hi, why stay off the beach, for simlar $, stay BEACHFRONT, WHY STAY OFF THE BEACH, BEACHFRONT BEACHFRONT CHRISTMAS NEW YEARS & Easter weeks are $500.00 TO $600.00 per night. prices for the whole house are from $350.. to $500. per night american dollars, apts. from $100. to $140. per night Kathy and Alan welcome you to our home “Villa of the Rock” (Villa de la Roca). We are located at the north end of Playa Grande, the second to the last house on the beach. We have a beautiful, landscaped private yard with a shell shaped “cool” pool. YLang Ylang, mango, guanabana, almond, teak and guava trees are all around you. The house is located on the beautiful Las Baulas National Park where the world’s largest leatherback turtles nest. We keep lights low at night on the beach side so the nesting mothers and emerging babies are not confused.

The house is two story, 32 feet high with large decks around three sides. The Honeymoon Suite is the top floor. It consists of large master bedroom, 19 foot ceilings, double fans, large air conditioner and cable tv. from the masterbedroom you can see everything. Bathroom has a tiled shower with hot water. The well equipped kitchen has a refrigerator, 4 burner stove/oven coffee maker, blender and toaster oven. A built-in “U” shaped conversational couch in the living room has 6 inch cushions all around for your comfort. An upstairs sleeping loft has a queen bed and a double bed. You have beautiful views of the beach, surf, pelicans and sunsets from the living room, bedroom and kitchen.

The upstairs beachside deck is 12 feet wide by 56 feet long- plenty of room for sitting, eating, relaxing, watching surf and sunsets. The deck on the pool side upstairs is 10 feet x 56 feet (we saved a big tree over the pool.

Downstairs are two large bedrooms, equipped with double fans, AC, dead-bolted walk-in closet, 10 foot ceilings, small kitchen with small refrigerator, double burners, coffee maker and toaster oven. The private baths have tiled showers with hot water. both bedrooms has a king size bed and a single bed. area. From the king size bed you look out one set of double French doors to the beach and surf and the other set leads you to the garden and the pool. The colorful hibiscus and other plants all around the courtyard draw butterflies and hummingbirds.

The Villa can accommodate up to 8 people with the upstairs and downstairs rooms. Prices vary according to the season. Please call to talk to Alan or Kathy. We prefer the personal contact so we can best meet your needs. we live on site 24/7 365

My wife and I were joined by another couple and stayed in the downstairs rooms. We had the times our our lives. The house is perfect for couples, families, surfers...whatever you want. We literally surfed everyday right out in from of the house. We're already looking to book another trip to Villa De La Roca. Alan and Kathy were great. I highly recommend this location!

Family Vacation

Our family of 10 rented the entire house and had a fabulous time! Alan & Kathy were extremely helpful in helping us book tours and suggest restaurants. The semi private beach which was only steps away was spectacular. The upstairs view was our favorite. The pool was refreshing and always clean. I would definitely recommend this home for someone looking to enjoy the beach without a crowd. We enjoyed everything about Costa Rica and our stay at the Villa De La Roca!

Deep Vibrations

A friend once told me that people from Hawaii are cool because of the harmonic vibrations of the islands. Apparently they are deeper there. This theory could well explain Alan and Kathy who are deep and cool and fun and totally welcoming. Villa de la Roca was a spring break destination for our posse' composed of two families. We rented the whole house for the get-away of a life time. Everyone relished in the local scene...surfing, tacos on the beach, sunsets and tidal pools. We rented cars and took day trips. Snorkeling at Black Sand Beach (Phenomenal!). Zip lining with howler monkeys (seriously!). Lunch and shopping at Tamarindo (not totally cheap but reasonable with a state side frame of mind). If you are considering this spot let me encourage you. Book it. Now. It's one of those places where the vibe is just that good!

Best Location!

My Husband and I have been visiting the area for the past 15 years and have stayed at several properties in the area, we have stayed here 2x and have always found it to be the best location, best value for the dollar. The House itself is large enough for a group, or perfect for a couple! Always a wonderful breeze and has the best view of the sunsets, and activities on the beach. Walk to several excellent restaurants or cook in a fully stocked kitchen. Kathy and Alan really strive to make sure your stay is comfortable and as full as you would like it to be with several excellent recommendations on day trips or longer if you want! Local purveyors frequently stop with fresh fish, pastries and bread yum!!

