Looking for the perfect spot to spend time on beautiful Cape Cod? You've come to the right place.

This completely updated 4-bedroom, 2 full bath home is conveniently located within minutes of the Bourne Bridge. The home sits nestled in a neighborhood setting within the Briarwood Association located in the town of Mashpee. With its close proximity to the association's private beach area there's no need to load up the car to enjoy a day of swimming. The association's beach, park, dock, playground, tennis court, and picnic area on beautiful Johns Pond are just a short walk from the front door!

The home offers new, comfortable furnishings throughout its 1450 square feet of living space plus two 3-season sun-rooms off the kitchen! One of the sun-rooms is furnished as a space for adults while the other is done with the younger set in mind, furnished with a dinette set for games, activities and additional seating at mealtimes plus a comfortable love-seat. A collection of children’s books is on hand should some quiet time be desired.

There is a pretty first floor bedroom with a new queen size bed. That room is conveniently located near the recently updated full bath on the main floor. That bath has a walk-in shower.

The kitchen is complete with granite counters, a lovely center island, five burner gas stove, a pantry for added storage and comes fully equipped for all your cooking and dining needs. There is a large table with seating for 6-8 adjacent to the island's "breakfast bar" seating for two and close to the sun-room with the dinette set that seats an additional 3-4.

The front-to-back living room has comfortable seating at one end for a group to gather in front of a wall-mounted, flat screen television and an area at the other for reading, enjoying your morning coffee, or simply relaxing. There is a second wall-mounted television in one of the two sun-rooms. The home is air conditioned during the summer months.

On the second floor you'll find three light and bright bedrooms, all with new comfortable beds. One is a sun-filled room that has two twin beds, the middle bedroom has a double, and the third also has two twin beds. This third bedroom is rather unique in that it has a privacy wall that separates the two bed areas. The full bath on this floor has a tub/shower combination and a skylight. Please note - bed linens, bath towels, and beach towels are provided.

The home has a deck overlooking the private, beautifully landscaped back yard with its colorful assortment of flowering hydrangeas (a signature Cape Cod feature), the perfect spot for relaxing after a day in the sun! There is a table with seating for up to 8 and a gas grill. A pretty, circular patio is located to the side of the rear yard for added outdoor enjoyment.

We provide two kayaks and a number of folding beach chairs for our guests' use on Johns Pond. There is a handy "Nantucket Beach Buggy" (a stroller-type pushcart) for bringing chairs, towels, a cooler, and toys to the nearby neighborhood association beach. Spend the morning enjoying time on beautiful Johns Pond then simply walk a few houses back to grab lunch! No need to load and unload a car for a day of swimming in a beautiful setting!

If you wish to spend time at a salt water beach, Mashpee's South Cape Beach is available along with other public beaches in the area, a list of which is provided at the home. The Cape offers many wonderful bicycling trails and information on these is also provided at the property.

The home is convenient to Mashpee Commons, a pretty shopping area designed for casual walking offering coffee shops, ice cream, dining, bowling, and a variety of stores and quaint shops. Falmouth center, another great spot for casual dining, entertainment, and shopping is just minutes from the house. Woods Hole with a ferry to Martha's Vineyard is a short drive as well. Set aside time to hop the ferry to the Vineyard and enjoy a special day discovering its scenic towns, gorgeous antique homes, wonderful shops, restaurants, and pristine beaches. Why Jeanne A. chose Mashpee

When we looked for a home to purchase we knew we wanted a property on the upper Cape with proximity to a beach, four bedrooms and two full baths, all of which this home offered. Although it was definitely a "diamond in the rough" I knew we could transform it into our dream vacation home. After purchasing it, the interior was completely updated, every room freshly painted, newly furnished, and the kitchen completely stocked. This is not a tired beach house but more a lovely vacation home fully equipped with everything you should need for a relaxing, comfortable stay. We love its proximity to Johns Pond and being able to simply walk a few houses away to the neighborhood association's beach! Johns Pond is a beautiful large "kettle pond" with a sandy beach, dock, playground, picnic, and swimming areas. No need to pack up the car to drive a distance to then search for a parking spot, unload the car, set up your beach gear and only then enjoy a swim. Simply load your things into the "Nantucket Beach Buggy" pushcart we provide and take a short walk down to the beach. Time for lunch or an afternoon nap? Simply walk back to the house and relax. Another appealing feature is being able to take the two kayaks we provide, attach one of the small 2-wheel carts to each, and roll them down to the pond to enjoy a wonderful time exploring the pond.

