Casa Rio is a 3 bedroom, 2 bath home with guest cottage (casita), pool, patio and BBQ. It is nestled in the valley jungle and right alongside the Rio Dulce river. The house provides comfort, privacy, and a sense of living in the exotic jungle even though it is only a short walk to the beach, premier surf- Colorado and beach club.
This property can be rented in its entirety (house plus guest cottage, which in total can sleep 9 people). The rental rate for this offering of house plus guest cottage is $230/night during the months of October-February and $250/night March-September. If you prefer to rent only the house (which can sleep 6 people), the rate is $190/night October-February and $210/night March-September. The property is only available in its entirety Easter week and December 24 thru January 1st at the rate of $360/night. We also offer the option of renting the guest cottage (which can sleep 3 people) for only $75/night. Please note the house and studio share a common pool, but not their entrance, driveway or patio. If you require complete privacy we recommend booking the house and guest cottage combo.
Casa Rio provides comfort, privacy and a sense of living in a peaceful lush tropical forest, but still within a short walk to the beach and surf. A tasteful synthesis of modern and island inspired architecture gives a stylish twist to this property. Even though all bedrooms are equipped with air conditioning units, the house is designed to benefit from passive cooling techniques harnessing the wind to provide air flow throughout the house. This is the ideal alternative to being right on the beach. Enjoy the view to vine-filled trees where monkey sightings are common from the large patio and pool while sipping a drink and contemplating the river and forest that surrounds.
The main house has a master bedroom equipped with a queen bed. Each of the 2 guest rooms have 2 single beds. The guest cottage/studio is equipped with a queen bed and a queen futon. Each property comes with a safe for your valuables and the house has a state of the art bluetooth stereo system that can wirelessly stream from your phone, ipad, etc. The house and studio are equipped with AC in all bedrooms, BBQ grills (one for each property), cable TV in the main house, wifi, cleaning service and an optional meal plan for your convenience.
Our pristine beach is a little under 2 miles long, privately bordered by 2 rivers of which our Rio Dulce makes up the southern boundary. Besides Colorado we have 2 more waves to surf. Panga Drops is a great reef break in the middle of the beach that can handle surf up to triple overhead. There is also a right point break at the north end of the beach that is a bit fickle but can be really dynamite with the right swell and tide.
Everything needed to prepare your meals are in our fully appointed modern kitchen or barbecue on the gas grill on our back patio. A night out we recommend strolling down to one of the coolest local restaurants in Nicaragua called Pili Restaurant at Colorado Beach Club for a unique dining experience. Stop for groceries on your way from the airport in our nearest town in Rivas, which has the Maxi Pali that stocks most everything you'll need. Fresh fish and lobster are available by walking or driving to nearby Playa Gigante or simply contact our property manager to have everything delivered. To work off deserts from our new ice cream parlor, near by, we recommend Mark & Dave's open air yoga hut with spectacular beach views. A massage by trained/experienced professionals, can be scheduled at the house for your convenience. The Aqua Wellness Center tastefully built into a local hillside with incredibly beautiful views, including a quiet beach cove for snorkeling and a quaint restaurant and beach-side bar- a must visit.
Marcia, myself and our teenage daughter reside in a small rural community within twenty minutes from Portland, Maine. We discovered the Tola region of Nicaragua on vacation nearly 7 years ago and immediatley fell in love with the area and it's people. We've just completed building our beautiful riverside home. A short 7 minute walk or paddle to great surfing at Colorado Beach or beach-combing down uninterrupted miles of sandy coastline!

We both love the ocean, but having been a Peace Corps Forester in West Africa I fully appreciate the beauty of a tropical forest and the wildlife that inhabit this very special ecosystem. We were drawn to this property with the big trees and gentle river the first time we laid eyes on it. The natural shading keeps the house cool during the day and our backyard pool is perfectly situated to take in the melodic bird songs, river and comical antics of the tree monkeys.
Privacy and tranquility, but just a 7 minute stroll away from the Colorado Beach or Club house. We also have a full-time housekeeper and pool guy with an optional meal plan if you want a completely laid back vacation. A family of vacationers staying with us said it best: 'There is a terrace on top of the house where we did yoga every morning. Below was the pool. We would sit out and watch the Howler Monkeys and huge Iguanas in the trees. In the morning there were so many different kinds of birds singing, it was truly amazing. This was the nicest home I have ever stayed in. Everything was first class'.
Our booking was through NSR and they are a top notch rental agency based on site in Iguana.Very attentive and professional and cater to every need. I would certainly feel happy with them managing a property of ours.
We rented the smaller studio 2 adults and 1 child. We were fortunate no one was renting the larger house at the time and had total privacy. The studio suited our needs perfectly and I would highly recommend it to anyone who's priority isn't hanging out in the house all day. We travel to Nicaragua for the surfing and adventure so spend little time indoors.
The studio is tiny but certainly had everything you need and comfortable beds that's hard to come by in Central America. The grounds are very nice and private and my son was up early every morning looking for monkeys or swimming.

