We are architects and love beautifully styled homes. We have conducted business, vacationed and owned homes in Nantucket for years.
Nantucket Island, with miles of empty beaches, 80% of all land held in conservancy, and an architecturally preserved building stock and town scape, is one of the most naturally beautiful, historical, and sought after resort destinations in America.
This duplex is very well laid out and has very nice finishes and features. It is also very conveniently located, though on the weekends the Lobster Trap (bar across the street) is a bit noisy. It is a three block walk from the ferry dock and two blocks from the Stop n Shop, and the whole of downtown is right there. We had to have the windows open for a breeze when the central AC was out (they fixed it mid week for us) and the street can be noisy because all the loud delivery trucks drive by on Washington. Once we could close the windows again the noise dropped significantly. They were very helpful and accommodating, too. It was just two of us but certainly a family could have been in here comfortably as well. Note that the second of the two upstairs bedrooms is separated from the upstairs bath/shower room only by a curtain and you have to pass through the bathroom to get to that bedroom so if you intend to use more than one upstairs bedroom that may be a bit of an interesting situation.
We had a group of friends stay here. Great spot for a group, prime location for trips into town and getting around the island. Very comfortable with lots of natural light. Plan on staying here again.

The "3rd bedroom" is in the upstairs bathroom with no door separating it from the toilet, so the 2nd bedroom guests could not use the bathroom while someone is sleeping in the "3rd bedroom". Also the sleeping platform is more like the feeling of being in an MRI machine... beware that you could never turn over as you would smack into the eve.
No outdoor dining.. or indoor as the dining room table is unusable due to low apron.
And the constant traffic on Washington street will assure you no sleep. Please look elsewhere.
Windswept beaches, sand dunes, blinking lighthouses and a charming pace of life await on this 50-square mile island. The world's former top whaling port is now designated a National Historic District. Leave the car and take the shuttle or bike around. Seaside cottages, old whaling captains' mansions and historic harbors contain quaint inns, boutique stores, chowder shacks and upscale dining delights. Swim, surf or load up the tackle for Nantucket's excellent striper, bluefish and bonito fishing.
Nantucket has car and moped rental services, bike rentals, taxis, and public transportation. Coming to the island without a car is much easier with all of these options. Downtown Nantucket is pedestrian friendly, and it can be faster to get around on foot due to the congestion in the summer. The island has an extensive network of bike paths which make traveling by bike quite efficient. Walking and biking are also a great way to experience the many historic sites and natural beauty on Nantucket.
