A 5 bedroom, 4 bathroom, 2-storey chalet style property on the fringe of the New Forest National Park. The Property includes a large lounge/diner, a fully fitted kitchen/breakfast room with seating for up to 8. The lounge has a conservatory to the side leading to the rear garden. Integral double garage with a full-size table tennis and table football. The property has two ground floor bedrooms one with ensuite making an ideal choice if mobility is an issue.

There is an adjoining 2-acre paddock with stabling for 2 small horses and fishing is available on our nearby private stretch of the Hampshire Avon.

'Criddlestyle Cottage' is a 5 bedroom, single storey cottage and 'Mews Hill' is a 5 bedroom 2 storey chalet only 1 mile from the centre of Fordingbridge or 15 minute walks to the Sandy Balls holiday complex famous for its excellent facilities, including a large leisure centre, bike hire centre, restuarant and family pub, spa and riverside walks (see www.sandyballs.co.uk). The world renowned 'Three Lions' restaurant run by Michelin Star chef Mike Wormersley is also only minutes away.

The Properties have their own self contained gardens and parking. If you want to bring your horses with you there is also an adjoining 2 acre paddock and double Stable for horses that is available to either Property.

For an extra charge there is 110 yards of exclusive private fishing on the Hampshire Avon only a few hundred yards from the cottage. There are 5 good swims suitable for specimen coarse fishing with Barbel up to 14lb 10oz, Chub up to 7lb 1 oz, Roach up to 3lb 3 oz and carp up to 28lb.

NEARBY ATTRACTIONS: If the New Forest National Park itself is not enough there are plenty of other attractions nearby. A brand New Forest Discount card is part of the welcome pack to use during the stay giving discount to restaurants, attractions etc in the New Forest. http://www.brandnewforest.com

Salisbury Cathedral is 20 minutes drive, Beaulieu Motor Museum and Exbury gardens are only 30 minutes away and the wonderful beaches of Bournemouth and Poole are also only 25 minutes away.

Paultons Park adventure park is 20 minutes drive.

The Sandy Balls nature reserve is a few minutes walk and the the Sandy balls leisure complex, restuarants, shops and other facilities are 15-20 minutes walk.

The world reknowned Three Lions restuarant is literally just around the corner and there are approximately 10 pubs within 10 minutes, most of which serve excellent food.

For shopping, Fordingbridge is a pretty small riverside town only one mile away with a good range of shops including a large CO-OP. For a more extensive range, Ringwood is 10 minutes drive and has a large Waitrose and Salisbury and Christchurch are both about 20 minutes drive in opposite directions.

The Hampshire Avon offers some of the best coarse fishing in the country as does the nearby Dorset Stour. there is also excellent game fishing in the nearby Rockbourne fishery and further afield on the Itchen and Test. There is also a 16' boat on a trailer with a 10hp engine for hire ideal for fishing in Poole and Christchurch harbours.

For the extra charges already quoted, you can have 110 yards of the Hampshire Avon to yourself. Five excellent and varied swims suitable for expert specimen coarse fishing. The Hampshire Avon offers some of the best barbel, chub and roach fishing in the country and on this stretch barbel have been caught up to 14lb 10 oz and roach to 3lb.

Immediately adjoining this stretch of river, is the Sandy Balls estate, where it is possible to fish a further 1/2 mile stretch on a day ticket available from the the Sandy balls cycle hire shop, for £10 pp per day. Please note that to fish both stretches, you must have a valid rod license

Within the New Forest National Park but only 1 mile from the pretty riverside town of Fordingbridge and within walking distance of all the facilities of Sandy Balls, extensive woodlands and walks along the Hampshire Avon.

This is an ideal base from which to explore the National Park with beautiful walks on your doorstep and pretty forest villages only minutes away.

As well as being excellent for walkers with their dogs, it is also very well located for fishermen and golfers.

The Hampshire Avon offers some of the best specimen coarse fishing in the country and within a few miles are large gravel pits with excellent carp fishing (see www.christchurchac.org.uk).

A few miles across the forest is the oldest golf course in Hampshire, the Forest Course at Bramshaw (see www.bramshaw.co.uk) as well as other nearby excellent courses at Hampworth, Remedy Oak, Ferndown, Paultons Park and Stoneham.

There are also a number of equestrian centres close by and a paddock if you would like to bring your horses.

If you have to cancel, please advise us immediately. All deposits and payments are non-refundable and travel insurance will cover most cancellations, however if we are able to re-let the property for the dates you have booked, we will return the cost of your holiday minus an
administrative charge of £50. We do strongly recommend that you take out Holiday Insurance against cancellation.

There is a £500 security deposit.
Pets are charged at £25 each.
The first basket of logs for the wood burner in the lounge is free and then £5 per basket thereafter.
The additional charge for private fishing on the River Avon is £75 pp pw or £20 per day pp for short breaks.
£100 per horse for DIY stables in adjoining paddock.

There is an adjoining 2 acre paddock and stabling for 2 horses available at a cost of £75 ph pw

If this property is booked at the same time as Criddlestyle Cottage or the Riverside Lodge there is a 5% discount.

There is a 5% discount for any returning guests or guests who have stayed in other shortstayhomes properties.

Notes:
A fisherman's lodge is also available and sits on the bank of the Hampshire Avon and also on a small lake where it is possible to fish from the verandah. The 2 bedroom lodge, whilst very private, is within 150 - 200 yards of the two, 5 bed properties and would therefore enable a group of up to 25 people to all be quite close together but still with their own privacy. It would also be possible to set up a single table in the lounge/diner of the 5 bedroom, 2 storey property so that it could accommodate 25 people. If any of the properties are taken together a 5% discount would be applied. There is also a 5% discount for any returning guests.

Wonderful cottage, great location

Had an amazing stay at the cottage, location was excellent, very clean except for the barbecue that we had to clean ourselves before using, but apart from that everything was perfect, will be booking this cottage again next year

Absolutely lovely holiday home, perfect for large groups

We stayed here for a week with another family and the house was perfect! It is really nicely done inside with stylish furniture (comfy sofas, no bunk beds!). It is spacious and there are lots of loos and bathrooms.

The layout is really well done. Downstairs there are two bedrooms next to each other with two bathrooms and upstairs there are 3 bedrooms with two bathrooms. Two families can comfortably stay here and have their own space.

The local area is lovely. There are two relatively easy cycle routes that we did - one out through the forest to the quaint pub at Fritham for a tasty ploughman's lunch and back, and another that winds its way through local villages and hamlets. You can get these maps and other cycle routes from the bike shop at nearby Sandy Balls, just up the hill.

It is a great house to relax in. We ate in most nights and it was super easy to do this as the kitchen is so well stocked with pots, pans etc. One night we had a catered dinner party from Taste Dining Company. The food was delicious and they were great with helping to match wines and doing the dinner in two stages - one sitting for kids and another for adults. Yum!

One rainy afternoon we went to the cinema in nearby Salisbury which is a charming medieval town. Another day some of us played golf and lunched at Dudsbury Golf Course and had a great time.

So - I could keep going on. Bottom line is that the house is fantastic, location brilliant and there is heaps to do regardless of weather.

Excellent well equipped spacious property

Very comfortable stay with plenty of room for the 8 adults and two children.

Clean, liked to provison of table tennis, table football and trampoline.

Location was excellent for new forest.
