Five bedroom detached traditional stone cottage set in 1 acre garden

The cottage has been recently modernized and benefits from lovely views of the Caingorm mountains and Inch Marches. There is a shower room on the ground floor and one bedroom. There are four bedrooms and a bathroom upstairs. There is a living room with sky tv and broadband. The is a kitchen, dining room and sun room. There are two wood burning stoves in the premises. There is an expanse of ground around the property as well as ample parking for cars. Our photos show the lanes around the property where one can walk for miles into the countryside. There is a burn nearby and our children paddle and play in it regularly. They also cycle from the property on the quiet lanes and up into the hills. It is a peaceful spot where there is freedom to enjoy the abundance of nature and wildlife nearby.

A warm spacious house with character

We were 6 adults and 4 children over Christmas week and we found the property ideal with plenty of space for us all and an excellent heating system. We didn't use the stoves much as we had a toddler but the radiators worked extremely well as it was below zero most mornings and -8C on our final day! The garden was great for mini-sledging runs and trampolining. A handy bus service also from the village.

Fantastic location, great for the whole family

The house was ideally located to reach a wide range of activities including the zoo, skiing and nice meals out. Everyone from my 2 year old to her grandparents were happy, the house had plenty of space and the main living area had a fantastic fire which kept us all cosy in the evening and after days sledging.

From the initial booking, through to our stay, Eimear was very helpful. The Photos do not show how beautiful the house and its surroundings are. The house was lovely and clean and toiletries and household supplies eg toilet rolls being supplied made it all the more welcoming as we arrived late at night. We stayed for Christmas and it was our best Christmas ever away from all the chaos in a beautiful ,cosy home surrounded by amazing views . Thank you so much Eimear we will definitely come back

Comfortable home in a beautiful location

We had a very comfortable stay in a beautiful location. The cottage is large and comfortable with ample space for cooking, eating and socialising. The Highland Wildlife Park is very near and there are walks directly from the cottage to an interesting souterrain and remains of the abandoned village of Upper Raitts. The ruins of Ruthven Barracks are nearby and walks around the Badenoch wetland. There are toys and books in the house for children and outdoor play areas. The kitchen is well stocked with pans, utensils and appliances. The views from the conservatory and sitting rooms are beautiful and the house was very warm during the cold nights. The listing was clear, comprehensive and accurate. Thank you.

Highland Joy

We stayed at The Larches and our experience, from our very first contact with Eimear months before, has been very positive. This was a hassle-free holiday in a beautiful location with loads of walks nearby. Aviemore is only 15 mins away. The kids had a great time in the garden bouncing the evenings away on the trampoline. The house has loads of room and is a house you feel you can 'live' in as it's not pristine - which we liked. From the conservatory we saw crossbills, woodpeckers, lapwing, geese and deer and a whole lot more. Would definitely come back to The Larches.

Lynchat is a lovely hamlet one mile north of kingussie in the Cairngorm national park. It is near pubs and the lovely Cross restaurant. There is great skiing in winter and lots of golf, fishing, places to cycle and walk. You can learn water sports at loch insh and go to the highland wildlife centre. It is great for couples, families, groups of friends.

Other Activities: shopping, theatre.

Golf: Kingussie, Boatof Garten, Newtonmore and Grantown on Spey easily accessible from the property.

Ski: Cairngorms at Aviemore.
