Carol Dawson and his family have lived in Tortola for generations and wherever you go, everyone knows and is friends with Carol. When you meet him you will enjoy his company too. Should you ever have a question, he is more than happy to help with directions to favorite places or share island history knowledge.
Kelvin Dawson purchased this villa in 1995
Carols grandfather bought this 11 acre estate in the 1930's and raised cattle on the island, hence the name Beef Island. Or visit the beach on Long Bay (2 minutes) or Trellis Bay (2 minutes) for a vibrant art scene, windsurfing, cyber cafe, coffee shop. full moon party and beach bar/restaurant for breakfast, lunch or dinner.
Beneficial is the location, the privacy, the views, the beaches, and easy access to many attractions. Day sails, charter fishing, swimming, snorkeling, ferries to other islands, and most importantly, just relaxing and having a cold drink.
Our stay at this cottage greatly exceeded our expectations. We rented this cottage for a week over Christmas, and this was our toddler's first trip to the BVI.
Before I get to the house itself, the first thing to highlight is the beach. The house is in a small gated community with 6-7 other cottages and a small resort (Surfsong). About 2 minutes walk down the hill from the house is a stunning little beach (Well Bay) that is very quiet. Many times we would have this beach to ourselves, and at its busiest there was maybe ten other people on the beach. It's a really nice spot to grab a book, a cold beer, and let time pass by. It's also great for small children as there is a breakwater off-shore that makes the beach very calm (and shallow).
Carol is a wonderful host who can direct you to whatever you need. He is friendly and full of great stories about the history of the island.
The house is very clean and includes a daily maid service. There is no AC, but the trade winds keep it cool. It has two bedrooms, both with bathrooms (the shower in the 2nd bedroom has fantastic views of Well Bay). There is also an outdoor shower for removing sand. The kitchen is functional and has all the items you need to cook a good meal. There is a small sitting area with Dish TV, but you won't be spending much time inside! The balcony/patio is really the key feature of this property. Being on top of the hill you have wonderful sea views. Sit back and watch the sailboats pass in front of Cooper, Salt and Peter Islands. The grounds and garden are beautiful with lots of native flora/fauna.
The house is on beef Island and a bit of a drive from West End (probably about 50 minutes), or about 20 minutes from Roadtown. It is only a couple of minutes away from the airport if you fly in. There is a cool little community just a few minutes away in Trellis Bay with a small grocery store, roti hut, art studio and De Loose Mongoose restaurant *nice spot with decent bar food). You can also take a boat road out to The Last Resort or the Pussers at Marina Cay (a good snorkel spot for those without a boat). There are also grocery stores in the East End (5 mins) or the big Rite Way in Roadtown (20 mins). You can take a ferry service from Trellis Bay to Gorda, but you have to go all the way over to West End for the ferry to Jost.
We would go back again and are recommending to friends/family.
This property exceeded my expectations. My two friends and I stayed here for 4 nights and everything was perfect. The house is clean, in an amazing location and has everything you could need provided for you. There was daily housekeeping and she was great. Carol was great and available for any questions we had and was more than accommodating when our departure time changed. Getting there was easy and there are places close by to grab a drink or some food. It was so private, I don't think we saw any other people on the property the whole time. When I come back to Tortola (which I definitely will) I will make sure to stay here again.
This place was wonderful! Very easy to access, very private, very clean... had everything we would need for a week stay. Carol was so nice and helped with any questions we had. The owners are fortunate to have such a wonderful on-site manager. As far as getting there, it couldn't have been easier. We had just come from a stay on St. John, where the drive up to the cottage was like where only goats should go! It was a pleasant surprise to find a very easy drive to this villa. We don't mind driving the somewhat treacherous roads in the U.S. and British Virgin Islands, but if you are intimidated by them, this would be a great location for you.
There were just 2 of us, but the place is set up ideally for 4 people, having a bedroom with bath on each side and living/dining/kitchen in the middle. The patio was spacious with comfortable chairs and grill. There was a good cooler provided. The only thing that we think would be of benefit to add are some beach chairs. There were a couple of non-folding, low chairs, that we were able to fit in the back of our vehicle for the beach, but what we like best are the places that provide the backpack style chair, getting away from any crowds and relaxing on beaches, being one of our favorite things to do.
We ventured out to the north shore beaches for snorkeling, Brewers being the best. We avoided Cane Garden Bay... if you're looking for a party beach, go there... if you want quiet and solitude, don't! At the end of the day, we generally went to Long Bay East (on Beef Island), a long beautiful beach with very few people. It was a nice place to relax before heading back to the villa to grill supper and spend the evening on the patio, watching the stars and listening to music... there may have been a few rum punches, too!
