About the property

1 Bedroom + Convertible bed(s), 1 Bath, (Sleeps up to 4)

The Lite House is a small, quality home with comfortable, high-end furnishings and appliances, in a private and quiet section of a gated community. This home is the perfect place for a couple who wants their privacy, and also just a bit of luxury. It could also accommodate a small family (four maximum). The queen-size, 12" memory foam bed has high thread-count cotton sheets for cool, comfortable sleeping. In the living room, the inner-spring futon converts into a double bed.

The Lite House is located at the far end of the subdivision, with sparsely scattered neighbors. It is touched on two sides by a fifty-eight year-old lava flow, which is now Hawaii State land as is all land newly formed by lava on the Island. There is nothing between the Lite House and the ocean but expansive lava field and horizon-to-horizon open sky. This combination allows for both unobstructed refreshing trade winds and exceptional privacy within this subdivision. It also showcases spectacular, panoramic sunrises and star gazing. Prior to the 1960 lava flow, the Lite House property had waves sloshing againt two sides of it. You might say that it is still an 'ocean-front' property, but now it's a quarter mile walk to reach the rugged shoreline (scroll down to see revealing satellite photos). The occasional dramatic crashing wave can still be seen and heard from inside the Lite House.

From the Lite House, you can also see the Cape Kumukahi Lighthouse in the distance. Its faint beacon adds nighttime charm, while additional equipment there monitors the cleanest air in the northern hemisphere blowing in from off the ocean. These pleasant trade winds are almost always present, and come right through the house when you have the doors and windows open. Because of its unique location, enjoy being outside, any time, and with no mosquitoes! At night, the sound of occasional Coqui frogs is a distant and mild serenade.

Champagne Pond, the secluded, geothermally- heated cove exclusive to this subdivision, is a 4- minute walk from the cottage. Here you can snorkel with the sea turtles and fish, or simply float around on the calm, exceptionally clean and clear water. Serious lap swimmers have also found Champagne Pond to be quite suitable.

In the adjacent neighborhood are the Kapoho Tide Pools (aka the Wai'Opae Marine Preserve), known for world-class snorkeling. We provide basic snorkel gear and boogie boards for your use.

If you enjoy bicycling, we make two bikes available to explore this scenic area. The terrain is mostly level, and with very little traffic. Kapoho Beach is a very bicycle- and pedestrian-friendly community. The marine preserve is about a fifteen-minute bicycle ride from the house, or you may drive to the parking area and then walk the last quarter of a mile to it.

Free WiFi is provided, as well as free long distance telephone calls to Canada and the U.S.

Note: We did not design this nice little house, but we named it the 'Lite House' because it is best suited for normal-size folks. Consequently, we regret that it may not be comfortable for 'extra-plus-sized' guests.

About Richard or Diane Beers

I (Diane) am a kindergarten teacher having just retired. My husband, Richard, and I are looking forward to spending some quiet-time in Kapoho! We have family there, and look forward to when we can see each other any time we want, just by hopping on our bicycles. And I can't wait to take my air mattress down to Champagne Pond every day and float in the lovely, warm water with the turtles!

Richard or Diane Beers purchased this cottage in 2012

Why Richard or Diane Beers chose Kapoho

We love the constant, pleasant climate of Kapoho, with its famously clean air. Additionally, mosquitoes have had a unrequited lifelong love affair with Richard, so their absence at this particular home's location especially appealed to him! And we enjoy the fact that the location is so peaceful, and with such privacy.

Guestbook comments from the owner

I shared this Lite House with my mom from the time we arrived on the evening of the 11th until now. This lovely home is ideal for quaint evenings in and walks in the nearby area (location is fabulous) & close enough to the beach/Champagne Pools but far enough from the city noise. I thank you for putting together this sweet, sweet place, we have enjoyed comfort and relaxation here at best. For guests to come lend your senses to the sounds of the ocean (we keep the back door open when we are home), the starry night-sky, the smells of native flora and vegetation around, and the sensation of the winds & breezes. What a gorgeous home & a delightful vacation here. My mom & I & father in heart have thoroughly loved it here.

wonderful cottage and location

  • 5 of 5

I enjoyed my week at the Lite House! It's a great location for exploring the area. I especially enjoyed biking to the tide pools to snorkel. The cottage is exactly as pictured and promised. The Beers are very friendly and responsive, with attention to detail. I plan to stay there next time I visit Hawaii to escape the Alaskan winter!

