Set in a quiet, peaceful, unspoilt area - ideal for swimming and walking

The house is set in its own olive grove on a quiet hillside overlooking the sea. This is a newly built property designed to be light and airy but constructed in traditional stone style to keep cool in the summer. The upstairs is large, open and spacious with a kitchen, a dining area and a seating area around the log fireplace. The large balcony has stunning sea views.

The two bathrooms and the two large bedrooms are on the ground floor with French windows opening onto a stone terrace under arches. There is an extensive olive grove behind the house (including a swing) so this a great place for children.

A secluded beach is a 10 minute walk along a track adjoining the property while the seaside village of Livadi is a 20 minute walk (or 5 minute drive). The rear of the house has beautiful views of the Mount Parnon range so this is an excellent base for a walking or birdwatching holiday. Arkadia is a very traditional part of Greece and the local villages are well worth visiting.

Local Area: The house is a short walk to a secluded beach down a quiet track adjoining the property. Alternatively a 5 minute drive takes you to the unspoilt, seaside village of Livadi which has two good tavernas.

Although there is a regular bus direct to/from Athens, a car is recommended for getting around the area.

The larger towns of Leonidion and Tyros offer shops, banks etc and are both a 15 minute drive away - Tyros to the North, Leonidion to the South. There are several very traditional villages nearby which are well worth a visit.

This is one of the most unspoilt parts of Greece and has a variety of scenery from quiet pebbly beaches to spectacular mountain walks (the Mount Parnon range overlooks the house). This makes it especially suitable for those who enjoy walking or birdwatching but will also suit visitors who just want to relax on a quiet beach.

This property is ideal for those who want to get away from it all and who would like to see a very traditional part of Greece.

Other facilities and services: The owners will arrange a 'meet and greet' and if required can do a basic shop before your arrival so that essential foodstuffs are waiting for you (just let us know what you need). An information pack is provided with details of local amenities including maps of walks in the area. Beach towels, beach mats, lilos, board games, books etc are all available in the house for the use of guests. Please note that TV reception is very poor in this area but there is a collection of DVDs and guests are invited to bring their own favourite DVDs.

A great base for sightseeing: The location of this house in Arcadia makes it a perfect base for sightseeing. Many popular attractions can easily be visited in a day trip from the house including Mycenae, Nafplion, Nemea, Corinth, Mystra, Monemvassia and many lesser known sites such Megalopolis, Lerna, Tyrinis and Yeraki (the owners, Nigel and Wendy will be pleased to advise). A little further away but also accessible from the house are the world famous theatre of Epidavros, Olympia (home of the Olympic Games) and Nestor's Palace.

September at Livadi

The house has a fine position overlooking Livadi bay. As the kitchen / living room occupies the whole of the first floor you get the full benefit of the view when indoors. And genuinely 10 minutes to the sea (down a steep-ish track).

Nigel was exceptionally helpful, laying in stores to our request, meeting us very late on arrival, and dealing immediately with a minor problem - also a fund of local knowledge when needed.

Definitely recommended as a comfortable straightforward base in a beautiful position.

Beautiful house and a beautiful week!

We had a great time with very nice weather! The sea was great and we went mostly to Tigani beach. In the afternoon also to Livadi beach, because than there was shade.

The house was nice and very pleasant. Our friends came over from Athens mid week, so we spent also some days together.

We enjoyed the hospitality and we will recommend the house to our family and friends!

Ons Verblijf in Livadi! (in Dutch & English)

Wij brachten veertien dagen door in dit fantastische huis aan de baai van Livadi.

Het huis om mee te beginnen is prachtig zoals de foto’s laten zien. In het echt nog adembenemender! Praktisch gezien ontbreekt het je ook aan niets. Aan alles is gedacht zelfs de strandspullen zijn in het huis aanwezig. In de keuken vind je alles om heerlijk te koken en ook de badkamer is van alles voorzien. Er zijn veschillende terrassen die het mogelijk maken om in de schaduw of in de zon te zitten.

De twee heerlijke ligstoelen maken het mogelijk om liggend onder een olijfboom een dutje te doen of te lezen.

Er is ook Wifi in het huis dus mocht je het willen (of moeten) dan kan je in contact blijven met de buitenwereld.

De ligging vanhet huis is fantastisch vanuit het huis kan je lopend naar de baai van Livadi. De baai staat bekend om zijn ongereptheid en het kristalheldere water. Nou dat klopt helemaal.

We hebben er heerlijk en in alle rust kunnen zwemmen. De baai wordt nauwelijks bezocht door toeristen.

De omgeving biedt veel mogelijkheden voor tochtjes. Er zijn ook wandelmogelijkheden maar dan is de temperatuur wel een bepalende factor. Er is een mooi klooster te bezoeken en prachtige bergdorpjes. Leonidio heeft veel groente- en fruitwinkels en is gezellig om een kop koffie te drinken. Trouwens alle baaitjes in de buurt hebben kleine restaurantjes waar het leuk eten is. Alles kleinschalig. Tyros heeft nog wat meer uitgaansmogelijkheden.

Wendy en Nigel de eigenaars van het huis zijn zeer behulpzaam zij zullen je van dienst zijn als je dat nodig heb!

Wij zijn twee vrouwen van middelbare leeftijd maar het huis heeft veel ruimte en ook de tuin biedt veel mogelijkheden voor kinderen. Er zijn hangmatten, klimhutten en allerlei andere speelmogelijkheden in de olijfboomgaard.

Kortom: een aanrader waar vind je nog een ruim huis met eigen toegang tot een baai!

We spent fourteen days in this fantastic house.