Owners pay very close attention to the property, which with the breezes can be a full time job cleaning the pool, but alas the pool always seemed clean and free of leaves, and awesome for a quick cool down.

We love the area and plan on visiting longer next year! Really appreciate Kathy and Alan's hospitality !

Beautiful view, shame about the house

On arrival we were greeted by Alan & Kathy who read us all the rules and regulations of staying at their house. There were many. We were told we had to lock ourselves in at night and never leave the doors open as there was a huge raccoon problem. We never saw or heard a raccoon the whole time we were there but there were LOTS of cats and after talking with neighbors it appears that there are several living on the property and they live in the house when there are no paying guests. Neighbors have frequently complained and it would account for the numbers of bugs in the house and cabinas which we had to spray with several cans of bug repellant to prevent us being bitten to death.

The house itself is in a time warp. From the 1960s. Very outdated furniture and appliances and need of upgrades and money spent on it. E.g. It's the first property after renting with VRBO for many years that didn't have a washer/dryer. There were dead flies and bugs in all light fittings. The shower head was missing in the main house bathroom. The gas canister for the stove leaked so you had to turn off after each time you used it. The linen for all the beds was old and stained. There were holes in the tin roof which would have leaked- thank goodness it didn't rain when we were there. These are just a few of the problems I took photos of.

The pool was so un-inviting we never put a foot in it even though it was over 100 degrees.

We had to park over the street in the trees. When we tackled Alan about this he said that was it, even though his listing stated parking on site. He subsequently changed the details after our disagreement.

We visited several other neighboring properties - which also had the same amazing view- when we were there, which were far nicer for the price.

I know from talking with locals that Alan says the place is 'rustic' - there is no mention of this in his listing which is misleading.

We will definitely be returning to Playa Grande in the very near future as the town and location is amazing, but never to Villa de la Roca

Owner's Response: first of all the people showed up after 9 pm, the rules was for there own safety. as for the racoons, the tourist did right by having the kitchen doors closed, so there were racoons, but they didn't get in to make a mess. they can even open frig doors. the second reason to lock doors, lots of breakins. we have had 2 in 18 years & we just made it even harder for the crooks to break in. next we asked them to Conserve Water, we are in a 2 year drought plus we live in a tropical desert. we also asked them to put the toilet paper in the waste basket. its customary in central america, even though we have a very large septic system. when they first arrived, the bald headed guy got really mad because there was no inside parking. for 18 years we have told folks when they go any where & when they park here under the shade trees, leave nothing valuable inside & leave it unlocked. most newer renta cars have tinted windows, so if you lock it, they may break a window to see if you have something to steal. plus they should be insured. baldo was pissed. we have only a small lot, with room for our small car. OF course no one read the web page, where ther is great info for the tourists need to know. i also told baldo that if some one broke his window parked in front of our home, that we would pay for it. no problem for 18 years with no broken windows. we never had folks so unhappy, but after the bald guy being pissed the first night, we stayed away, never hearing from them. we are pretty sure that they didn't read the entire web page with all our info, & they never asked questions before there arrival. as for our rescued cats, if you know cats they are clean. they do not bring bugs or anything else to our home, except Love, plus they keep the mice & rats away, even though we haven't seen one in about a decade. plus we never have had 1 flea ever. so all in all they were given a great deal, right on the beach with new Teak & Cedar table & bench built right on site, 5 seconds to the sand, beautifull Mature yard with mango, Lang Lang Tree, Teak Trees, Plantinotrees (simalar to banana trees)& large local trees which sometimes when the wind blows hard here which is normal, leaves go in the pool. sometimes a wheel barrow or 2 during the day. but the main drain as always was clear as a bell. we are constantly taking the leaves out, plus every morning before 7, pool was cleaned. so to sum it all up, you just can't make everyone happy. & thats the Truth, Kathy & Alan

Family Vacation

We had an incredible time at Villa de la Roca. Alan and Kathy are gracious hosts, always ready to help. The view from the porch was by far our favorite part of the house. We literally lounged for hours watching surfers and admiring the breath-taking sunsets. The house is spacious and private. Each room has its own little kitchenette. The breeze that blows through is perfect. They let us use their boogie boards. We had a blast playing in the waves. The rock out front is full of tide pools that are great for kids to explore. My son loved finding treasures there. After boiling on the beach, jumping in the pool felt so good! I can't wait to get to come again!