Wonderful little home a short walk from Champagne Pond!

  • 5 of 5

My husband and I spent 5 days here and loved it! The house seems pretty new - everything was so nice! It took a little bit to get acclimated to where the Champagne Pond was - but it is right in this community. The public walkways to the pond are not posted though. The Kapoho Tidepools are a short bike ride or walk or car ride away (1.5 miles?) We would snorkel in warm Champagne Pond in the morning - it was so nice and warm and so many fish to see! The Kapoho tide pools are spectacular - SO MANY FISH! There are bikes and snorkel gear for you to use. The kitchen is stocked so that you can cook your own meals. There is a fruit stand that opens on Friday at the end of the road - delicious fruit and great prices! The bed - COMFORTABLE - I want that mattress! I enjoyed listening to the frogs at night, but you can close the windows if you don't like hearing them. We used this as a base to explore the area too: Volcano National Park, Pahoa (the Thai Restaurant is so good!) and we drove down to the ghostly area that was once the town of Kalapana. Thank you Richard and Diane for sharing your delightful home with us!

Great location to enjoy south end of the Big Island.

  • 5 of 5

As many reviews have mentioned, the Lite House is compact but fully appointed and comfortable. Even though it is in a neighborhood, it feels peaceful. The view toward the ocean is unobstructed. The quick walk to Champagne Ponds was a wonderful luxury we took advantage of daily. Some days were cloudy and in the 70’s , so the warm water was especially inviting. We chose it for location ,the ability to cook when we wanted and affordablity. It easily checked those boxes and then some. If you want to spend more time on the quieter end of the island, experience unique swimming and hiking opportunities, the Lite House is a great choice.

A wonderful place to be!

  • 5 of 5

We stayed at the Lite House for five nights in November 2017. It's a wonderful place to be! The house itself is very comfortable, with excellent kitchen equipment and comfortable furniture (including the bed) both inside and out. The owners, Richard and Diane Beers, provide snorkeling gear and bikes, as well as reef shoes for those who (like us) forgot to bring some.

The house is only about a 5 minute walk from the Champagne pool, a free access tidal pool which has excellent snorkeling with clear, warm water and lots of interesting fishes. Our favorite were the Moorish Idols. There was also a large sea turtle who seems to be a permanent resident. It is a bit farther to the Kapoho Tide Pools, which we also enjoyed, but frankly we preferred Champagne. We drove around the area quite a bit, going to the Hawaii Volcanoes National Park and other places, and it was easy to get to a variety of places on good roads.

Richard and Diane were very pleasant to deal with. They came to drop off a chaise longue, and at our invitation they stayed to chat for awhile. We greatly enjoyed the time, they are wonderful people.

The nearby village of Pahoa is not fancy, but we enjoyed going in for excellent Thai food, a drink at the Kalea restaurant, and breakfast at the very funky Tin Shack (yes, that's exactly what it is).

We hope to return soon!

Wonderful get away cottage!

  • 5 of 5

We had a wonderful trip celebrating our anniversary and a birthday. The closeness to the Kapoho Tide Pools was amazing. We started everyday with a snorkel. We had everything we needed to cook some of our own meals. Short drive to Pahoa and easy access to Hilo! Loved this place. Watching the sunrise every morning out of the back patio was great. Loved the little lizard friends too!

Wonderful, peaceful place

  • 5 of 5

The Lite House is perfect for a single or a couple who really do want to "get away from it all". Very quiet, secluded, and peaceful, with a view of a lava field and the ocean in the distance. Nice and breezy, well-separated from neighbors, and no mosquitoes (really!) 10 minute walk to public access to ponds and the ocean, and short drives to Pahoa or Hilo for anything you could need or want. I'll definitely be coming back!