What makes this house unique

The home is unique in that it offers several living areas in which to spread out. Besides the main living room on one end, there are two comfortably furnished sun room additions off the kitchen on the other. The children can have a sun room of their own to play games or watch television while the adults relax in the living room. Need a quiet space to make a call, go online, or curl up with a good book? Simply set up shop in the second sun room and close the door. The flexibility of these comfortable, separated living spaces is a great feature.

Miscellaneous notes... Although our calendar does not show availability outside of the dates shown, please don't hesitate to ask if the home can be rented in the off months. We enjoy being there in the off season but would be happy to consider renting it out for short stays during that time. Fall on the Cape is a wonderful time of year with summer-like weather and smaller crowds. We provide a number of beach chairs for your use. There are 6 padded, upright folding chairs and six low, backpack-type beach chairs. A beach blanket and picnic spread are also on hand. The rear yard is almost completely fenced in and is a nice spot for outdoor play.

Beautiful home and property. This home had plenty of room for our family ofeight.

We had a great time at Jeanne's lovely cape cod home. Upon arrival my wife commented the home was spotless. Jeanne provides everything you will need for your stay from cooking to the beach . I highly recommend this home for your cape cod vacation, the yard is private and very nicely landscaped, perfect for yard games. Johns pond is a 5 minute walk with a private beach, Jeanne provides the kayaks. Many good restaurants in Mashpee and Falmouth, we especially liked the Quarter Deck in Falmouth.

If you are looking for a very nice rental on the Cape give Jeanne's home a try, don't think you will be disappointed .

This is not your ordinary rental property. This truly is a warm and inviting home. Friends, family and myself visited many beaches and took a couple of trips to Martha's Vineyard and of course shopping in quaint Cape shops and boutiques.Great location and very easy to get to. The owners were wonderful to deal with. They thought of everything supply wise for the renter. The kitchen, bedrooms and baths are well stocked with necessities. Other rentals lack an assortment of pots, pans and utensils, linens for bath and bedrooms, not this one. Rent this property. You won't be disappointed!

Awesome Home!

Had a great time! The kitchen was well stocked as far as pots and pans and dishes. The home is very beautiful and a very short walk to the beach. Didn't have time to enjoy the kayaks as we visited family while we were there. I would recommend this home to everyone. Great location and plenty of room. Excellent home for family vacation

We rented this beautiful house for a family reunion on Cape Cod for 8 days in late July. The house was recently updated and has been beautifully renovated. The owner went out of her way to provide all the extras we needed, such as buying toothbrushes and lint removers in case we forgot them. The house has three bedrooms upstairs and one downstairs, each with a window air conditioner. There is also an air conditioner in the living room, and every room also has a fan. There are also two sunporches, one of which has a nice selection of children's books and games. And there is also a nice deck that seats 8 around a picnic table, and a spacious back yard. We had family visit us from the Boston area and Providence and they all said the house was gorgeous. Another benefit is that the house comes with two kayaks and two rolling devices that you can use to cart the kayaks down the street John's Pond, which we enjoyed doing. All in all, this house was an excellent choice for our family and we would gladly rent it again if we return to this corner of the Cape in the future.

Beautiful home in tranquil location, ideal place to explore Cape cod

Our family of 5 adults and 1 child stayed at this exceptional home for two weeks. The house is located in a tranquil location close to Mashpee Commons. The house is equipped with everything you could possibly think of, Jeanne's attention to detail is extraordinary. The house is very comfortable with a large tranquil garden including ample space for outside eating. We made full use of the outside grill and secret fire pit area. St Johns Pond is literally at the bottom of the Road with picnic tables, private sandy beach and it is here you can make full use of the two Kayaks provided. The house is tasteful decorated has plenty of living space and a fully equipped Kitchen. We visited Boston, Plymouth, Falmouth, Martha's Vineyard and Salem, with so much more still to explore we will definitely be back and would without hesitation choose to stay at this exceptional home once again.

Please be aware although the map shows the property is located near the former Otis Air Force Base, the base was decommissioned and is now controlled by the National Guard. As a result jets and planes no longer come and go from the base. All you will hear is an occasional helicopter.
