Broadmeadow Villa enjoys a prime location on the 3rd fairway of the prestigious Highlands Reserve Golf & Country Club, and is just 15 minutes from the major Disney attractions. The house is a modern, spacious house of nearly 3,000 sq. ft, featuring 1 King with 4-poster, 3 queens & 1 twin bedrooms & 3 bathrooms & has ample living space to accommodate upto 10 guests in comfort and includes a Games Room. The villa is luxuriously furnished to an extremely high standard and features include a large flat screen LED TV, Blu-ray player, Bose MP3 Docking station & Wireless internet access. The kitchen features all of those indispensable tools of the modern kitchen such as large US style Fridge/Freezer with Ice dispenser, Stove, Microwave, Dishwasher and there’s also a separate utility room with washer/dryer. The covered patio provides shade whilst the view across the golf course is stunning. Our house will be appreciated by those demanding very high standards from a holiday or vacation home.

The 3 bathrooms are luxuriously fitted with custom made vanity units, granite or quartz work tops, soft close toilet seats, large chrome edged mirrors and modern chrome fittings. The Master en-suite is fully tiled with high quality porcelain tiles, both walls and floor, customer twin vanity unit, quartz counter top, waterfall faucets, a contemporary soaking tub with floor mounted chrome tap and hand held shower, thermostatic shower mixer with a 12" rain head shower from the ceiling plus hand held shower and modern vanity and bath lights adding a certain amount of 'bling' It also has a seperate toliet which is half tiled. The upstairs bathroom is equally well appointed being fully tiled with porcelain tiles, wall and floor, a usable bath not the narrow, shallow baths the builders seem to fit, 8" rain head shower from the ceiling, hand held shower, glass shower panel, toilet, twin custom made vanity unit, quartz counter top and waterfall taps. The downstairs bathroom has been converted to a modern shower room which facilitates anyone that might have difficulty with access to a bath/shower. It features a single custom made vanity unit with under mounted sink, granite counter top, waterfall chrome tap, toilet and glass shower screen.

Games Room & Other Facilities: The large double garage has been professionally converted into a games room, with carpeted floor, table tennis table, pool table & pool lights, a large 42' plasma screen TV, tennis raquets & balls and 3 sets of golf clubs, 2 mens and one ladies; complete with balls and tees.

If you have small children then we have provided a number of facilities, including:

Shopping: There's apply opportunities to visit some of the areas famous shopping malls, which are well worth adding to you holiday agenda. The top two locally are the Florida Mall and the Mall at Millennia which both offer a contrasting shopping experience.

Florida Mall is the largest in central Florida, features more than 250 shops, with 6 large department stores and a 22 counter food court. Some of the big names include Saks 5th Avenue, Macy's, JC Penney, Sears, Dillards to name just a few.

The Mall at Millennia is the smartest shopping venue in town which includes Bloomingdales, Neiman Marcus, Macey's, Tiffany & Co, Louis Vuitton, GAP, Dior etc.

High on you list of must visit shops is the Orlando Premium Outlets. With big name designers from Nike, Adidas, GAP, Polo, Dior, Hugo Boss, Coach, Reebok, Diesel, Timberland etc.

About Neil & Glenda Webber

Glenda and Neil are both newly retired, Glenda having worked for 42 years in retail and Neil 35 years in IT supporting, implementing and selling financial ERP systems. We live outside of Portsmouth in the UK and have travelled extensively around the world but decided we needed a holiday base which felt like home where we could relax in the sun during the winter and shop and play golf, and Florida was the perfect fit.

We we looking to purchase a house in the Kissimmee/Davenport area for several years and undertook an extensive search of all the sub-divisions in the area but kept on coming back to Highlands Reserve. Mainly because of the look and feel of the mixed residential and vacation home community and how immaculately the HOA kept it. Obviously the Gold course helped immensely. We tried several different styles of house until we found our type of house that has the wonderful feeling of space but also the lovely flow, we then had to patiently wait for the right one to come onto the market and in 2009 it did and we love it

What makes this house unique

What we've tried to do with our house is to make it our home, but one we like to share with people that will respect it. We never think of it as purely a vacation home but first and foremost our home and because of that we don't skimp on the quality or quantity of anything, which if you look at the reviews, is supported by our past guests.