We rented a larger costly house in Rancho Santana last year and while the house and views were nice don't get me wrong but the more laid back bohemian life style in Iguana is more our cup of tea ! And the surf breaks in Iguana are far more assessable and way better than Rancho Santana.
We also rented a condo through NSR on our return from Ometepe which we highly recommend for a few days away. We took the truck across and had a great time. The studio here wasn't available on our return. It was nice to have the comparison of a condo. We certainly preferred this property.

Casa Rio is a nature lovers dream! From the daily Howler Monkey drive by's, to our excursions about Hacienda Iguana and beyond, we encountered 100's of cows, horses, pigs, and other various animals. We even found our favorite animal, a donkey! Fresh breezes and the subtle hint of plumeria filled the air as we enjoyed our daily coffee watching monkeys poolside. A short, pleasant walk to the beach, we were always rewarded with the sights of butterflies while being joined by a dog or two on our trek to enjoy the ocean. The entire area and beaches are so well kept and beautiful! We travel abroad annually and this was our first trip here. It will absolutely NOT be the last!

We were invited to come for an art getaway to Casa Rio. At first I was disappointed it was not on the ocean, but as soon as we arrived we fell in love with the place. The architectural details are rather contemporary zen and it takes advantage of the air. With slatted ventsing around the main sala we need'nt worry about being too warm. The river location was such a delight. There are monkeys everywhere and they entertained us morning and night. There were other flora and fauna to enjoy as well. The home was well stocked for a rental. We cooked our own meals and all was available for our usage. The outdoor showers were interesting although not very private. Hacienda Iguana is such a beautiful place, with a well maintained golf course, spectacular beach and shady walking trails. The new restaurant on the beach, Pili's is excellent. We had dinner and lunch there. All was way above par and Pili herself is a delight. Will definately go there again and recommend Cas Rio.
This home was incredible. The architecture was impeccable and the lighting inside and out was sublime. Laura and Heather made communication so easy and helped us with so many things during our trip. The patio doors and windows opened up so wide that you could make the whole house feel like it was outside. The kitchen layout was awesome and Hazel, out housekeeper, cooked gourmet dinners for us and every morning there was coffee and fresh cut fruit laid out for us. We felt like kings and queens!
I blew out my ankle earlier on the trip so we rented a golf cart for the time we were there. I recommend doing this as it's great for getting the surf boards down to the best surfing in Nicaragua. There is a terrace on top of the house where we did yoga every morning. Below was the pool. We would sit out and watch the Howler Monkeys in the trees in the yard and see huge Iguanas' in the trees as well. In the morning there were so many different kinds of birds singing and it was truly amazing. This was the nicest home I have ever stayed in. Everything was first class. My sons were astounded at the quiver of surfboards available for rent. Nothing but the very best there. There were seven of us there and we had so much room that we could each have privacy if we wished. The sunsets were crazy beautiful. Go here, and prepare to be in the most relaxed beautiful setting in the world. Fit in a round of golf. The 7th hole is breathtaking. Thank you for making our stay the best ever!
I recently stayed at Casa Rio and I could not have asked for anything more. The area is safe, clean and the staff is very friendly and more than helpful. The house is located within walking distance of amazing beaches, perfect waves, and incredible sunsets. I will def be making a return trip to Casa Rio!

I live in Costa Rica and go to Nicaragua very often, I stay in different places in the last 5 years, but when i find Casa del Rio i know that i was gone come back. Since then every time i go to Nicaragua i stay there. It's quiet, nice and simple but with everything you need to feel like home.
Colorado is very exclusive, the house is located in an amazing place, and its walk distance from the beach. The services around are very good and the staff who work around is very friendly and helpful.
The surf is good at playa colorado. Amazing experience is my second home.
The rental property comes with Golf membership or $10 for a round of golf, House keeper, use of our private pool or Beachside Club House just up from the epic Colorado surf break. Our club contains a beautiful swimming pool, relaxation area, restaurant/bar and volleyball court. Our property manager or her rental staff at NSR can help with transportation, meal services, rental equipment (boogie boards, surf boards, stand up paddle boards, snorkel and fins, etc) with instructions. Our resort also has bike or motorcycle rentals as well as site seeing tours to other areas like Isla de Ometepe on Lake Nicaragua. Horseback riding, yoga or an in-house massage at Casa Rio after a packed day of outdoor adventures is also an option.
