4 Bedroom Farmhouse Set On 30 Acres Of Rolling Pastures With Beautiful Views

Fox rock farm is our four bedroom farmhouse that sits at the end of the road surrounded by 200 acres of woods and pastures.

It is very private and very secluded. The views are beautiful. We are on a hill and you look out from the porch to rolling hills and clear views for miles.There are local cows you will see grazing in the fields in summer. In the fall, you can walk the fields and surrounding woods to enjoy the fall foliage.

It is a great place to stay with small children. There is a in-ground pool, a swing set, a camp fire circle. The house is casually furnished and has lots of toys and books. There is a hammock, a large picnic table and many spots to relax outside. There is also a screened porch to enjoy in 3 seasons.

The kitchen is the center of the house and if you like to cook, has an fancy commercial stove. There is a large charcoal grill/smoker outside as well.

In the summer, you will likely see deer, and groundhogs, many birds including a local red hawk, and of course chipmunks. The nights are starry and we love nothing more than to put the kids to bed and sit out under the stars.

Here are the specs:

4 bedrooms - 3 queen beds, 1 double, 1 twin, one futon on the floor that is good for 2 to 3 children, one pack and play.

2 bathrooms - one w/ walk in shower, one w/ claw foot tub

No air conditioning - it's the Catskills.

Fans in all rooms.

Closest towns are Jeffersonville and Callicoon

Area is 5 miles from Bethel Woods. 10 miles from the Delaware River.

Local activities include: Horseback riding, Fishing, Tubing or canoeing on the River, Blueberry picking at a local lake.

There is a really wonderful Sunday farmers market in Callicoon. And cute shops for tooling around town in Narrowsburg, Callicoon and Jeffersonville.

About Allison McGuffin

Our family bought the property when it was pretty dilapidated. It was a working farm till the 1950's. Then it was purchased by a family as a second home and used for 30 years before we bought it. That family still owns about 150 acres of the surrounding lands and our guests are free to take walks on all the open pastures.

We slowly renovated the house, adding the kitchen and upgrading everything. We have 2 children who are now teens, but spent many summers there. We love to cook and we often host our extended family for holidays.

We live in Brooklyn NY.

We have been renting the house for about 10 years through a private list serv in Brooklyn. The house is unique in that it is truly our second home and not just a rental property. Over the years, we have had many families come back 2 or 3 or even 4 years.

What makes this farmhouse unique

The house is a respite from the city. It is quiet and secluded. We know many of our guests come there and hardly venture out. It is quite relaxing just to be there. There are many spots to enjoy - from relaxing in the hammock to spreading a blanket out in the grass under a tree.

There are shady spots with comfy chairs for reading. The pool is just far away enough from the house to feel like a change of venue. We love to cook. And many of our guests come for the chance to bake or make festive meals to share with friends.

If you are looking for activities, there is the Delaware river 10 miles away with swimming spots and also canoeing/kayaking trips. The local towns are cute and Callicoon has a rec center with summer programs for children if you come for more than one week and are looking for activities. There are some short hikes from the covered bridge park in Jeffersonville. The local libraries also have activities for kids. On raining days - there is a lovely restored movie theater in Callicoon.

Quiet retreat with beautiful views

Eight family and friends gathered in the country for a relaxing retreat. The house was very comfortable and everyone enjoyed their stay. The kitchen is amazing and we had great breakfasts cooked in the cast iron pans. The pool was an added bonus and we all enjoyed that. We also went to Bethel Woods to see Doobies and Steely Dan and the proximity to the venue made it so easy getting home. We will definitely consider staying here again. We had a great time.

Beautiful Farm Getaway

My partner and I recently stayed at the farmhouse with our two dogs and we couldn't have asked for a better place for a well needed getaway. The house itself had everything that we needed to feel right at home and was very comfortable. The kitchen was awesome and we loved cooking up our finds from the local farm markets. The pool area was amazing and we loved relaxing and taking a dip! The location was perfect to explore local areas that offered plenty of antique stores, farm markets, and local goods. Highly recommend if you're looking to disconnect and spend some time on the farm!

Charming and spacious house with utmost privacy

Homeowners were wonderful, they were responsive to our every question and need. The house and property exceeded our expectations. The house was large with plenty of rooms and space in each room. The kitchen was fabulous for cooking and spacious as well with a nice open floor concept. There was even kids toys that my son loved to play with. The best part was the view and the property itself was so secluded yet close enough to a local park and town it had everything we needed. Highly recommend! Thank you for a great experience.

Great Get Away!

We have rented in the Western Catskills for many years. It is our happy place, especially for our dog who loves the open space and lakes. Much to our dismay, our usual rental is no longer available, so we searched with the hope we could duplicate the accommodations of past years. What we found at this wonderful, warm, charming house was something better than we could have hoped to find. If you like privacy, this is your place. If you enjoy watching cows in the pasture to remind you you're not in the city or burbs any longer, this is your place. It's close to everything that we love, with a sense of privacy so important. Add a full kitchen with a killer stove and smoker out back! Top it off with in in-ground pool. Hard to beat. Most important, our dog loved it. Great place to which we will return.

The house is located in Sullivan County, NY. The area is rural with small towns and gentle rolling hillsides. The closest towns are Jeffersonville, Callicoon and Narrowsburg NY. All of which have cute shops and access to groceries, etc. We are also 5 miles from Bethal Woods, a concert venue on the site of the 1969 Woodstock festival.
