Hollingbourne has many listed houses, 3 period pubs, village and farm shops. Perfect for visiting National Trust properties, steam trains at Tenterden and New Romney. Golf at Chart Hills and Royal St George’s. Many castles, Leeds, Bodiam, Hever, Rochester and Dover. Hourly train to London Victoria 65mins, station half mile. Great for day trips to France, 20 mins Ashford International, 40 mins Eurotunnel Terminal at Folkestone, 50 mins Dover. Both properties have private gardens with seating and table for ‘al fresco’

Set in the extensive gardens of a Grade II listed Queen Anne house. Wonderful views over fields with grazing cattle woods and stream. Complete peace and tranquillity. The Barn dating originally from 1761, has one bedroom with double bed. Open plan living/dining with well equipped kitchen area. TV/DVD/CD player. Slate flooring throughout with underfloor heating. Walks over historic Pilgrims Way and North Downs 3mins.

A lovely cottage

We stayed two weeks in the Barn. We were welcomed by flowers, little cakes, home-made jam and fresh eggs : a good surprise. The Barn is very comfortable and well situated. It 's very easy to visit castles, gardens and parks from Hollingbourne. We walked in the country. It was very pleasant. We enjoyed eat in the restaurant of Hollingbourne. The weather was good. Pauline's garden is beautiful and we loved see cows in the field, ducks, chikens, the big cock, rabbits and three squirrels who played together. Pauline was very friendly. She gived us informations and advices. It was our fisrt stay in England and we were charmed. Isabelle France

Tranquil break

The Barn is in a idyllic location and it was a great destination for a relaxing break. It's well maintained and Pauline is really helpful. There's plenty to do nearby and a great pub in walking distance. The pool was also very refreshing over the heatwave!

Secluded idyll

Freshly-laid eggs from Penn Court's own chickens and home-made shortbread made a lovely welcoming touch. With a writing project to complete, I found the tucked away location of The Barn offered just the kind of undisturbed peace I was after. It offers 180-degree views of the meadows beyond its own charming and entirely private south-facing garden, with a glimpse of the village church on the far side of a rippling stream visible from the Victorian cast iron and brass bed (to reassure back pain sufferers, the mattress was very firm indeed).

On the opposite side of The Barn from its own little garden is Penn Court's orchard - luckily for me, in glorious and effervescent full bloom during my stay - and beyond that, the chicken run, so, although I could see "Twitchers" and Penn Court itself, at no time did I feel the presence of my neighbours - indeed, I barely saw them at all.

Speaking of which, Pauline was a perfectly discreet hostess - having once made my acquaintence, and offered useful advice on local facilities, she left me happy in my seclusion, dropping any updates by email.

The furniture was very comfortable and everything was clean, good quality (very efficient fan oven!) and in full working order. Parking was - literally - right on the doorstep, spacious and, being a dead end, not passed by any other vehicles. The underfloor heating meant that never once in the whole week did I ever feel either too hot, or that I ought to reach for a sweater. The rooms were spacious, the bedding crisp and clean; the towels were exceptionally fluffy, and the hot waster instant and plentiful. Wifi and mobile signal worked well. What more could one reasonably ask?

The location was a perfect balance between total seclusion and not being too remote in case of emergency, and only five minutes drive from the M20 junction, so getting about wasn't an issue either. If/when I return to Kent, where to stay will be a no-brainer.

A relaxing and homely stay in beautiful location

This is the 2nd time staying at the barn, this time returning with our baby daughter. We had a relaxing and enjoyable stay as we did the last time. We love the interior of the barn, and the fresh eggs from Pauline's (the owner) chickens. There is lots to do in the local area, a perfect location for walking, visiting national trust places and taking a trip to whitstable. You can also walk to the local pub. This is defiantly a place to visit if you are looking for a relaxing countryside break. Just beautiful.

Tranquility Base

We have had numerous holidays in cottages throughout the UK, most of which managed to attain our expectations. Today is our last in ‘The Barn’, Hollingbourne, a cottage that exceeded our expectations. Set in a tranquil location, with wildlife in abundance, well-kept grounds full of spring flowers, the sound and view of a babbling brook and daily visits from the bullocks in an adjacent field all served to our feeling of contentment. The accommodation itself was both comfortable and welcoming, with the freshly cut flowers, free range eggs (one of which had a blue shell) and homemade preserve awaiting our arrival. Pauline, the owner, was herself very welcoming and helpful, with nothing being too much trouble, she even apologised (repeatedly) for the awful weather we endured for some of the days of our weeks stay. We were extremely grateful for the facilities provided in the cottage, which allowed us to enjoy our stay in spite of the weather. A big thank you from John, Karen and Jinks (our dog) to Pauline for enabling our stay to be happy and one that we shall look back on with great fondness.

This was our 3rd stay at The Barn.

The Barn is truly a home from home. Cosy , warm even when all around us was white with frost, wonderfully equipped, very comfortable bed and the thickest fluffiest towels that we have had anywhere!

Brighton and Charleston, home of Vanessa Bell and Duncan Grant are 1.5 - 2 hours drive. `Many more National Trust and English Heritage properties to visit.

Other Activities: Bird watching at Isle of Sheppey, Samphine Hoe, Dungeness and our own garden.