We had a fantastic time at Broadmeadow villa and looked forward to returning at the end of a day in Disney. The villa is truly exceptional, very clean and tidy and extremely luxurious. It has everything, a lovely pool, a comfy lounge, a more formal lounge and dining area, a games room, a beautiful master suite and more. The owners were also very caring before we went, during our stay and after we came back, sending lovely emails to check that we had a nice holiday. We will definitely be recommending to friends and family and are hoping to return someday ourselves.

  • Our house has 3 bathrooms, one for exclusive use of the master suite and features a large walk in shower with a 12" rain head shower, hand held shower and thermostatic mixer; a contemporary standalone soaking tub with a floor mounted chrome faucet and hand shower; a custom made twin vanity unit with under mounted sinks and a quartz counter top featuring chrome waterfall faucets, separate toilet and linen cupboard. The second bathroom upstairs features a sizeable bath, 8" rain head shower, toilet, twin custom made vanity unit, quartz counter top and waterfall taps and linen cupboard, whilst the downstairs bathroom features glass shower enclosure, toilet and custom made vanity unit with granite counter top. There is also an adjustable bath chair downstairs with non-slip seat and backrest to provide support to individuals who need to sit while bathing. The Villa has its own East facing pool & spa which can be heated for those cooler months (extra charge). A safety fence to the pool is provided as standard. Patio table, chairs & loungers are available with views across the golf course, pool towels included. Highlands Reserve also has a community pool, tennis courts & children's play area available free of charge to guests staying at our house. Air conditioning and ceiling fans in bedrooms and main areas, including patio. A large flat screen LED LCD TV and Blu-ray player is in the Family room in case you want to enjoy High Definition excitement without having to go out to a cinema. Free N.America phone calls. There are 2 separate sittings areas; one formal & elegant the other relaxed, family style. There are also 2 dining areas; one formal & one more casual often used for breakfasts alongside the kitchen breakfast bar which includes 2 stools. The kitchen is fully equipped and features all the equipment a modern cook demands.

Beautiful Home from Home

This is a wonderful property. The owners have taken every step to ensure your maximum comfort is catered for. They really have thought of everything! The house is extremely well kitted out, very comfortable and felt like home. We very much enjoyed our stay.

Loved the Home!

My family loved this house and we would absolutely stay here again. The house was a very well maintained property with just about everything you could imagine in it. The 5 bedrooms were all immaculate with more pillows than what we knew what to do with, bathrobes and a TV. The kitchen had every utensil you could imagine and while the appliances are starting to show their age, I had no complaints. The garbage disposal did break down while we were there, but the property managers came the next morning and fixed it, so all was well. The games room in the garage was an added bonus and my family had a great time playing ping pong.

Our trip was delayed by a day because of our flight being cancelled. Neil made us an incredibly generous offer to have us stay an extra day at no charge, but we unfortunately had to decline because our return flight did not move back.

The downers... there were no coffee filters provided and we didn't realize until we had already done the groceries. It's not a huge deal, but having at least a few provided would have been outstanding.

The reason I gave this house a four star review, and not a 5 star review, is that when we arrived we set off the house alarm and the cops came and we are going to be charged whatever fee is associated with that. The instructions provided in the welcome package are clear as to what must be done. However, the first time you enter a home you have no clue where anything is. When we entered the house, I immediately began searching for the alarm system and thought I had found it right beside the front door. However, that was not the correct one, and by the time I realized this, the alarm had already sounded and we were too late. The alarm was located down two hallways wrapped around another wall. A map in the instructions sheets provided would have been incredibly helpful.

Another downer was the wifi. The router only allowed for 4 connections at a time. We rented a 5 bedroom house because we have 7 people in my family ages 9+ and we all have devices. 4 connections at a time was extremely painful when everyone wanted to hop online after a day at the parks.

Final downer was the cost of heating the pool. We went in January so the pool needed it. It would have cost us over $300 for our 10 day stay, which is absolutely not worth it. This isnt an issue for anyone going in July, but for us, it was a bit of a downer after telling the kids we'd have a pool.

