Spacious bright 4 bed house sleeps 7 in Westleton
A light and spacious house in a great location, with lovely walks from the front and back doors, birds, a garden and masses of things to do. Open fire, piano. 12 Heath View is a quiet, comfortable semi-detached house on the edge of the small village of Westleton in Suffolk. The house is used as a family home and facilities are not in the formal B&B style.
Westleton has a green, shop cum Post Office, 2 pubs, and a fairly famous second-hand book shop. Immediately across the road from the house is a footpath across RSPB land, with nightingales sometimes making it hard to sleep in April and May. You can walk across the heath to Minsmere (45 mins walk), Dunwich (30 mins walk), Southwold (2 hours) etc..
The area is perfect for birdwatching, walking, and cycling. There are concerts (Snape Maltings), crabbing (Walberswick), boating (Southwold, Orford), pretty coastal towns with individual shops and galleries, and some of the best fish and chips in England (Dunwich, Aldeburgh)!

a very welcoming place. Chris and Mary were brilliant at answering pre holiday queries.
The house was perfect for us, our son and daughter in law and 2 grandchildren. We spent the Tuesday at Minsmere when they have a special kids day. We also went to Aldeburgh and Snape which we k ow and love. Framingham castle was another good day out.
We would thoroughly recommend this home for a holiday.
Very clean and tidy, comfortable.
Well placed for our Bird Watching trip. Ideal for long or short stays. Will certainly think of using this house again.
Relaxing weekend in a lovely cottage
The three of us had a wonderful relaxing weekend. The cottage was homely, clean, spacious and had everything we needed. The garden was a lovely size as well. Beautiful views of the heath and fantastic sounds of nature. The village of Westleton is so enchanting and the locals were so friendly and welcoming and the food at the local Adnams pub was delicious. Chris the owner is very helpful and friendly.
Glad you had a good weekend. And that you enjoyed the sounds of nature. The nightingales can be a bit over the top in April and May when you are trying to sleep
Lovely big house, quirky, in a wonderful village
We were after a nice property close to minsmere and dunwich and found this. we had 6 adults so needed the space. the property is big and has lots of space, small lounge with the 3 new sofas in with a open fire and TV. comfy and cozy. the kitchen is adjacent and is fairly big with a large table for 6 within. When its out, not to much room to walk around the rest but its fine for sitting eating breakfast and tea. there is a dinning room that's large and has a table for 6-8 within and a lovely piano. the room has a nice sideboard and the property is littered with interesting nik-naks of all varieties. the crockery could do with updating and replacing, its chipped and cracked and well used and looks form the 70's! it could do with some more pint glasses and half pint glasses too. in between the kitchen and dining room is a utility room and off that a laundry room with toilet and a boiler cupboard. nice area and keeps the house clean and tidy. the drains need some attention as the kitchen sink stinks when its draining away the washing up water! overall, the downstairs is nice. needs a little tidy up on the walls, fresh painting etc; if it has been done recently, it was a rushed job and it has marks all over it and seems to be old paint.it looks its age.
3 double rooms, 1 large master, a 2nd smaller one and then a small double and a small single. enough room, but the smallest double is small. enough room to walk in and sleep, that's about it. 2nd room is a nice size and master is big. beds are, i would say, small doubles or they were to me as i'm used to a king bed now but seemed smaller than my old double. firm mattress in the master which was lovely, 4 pillows, soft too which i personally do not like so needed 2. plenty of spare bedding etc in the closet. the master has a nice dressing table and draws the opposite side. lovely view of the front garden and heath across the way.
the toilet is separate from the bathroom which we all liked. the artwork in the toilet is something you have to see! or should i say, the toilet is the painting.
overall we really liked the stay, walk to the white horse and crown pubs is ten minutes away, nice little shop in town with nice owners and nice local cider and apple juice. the heath directly opposite the house has stunning walks and is really nice. i would stay again and would recommend for the price. a little freshen up, utensils and plates especially, would benefit. sort the drains too!
Many thanks for your helpful and detailed review Ian. We are too familiar with the place to notice the way things age, and will certainly have a good look at crockery and glassware. You are right that a lot of it is 70s - 60s even. And of course we will look at the drain - there must be a blockage.

excellent base for a relaxed family holiday
This is not a typical "luxury holiday cottage" - and all the better for it!
A big "boot room", comfy beds, enclosed garden, and walks straight from the garden make it an ideal place for kids, dogs and muddy boots. We stayed during a very cold spell in January, the frost was beautiful, and the house warm (with variable temperature controls in different rooms). It would be great in summer.....!

The area is perfect for birdwatching, walking, and cycling. There are concerts (Snape Maltings), crabbing (Walberswick), boating (Southwold, Orford), pretty coastal towns with individual shops and galleries, and some of the best fish and chips in England (Dunwich, Aldeburgh)! The village has 2 pubs. The local village pub serves good food, and the Crown is a renowned gastro pub for more special occasions.
