enormous grounds, perfect for our two noisy teenagers. They could be as boisterous as they liked and no-one can overhear. The immediate surrounding area is farmer's fields with wild horses, cows and sheep. It is so peaceful, only the noise of bird song and animals. No cars passed, no planes, no other people. We chose this area for the fishing and the boys fished in the estuary at the bottom of the garden (you need a licence which we got in nearby Ballina). 5 mins drive away is Rosserk, a beautiful ruined Franciscan Abbey well worth a visit. One boy caught a sea trout there and we had it for dinner, the best fish I have ever tasted. There is so much outside as well as inside space. The house is well equipped, modern, comfortable, with incredible views especially from the upstairs living room. Comfortable beds with nice linen and a very powerful shower. The nearby town Ballina is very nice, we got to know the two fishing shops where the owners were incredibly helpful. They really wanted the boys to have good fishing and took it personally. The owners offer very good service but we didn't need anything, it was clean and everything worked. The nearest town of Killala has a very friendly pub which does great fish and chips which you can also take away. We had a great week, the Irish people are so friendly too. We would happily return, and recommend it to anyone who values space and freedom in beautiful surroundings.

peacefull environment

we had a very good time here - Gerard is very helpfull and quick if necessary ! If you looks out of the windows, you have a very lovely sheep entertainment and a landscape as in a picture book. Quiet location, good beds and well equipped Kitchen. The house is very spacious - enjoj !

Excellent house, very well appointed

This is an excellent house, very spacious, clean and in a nice secluded part of Ireland, lovely views out to the nearby river. The kitchen is well stocked with all mod cons and doesn't skimp on simple things like having plenty of crockery and utensils as I've seen in other houses. Gerard and Tao, the owners, are very responsive as is their housekeeper, so plenty of help close by if you need it.

We are a family of four. Our two kids enjoyed reading the plentiful children's books and playing with the board games and jigsaws. Shower has excellent pressure. We found the two large digital TVs with HDMI inputs handy for playing movies/TV programs we had with us on our laptop. They have wi-fi also, which is great as our phones couldn't get a decent data connection there.

In the area the highlight for the kids was the Irish School of Falconry in the grounds of the very impressive Ashford Castle (around 90 mins drive). They did the Hawk Walk, one hour of flying hawks, see

Beaches nearby: Ross Strand beyond Killala is closest. Further on Lacken Beach is worth a look. And across the river in Sligo, about 30 mins drive, Enniscrone Beach is great.

Further past Killala and Ballycastle, the Ceide Fields is worth investigating. By far the world's largest Stone Age site and world's oldest known field system at around 5,500 years old. Should be better known.

Ideal as a luxurious get-away or a base for touring Ireland's north west 'Wild Atlantic Way' with its beautiful coastline and many archaeological sites including local historic Abbeys at Moyne, Rosserk and Rathfran and the Ceide Fields Neolithic site and interpretive center. The local picturesque village of Killala with its 12th centuary Round Tower and small fishing quay (7 min) has several shops, a supermarket and several pubs, some with great food and music. Ballina (12 min drive) has a wider range facilities including several supermarkets, swimming pool, leisure center, gyms, cinema, hotel spa's and many restaurants from fine dining to casual to hearty pub food carvery.

The area is a fisherman's paradise with both shore fishing and boat charter for deep sea fishing available locally. Shore fishing is possible at numerous recognized fishing spots along the sea coast, river and lakes. Boat hire for deep sea fishing is available locally in Killala, there is local lake fishing at Lock Conn and and of course the famous Moy river, Ireland's richest salmon fishing territory.

There are several local quiet and unspoiled Blue Flag beaches, Ross, (15 mins) Lacken (30 mins & Enniscrone (30 mins); great cycling and walking on quiet country roads and mountain biking and hill-walking for the more adventurous. Horse riding, including tuition is available locally. Golf is a big attraction in this part of Ireland with internationally known links courses at Enniscrone (30mins) and Carne (1 hour) as well a local course at Ballina and several others within easy driving distance.
