I am an art professor and a researcher in art and technology field. I have to travel a lot and cannot enjoy my house as much as I would.
Armando purchased this Villa in 1994
Why Armando chose Poggio delle Ginestre
This was the house where I grew up with my brother and my mother. Endless wonderful memories are linked to this house. Since I must travel most of the time I'm more than happy to share this magical house and view. I constantly care about my house and guests appreciate that.
What makes this Villa unique
The location, the breathtaking panorama that is visible from any angle is what really strikes me every time I go there. The lake's presence is really resting and takes away all the stress. I didn't believe it in the beginning when my mother bought the house. Now I can't wait to go any time I can to look and feel the presence of this incredible lake

Lovely quiet villa, with exceptional views over the lake.
The Villa is excellently positioned over the lake to give commanding views and just a short walk to a private beach with lovely clear water, the swimming pool is a good size. The villa is well equipped with everything you might need and the wood burner in the living room perfect for cooler nights early in the season. The accommodation was very authentic and we felt we had a true taste of Italian life.
The housekeeper took very good care of us and was always on hand to answer our questions and pop in if needed. We received a very warm welcome and he was very accommodating with regards to our check in and out times arriving punctually for the later.
Communication throughout was exceptional, first from the owner then the housekeeper on site.
The area around the villa is very quiet, the local town is around 3Km away but is walkable with a special pavement/cycle track set back from the road for the first 2Km until you get to the outskirts of town. There are a couple of super markets (also other supermarkets in the main towns around the lake) Tip; the cheaper supermarket in Trevignano-Romano is actually under the Carrefour.
We visited early in the season so there was not much activity in the town but there were some nice market stalls and several bars/restaurants at various price levels were open and glad of the business. It looks as if it could be a very busy town in the high season.
Thank you Darren. I am glad you have been well and that you acknowledge the way we care about our guests.
A family holiday
We stayed for a week in this beautiful villa and highly recommend it to anyone! A great price-quality ratio, unbelievable view, a private pool and a lots of space for everyone. We loved to dine outside and use the BBQ. Very confortable also with kids as there are many bathrooms and for the hottest hours of the day the livingroom is spacious enough. A lovely stay!
Thank you. It is always nice to hear that my guests love my house as much as I do.
Capodanno a Trevignano
Overall Great But Definately Needs Work
The villa is in a wonderful location, close to the 3 towns, beach access, not far for a train ride to Rome.
The villa itself was a little disappointing- with black mold in the bathrooms, shower heads that fall continuously, a small kitchen by North American standards and no air con or screens. The Mosquitos are plentiful, so pack your spray!
The pool was beautiful, though with 11 of us in out out of it for a week, it was in desperate need of a cleaning and should have been done mid week.
Armando is a gem to deal with, but in a different situation these items might have ruined our trip. If the house was up to par, I would have easily given this a 4-5stars rating.
Thank you for your compliments. We also duly noted your comments in every aspect and report here. In fact a little bit of mold appeared at the wall border of 2 bathtubs, The cleaning firm I hired for that, told me that this is just due to heavy turnover of showers. The problem has been addressed and disappeared. Same thing for the showers heads : Tommaso has repaired all the 2 supports that where a bit loose.
The pool cleaning is normally organized weekly, but as you say with 11 people in an out all day it needed an extra cleaning which I organized as soon as you asked, free of charge.
As we say to all customers, Tommaso and Elisabetta are available in case of urgent need. Every customer gets Tommaso's cellphone. Just calling him for all this could have solved the mood, showers heads and pool questions immediately.
Mosquitos are a mystery, and their sporadic presence is apparently due to a combination of wind, humidity and temperature in certain times of the year. To address the problem as much as we can other than what we already do with sprays, tablets and machines that prevent mosquitos from entering, we installed now mosquitos nets around all beds.
As for the kitchen, I'm aware that the villa's kitchen might seem small by american standards, but being in Italy it is built with Italian standards. We are sorry but travelling requires sometimes a little adaptation to local standards and habits. But since we are always listening and trying to improve the holiday experience we bought a much larger fridge.
Thank you for your feedback.
The house was perfect for us, we were 9 persons and we had a very relaxing vacation.
Trevignano Romano is a nice Italian village and the train from Bracciano to central Rome worked well.
The beds and pillows were not that comfortable and the cleaning of the house could be better, especially the kitchen.
Suggestion for the land lord is to offer some bicycles and perhaps even some charis down the beach.
Overall a very pleasant stay
my team and I are glad customers have the relaxing vacation you mention. Indeed Trevignano i s a wonderful village. As for the suggestion of course we note them to improve our stay. But just as I remainder my housekeeper Tommaso is there to assist in case you need, all customers have his cellphone number. He lives 10 minutes from the villa and he can respond almost immediately. Plus, as I tell all of our customers, in case the team is not perfectly fulfilling customers need they can always ask directly to me. Every guest have Tommaso's number and mine.
As for the chairs to the private beach we'd love to have them too. But the villa consortium forbids them. Nobody is allowed to leave subbed or chairs there at the beach. If customers really want them there they have the keys to the gate and cars are allowed to bring anything there.
Trevignano is a charming medieval village in the heart of Lake Bracciano’s National Natural Park. The lake's unpolluted waters are Rome's drinking water reservoir. By daytime Trevignano lazily lies on the lake shores, and wakes up at night to enjoy the local restaurants, pubs, cinemas and concerts. It is located at only 35 km from Rome and the Vatican, and enjoys a very privileged geographical position at the crossroads between Lazio, Tuscany and Umbria. The area offers plenty to see and plenty to do: the Art Museums and Archaeological Sites of Rome and the Vatican, Medieval Viterbo, Canale Monterrano and its Etruscan remains, Prince Odescalchi’s Palace, Caprarola and its stunning basilica, are but a few of the places one can discover and savor in and around the area. Furthermore, Trevignano offers innumerable sporting activities, and bulges with restaurants, pubs, pizza houses and open air cafés, renowned for their top Italian cuisine and wines.
Other Activities: Cultural trips in Cerveteri (greatest Etruscan sites) and Tuscany.
There are two lovely Golf Clubs in the area. The closest is located at just 10 minutes drive near the medieval village of Sutri. The second one is located at the Olgiata, just a 20 minutes drive.
Price shown in RATES includes bed sheets, 2 towels per person (one big and one small), electricity, gas, weekly gardening, house cleaning, pool cleaning, and all taxes. Final cleaning is 300 euros.
