Rose Barn is owned by Alison, Darren, Noel and Stuart who have been friends for over 10 years, and business partners for the same period. We bought the property as we love the Lake District and wanted to have somewhere we could go with our family and friends to get away from work and the stresses of daily life. We use Rose Barn regularly ourselves and continue to appreciate the beauty and tranquillity of the Lakes. We hope our guests will equally enjoy our 'home from home'.

Beautifully converted barn in great location.
Just returned from a wonderful week at Rose Barn. We were a party of 6, 2 adults & 4 children (aged 18,17,6 & 2)
The barn is beautifully converted and it’s in a great location. it’s the first time we’d stayed on the west side of Windermere and it was so peaceful yet only 10 min drive to Ambleside or the ferry to bowness. The main bedroom in the loft is vast and has the original rafters exposed which continue into the en-suite next door. En suite shower is brilliant. The kids rooms were situated on the ground floor, both of which we’re tastefully decorated and well furnished, and again the ground floor bathroom is of a high standard. You have a large lounge diner on the middle floor with views over the fields and hills beyond, and the gas fire kept us very warm when it was freezing outside. The heating and hot water was plentiful which was great for the little ones after a day out exploring. The weather was great but a bit cold to make use of the outdoor seating in the garden area. Would definitely return to stay in Rose Barn next time we go to the lakes for a holiday.
The Outgate inn serves brilliant food and is in walking distance of the barn, it was very busy traditional pub.
Noel (the owner) was great at getting all the info to us re check in- out, key access etc, and anything else you need to know is all explained in the Barn :) thanks for a wonderful holiday !!!

Quality accommodation in the heart of the Lakes
Rose Barn is a well appointed, very comfortable location set in the heart of the Lakes making it a perfect base to explore from.
So glad you enjoyed your stay at Rose Barn - the great location is one of the key reasons we brought the property all those years ago. Plenty to do from your doorstep without even having to get in the car.

Lovely Cottage in a wonderful location
Great communication and customer service from the owners made the start of our holiday successful. Rose Cottage is a perfect base for walking in the Lakes. Plenty of room to store walking boots and jackets. The cottage had everything that we needed. I cooked a meal most nights and was able to do so successfully. The cottage was warm and welcoming after a long day walking in the mountains in snow. The beds were comfortable and the showers hot and powerful. The wifi was a welcome addition as it gave us opportunity to plan walks while there.
We had milk delivered by a milkman every day... a great treat. The pub in the village had great food and really friendly service. Ambleside and Coniston are short drives and we walked to the shore of Windermere from the cottage. We had a fabulous stay and have already recommended the cottage to friends. Thanks for a great stay.

Rose Barn is a beautifully appointed, very comfortable barn conversion. The furnishings are modern and in excellent condition. The beds were very comfortable and the master suite was lovely. We've had a wonderful week in spite of the rain - but then that's why there are so many beautiful lakes! We had fun using the local buses to get to the 'not so easy to navigate to' places, giving the driver a holiday too! We'll definitely be back. Thank you, it was brilliant!

Rose Barn is a beautifully appointed barn conversion created from 200 year old former farm buildings about a mile from Hawkshead village and offers the perfect setting for exploring the Lake District National Park. Situated close to the Langdale and Furness Fells, and not far from the Helvellyn range, it is a perfect setting for outdoor activities including hiking, climbing and mountain biking. There are plenty of opportunities to enjoy water sports including sailing, windsurfing and canoeing on Lake Windermere or Coniston.
The property oozes style and character and the old combined with the new works effortlessly. There is plenty of walking to be done from the door, with country lanes to Wray, Tarn Hows and Grizedale Forest. Hawkshead (5 min drive) offers a variety of places to eat/drink and individual village shops for provisions, and the famous 'Drunken Duck Inn' is nearby to offer fine dining. The nearest pub is a 5 minute walk into Outgate.