If you are looking for great prices on seafood, ask Carol how to find the Seafood Complex. You will find Mahi Mahi and Tuna for half the price we pay for it in the States.
We would not hesitate to recommend this place to anyone. It was perfect!

WOW, We have never, in all of our travels, have had a more gracious or congenial host as Mr. Dawson. Met us personally at the airport to cart us to our home for a few days. A very nice and comfortable place we loved it. The place is private and has all the things you need to be comfy. The semi private beach, we only saw about 4 people in three days, is only a few minutes walk from the Bungalow. Anyway we plan on returning and staying more than a few days next time.
As far as I can tell, the cottage that we stayed in was perfect. The most important things for me (in no specific order) are 1) ambiance: very tropical and consistent with local architecture. The furnishings and cottage are old but very clean and well cared for. You will never mistake this for a Hyatt or Holiday Inn - I actively avoid places that don't reflect the local culture. 2) view: breathtaking ocean view, surrounded by tropical plantings and hummingbirds. 3) Setting: ideally situated in a less touristy area. While the beaches on the north shore had so much surf as to be dangerous to swim in, our protected private beach (5 min walk from the cottage) was calm, beautiful and swimmable. It would be perfect even for small children. Trellis Bay with de Loose Mongoose Bar and Restaurant, other restaurants, and Aragorne's studio/shop (beautiful pottery, wood cuts, metal work etc) was a quick drive away. There is a full moon party that my adult children loved. The town within a few minutes drive had grocery stores, bakery, restaurants, gas station etc. that provide everything you need. We only went to Road Town (30 min drive) to pick up family members. I enjoyed being in an area far from the cruise ships. 4) function - the house had everything we needed. When I had small requests, the needed item showed up the next day. Christine, the maid, came every day to wash dishes and straighten up - this was a first for me with a vacation rental. The two decks provided either shade or sun all day long - you could choose. The owner Carol was there to welcome us and there were ice and cold beverages in the fridge and fresh flowers on the table. Carol answered all our questions and was very responsive to our needs. We are already talking about spending a longer period at the cottage next year.
This is an attractive, comfortable and clean two-bedroom house located in a private landscaped setting with beautiful views of the Caribbean. A fine sand beach and protected bay is located at the bottom of the hill, about a 5 minute walk from the house. This beach is great for children as the water is always calm; it also is great for adults as it is quiet and serene, with palm trees and both shade and sun. My parents found the beach accessible when they were in their 80s, and my son first "swam" there as a one year old. A mile long sand beach with snorkeling is a short drive or longer walk away. Grocery stores are easily accessible by car, and some good restaurants are nearby. The pictures and details of this listing are accurate, and the rental rate is a bargain for such a house and location. My parents and now my own family have been renting this house for a few weeks each winter ever since it was built. I have recommended the house to friends who have also become repeat customers. The owner of the house is welcoming and helpful, and for this reason too we look forward to our time there each year.
Your rental villa sits on a shared family owned 11 acre estate, with its own beach. It's private but close to many things. You are only 5 minutes by car to other beaches and great restaurants, 20 minutes to Road-Town (capital of the BVI) for shopping and other sites. There are no fast food places, no casinos, no jet-skis or crowded beaches. Very laid back. Daily maid service includes cleaning, dishes washed, etc. All you need to do is visit the many great restaurants/bars or just eat-in and kick back and relax.
With your reservation, we will provide you with our recommendations and directions to all things you may want to do. We've been staying at the villas annually for the last 25+ years. There's so many fun things to do and beautiful things to see. And we keep coming back, like many other guests, because Tortolan people ( Belongers) are so accommodating and friendly and you can go anywhere on the island without fear of harm. When you visit the beach bar/restaurant on Trellis bay, which we walk to in the mornings, you will meet people sailing from all over the world that anchor there and come ashore for coffee or breakfast. And they come back in the evening for dinners and socializing. You will need your camera to remember all the beautiful scenes and Caribbean flowers. Take a water taxi to nearby islands, a day sail for great snorkeling or scuba diving, charter a fishing boat, travel the beautiful sites on Tortola, or just relax on a beach under a Mangrove or Palm tree. Do you prefer a beach with lots of people or a beach with almost no people. We'll guide you. The beach on the estate is always quiet and great for swimming, or to read a book or take a nap in the shade.
The average island temperature is in the 80's with low humidity, water temperature is 80 - 82, the island is cooled by an on-going trade- wind and a passing rain storm lasts perhaps 10 minutes or less.
Should you have any questions, please contact us, we'll be more than happy to give you more details.