The location is fantastic. You can walk to the beach at Livadi on a path right next to the house. The bay is unspoilt with crystal clear water and is hardly ever visited by tourists.

The area offers many possibilities for excursions. You can also go hiking when it’s not too hot. Or you can visit a beautiful monastery and charming mountain villages.

We are two middle-aged women but the house has plenty of space and the garden is great for children with hammocks, tree houses and other playthings. It also has wifi.

A very pretty and comfortable house

When we suddenly sold our own Greek house and we learnt Wendy and Nigel's beautiful Greek cottage was available we were overjoyed. The quiet location, stunning sea and village views helped to mitigate the loss of our own hideaway in a way we had not thought possible. The two sea-facing terraces, accessed from the main rooms, the pretty garden with its adventure playground (which we refrained from using!) and the surrounding olive trees provide a really lovely setting. It is possible to walk down to Livadi seashore for a swim, or to relax on the beach, and to a choice of tavernas as well as walk further afield, although a car would be advisable and probably essential, especially to reach the shops and better beaches. It's characterful, attractively furnished huge sitting room with open plan well equipped kitchen dining area runs the full length of the house on the upper floor. On the ground floor two well furnished bedrooms with comfortable beds, generous wardrobes and chests of drawers mean there is plenty of room for all your possessions; a bathroom with toilet and washing machine and a smaller cloakroom with separate w.c and basin mean there are no bathroom queues! The house is so well equipped I think you would be hard pressed not to find everything you need to make your stay comfortable. Thank you Nigel and Wendy for providing clean and homely accommodation; at what was a stressful time for us, which completely suited our needs and helped us to relax.

Terrific house in a beautiful setting

A delightful, well-equipped house set in a peaceful, rural setting in the middle of an olive grove, but within easy access of beaches, tavernas, mountain villages and picturesque towns. We loved having breakfast on the upstairs terrace each morning looking out to the wonderful view of the bay.

We were four adults, but this is a perfect house for a family with young children. The owners have thoughtfully provided toys, shrimp nets, beach mats and beach towels. There is even a tire swing in the garden, plus they have extensive knowledge of the villages, beaches and places of interest which they share with guests. The house is well located for exploring the historical sites of Mystra, Monovasia, Epidaurus, Mycenae and Nafplio on day trips.

After arriving in the region straight from the noise and chaos of Istanbul we greatly appreciated the peace and quiet, deserted roads and fabulous mountain scenery. We loved watching the herds of goats with alpine bells round their necks go tinkling by! Nearby we visited the monastery of Elonas and the mountain village of Cosmos with its lovely square and tavernas under huge old shade trees.

The village of Plakas with its pebble beach was another favourite. There are several fish restaurants there - our favourite was The Dolphins, where Tomas the owner will give you an enthusiastic welcome! I should mention that when we had problems with our rental car company, Wendy, one of the owners, came to our rescue with her fluent Greek and helped translate. Highly recommended.

A very successful holiday!

We had a most enjoyable week in the house. It suited us perfectly with the beach nearby and then the trips to various places of interest. And the people were so nice everywhere.

For our sons the highlight was our trip to Momevasia and the walk to the top, with the amazing views. We then went on to Sparta and the nearby Byzantine town of Mystra.

At one point, we saw 2 very large tortoises, so there was great excitement. We had to stop and take photos and try to make sure they weren't flattened by a car! And I loved all of the wild flowers which of course are often garden flowers here in Ireland.

When we were in Athens we took the open top bus around the city and down to Pireaus which we thought was great value.

Overall, our holiday was a great success and the house certainly lived up to the reviews. Great wifi too! I was the only one without phone/laptop for the internet but it was nice for the boys to keep in touch with their pals via Facebook and to put up the daily photos!

Livadi is nestled on one of the last unspoilt pieces of coastline in Greece. The area is not traversed by any major roads and no one comes through here on there way to anywhere else. You do not need to battle through crowds on to a ferry, or wait for a table at the taverna, or try to find a quiet spot on the white pebble beaches. This is Greece as it was. Where donkeys carry the seasonal crops; olives, carobs, and oranges. Where the only sound is the birdsong and the wind in the trees. Where the mountains run to the sea and both change colour as the sun touches them giving us a new view every moment. This is an ideal spot for someone looking for peace and light and air and who wants to to see traditional, unspoilt Greece. The village is a great base for mountain walks and is a short walk down a track to a quiet stretch of coastline with excellent beaches. Livadi is midway between and 15 minutes' drive from the larger towns of Leonidion and Tyros.

  • The first bedroom has a large double bed while the second bedroom has two single beds which can easily be pushed together to make one double. The two bedrooms are each equipped with bedside tables, a large wardrobe and a chest of drawers. The French windows open onto a stone-paved, arched terrace surrounded by olive trees and a beautiful sea view of Livadi bay. As this is a traditional stone house, the bedrooms are cool and shady but are also equipped with air conditioners. In the upstairs living area, there are two sofabeds, each of which can be opened out to make a double bed - see the photo for an example.

This is a newly built stone two storey villa in traditional style with stone floors, wooden roofing and an open fireplace. Situated in its own private plot of mature olive trees, yet with easy access from the road and plenty of parking. Spacious upstairs open plan living room, dining room and kitchen with huge balcony to enjoy unbroken views to the small unspoilt bay of Livadi. Furnished to highest standards but in keeping with the local area, the villa offers a 2 bedrooms , 1 with double bed, the other with 2 single beds. Both bedrooms are downstairs to remain cool and shady and have air conditioning. They open straight onto a large stone-paved arched terrace. Free wifi is provided.