Owner's Response: We're grateful for the review but very unhappy with the guests comments, so let's start with security. Our instructions are comprehensive and describe the alarm and procedures in detail. Pages 5-7 of the 24 page information sheet has a floor plan with a red dotted line highlighting the route to the alarm panel and a picture of the alarm along with the instructions and what to do if it goes off. Such as answering the phone from the monitoring company. No response to the phone meant the sheriff. had to attend. We urge the guest to have another look at the instructions and to contemplate their comments because we're sure they'll be really embarrassed. We also reminded them the day before their arrival about the alarm instructions. Now there could be some bad feelings about us for not providing free coffee filters (although they could have used the cafetière or the express machine without filters), free pool heating or free mega fast wi-if, but the guests left early without setting the alarm, locking the door or even bothering to close the front door! Around lunchtime a neighbour notified the sheriff about a possible burglary, so they had to come out again. With respect to the garbage disposal unit, unbeknown to the guests, this was brand new in late November and was perfect, the only issue would be due to people putting the wrong items down it. Fortunately we know the PM's will respond promptly. As for the "appliances showing their age" what does that mean? If they didn’t work correctly then fine but they’re working perfectly. It’s a very strange and unsubstantiated comment. Pool heating is £120 per week, with the pound low this is a good deal in dollar terms, for 10 nights $281 CAD, not the "over $300" quoted. Given the high running costs of a pool in January! plus the need for asset replacement; $12,500 being spent on it in the last 18 months, so actually it’s very reasonable. It’s ridiculous to say "it's not an issue for someone going in July", because you don't need pool heating then! it's when it's really cold, like in January when it's needed and it takes a lot of expensive energy to heat it to 86F.. After 65 5*reviews we're both rather hurt and heart broken by the comments, and yes I know people will say don't take them personally, but we do, very, as we try to do everything to ensure guests have the best time they can. But leaving the house wide open, literally, is unforgivable.

Second Christmas in a row that we have spent there, which says a lot for the condition of the Villa and the character of the owners, Neil and Glenda.

The Villa is well stocked with everything that you would need and Neil and Glenda are great to deal with when booking.

Brilliant

WOW as soon as you open the door you know you are going to have a brilliant holiday. The villa is amazing it has everything you could possibly want and more. Over the 20 years we have been visiting Orlando this is the best villa we have every stayed in. Neil and Glenda, the owners have thought of everything anyone could possibly want and more, from the youngest to oldest member of the party they have provided it. The villa is spotlessly clean and excellently maintained. You feel you have arrived in a magical place and it is just the start of your fantastic vacation. You won't want to stay anywhere else after staying here as you will feel like you are at home and you won't want to leave. We felt very privileged to share Neil and Glenda's vacation home and will certainly be returning in 2017. Thank you Neil and Glenda for such a wonderful villa.

August 2016 holiday

This was our third stay here, at what really is a home from home. As on our previous visits, we found the villa to be of the highest standard in every way. Exceptionally clean and well maintained, the pool and outside area is as much of a delight as the inside and the owners in the UK and the management company locally are very easy to deal with and are very professional in every way. We already have made bookings for next year at this villa.

Our beautiful golf home is situated on the prestigious Highlands Reserve community which is located on HW27 just 3 miles south of US192 and just 15 mins. away from the main attractions of Disney. Just 10 min walk from the house are the shops, restaurants and Publix supermarket of Berry Town. There's also a Walmart Superstore only 5 mins. drive away North along the HW27 at Cagan Crossings. Just 5 mins. South on the HW27 at the intersection of the I4 is the brand new Posner Park retail shopping development.

Golf: Our house is located on the 3rd Fairway of the Highlands Reserve Golf and Country Club which is not your typical Orlando, Florida golf course! Highlands Reserve sits atop one of the highest areas of Florida and offers remarkable scenery along with a course designed for hot golf.

This championship Mike Dasher design gives you pine tree-lined fairways reminiscent of the Carolinas, open spacious fairways likened to the great Scottish courses, and a bit of old Florida with citrus trees along the countryside. Large, fast, undulating greens make this course challenging and fun for all levels of golfers. Highlands Reserve Golf Club is a Central Florida favorite!

There are literally dozens of championship golf courses within a 30-45 min drive of the house. Why not test yourself on the 2 Premier courses of Champions Gate just 5 minutes south. Or the challenging Mystic Dunes which winds through native oaks and other vegetation and is a real test and is about 10mins away.

Just 20 mins away north on the HW 27 is the Legends Golf and Country Club, which has a pleasant layout on rolling hills and has an ultra peaceful location.
