We are Franco and Bozena. We live here since 2002 and we love it. We specialize in producing our own organic extra virgin olive oil, vine and saffron. We love looking after the farm but having guests coming from all over the world and staying in our apartments makes our life here very special

We found this farm and we loved it from the first sight. The location was perfect – deep in a beautiful countryside but in the same within quick and comfortable reach of the stunning cities of Perugia, Orvieto, Rome and Florence. We knew is going to be a hard work but we still enjoying every moment of it.

Great get away
Our stay at their farm was wonderful and a relaxing break from the hustle and bustle of our other city stops. Franco and Bozena were wonderful hosts. They were busy picking grapes so my husband helped out for awhile and then we were able to sample the delicious juice from the grapes. We highly recommend at stay at their farm.
From the time we arrived on the farm we were in a little piece of heaven. Franco and Bozena were the most gracious and warm hosts. The farm was beautiful and peaceful with incredible views of the surrounding lands. The wine, fruits and vegetables were delicious! The apartment was just as described, so wonderful! Learning to cook ravioli and all about saffron were truly highlights. We could not have imagined a more perfect start to our Italy vacation. We will definitely be back!!

Franco and Bozena were great hosts making us feel at home. The suite was a advertised, clean and very comfortable. During our stay Franco prepared a dinner for a reasonable cost and all residents attended along with a couple that had stayed with Franco earlier. Franco it was was an excellent meal and good way of meeting the other three groups staying.
It was grape harvesting time and we were able to witness it and the tomatoes were also being harvested . Franco had organic eggs for sale along with his white and red wines. The house is an area with good access to Tuscany and Umbria.
We would definitely go back, if Franco and Bozena would have us.

A relaxing oasis
After a busy few weeks we arrived for a stay here. The property and the surroundings are fuel for the soul. It is such a peaceful place to stay and then so close to major attractions: Assisi, Perugia and Orvieto as well as the small villages around. The best part are the owners Franco and Bozena. They are so warm and welcoming. They run evenings three times a week and cook for guests if you want to join in. All accompanied by their wine and produce from the garden. Come and stay!
From the olive tree lined driveway, lavendar walkways, rosemary hedges, our stay was a delight for all the senses! Comfortable, clean, with luxurious pool, we relaxed and ate fresh food and soaked up the peace. Nearby Monteleone was a jewel. There were 4 adults in our spacious apartment. Families with children had a wonderful time checking out the bunnies and chickens. Beautiful setting to see sunset and stars at night.
Magnificent place and warm hearted hosts
We spent 5 excellent days on the farm & exploring Umbria and also partially Tuscany region after our 1st vacation wk in Lazio region.
As this was our 1st visit in Umbria region is was an absolute delight to hear lots of information and tips from Franco and Bozena in advance and during our stay. The place is magnificent, 1st floor apartment was spacious, well equipped, functional and very clean.
The terraces were excellent. Internet connection was fast, swimming pool was great and especially the 3 different cooking nights (25€/person, including guided cooking, lots of food, wine etc.) making pizza, pasta and saffron risotto etc. were the highlights of our stays, as it also allowed us to get familiar with other guests and the hosts in a better way.
Our special thanks goes to other guests as well. It was nice to change opinions, info’s , tips and thoughts about different cultures and other things as well. We’ve been in Italy for 11 times and this was absolutely one of our favourite trips as the hosts and region were so wonderful. Visiting eg. Perugia, Città della Pieve, Cortona, Orvieto, Carraia (Fioroni cashmere outlet in industrial area), Bolsena, Civita di Bagnoregio, Celleno, Viterbo is within easy reach (10-70 minutes), depending how much you want to see during your stay, on your way to the farm & to the airport (eg. Rome).
Perugina chocolate factory was nice to see as addition to arts, culture, churches etc. In Fabro a few kilometers from the farm, there is also a good grocery store (Coop, open from 08:30 - 20:00 Monday-Saturday, closed on Sunday afternoons) and some other good stores & cafeteria.
There were also 2 friendly cats which the guests were able to pet.
The fresh eggs tasted exceptionally well. You can also buy also wines, jam’s, limoncello, saffron, olive oil etc. from the farm.
We could not have asked anything else, this was absolutely a pleasure to visit the farm and enjoy about the hospitality of Franco & Bozena, you are absolutely amazing and we can warmly recommend this place to anyone who wants to enjoy about different kind of visit in Umbria region.

There are many walking paths from Casa Rondini . You can walk to Monte Arale and admire amazing views towards other medieval towns - Monteleone, Citta della Pieve and Parrano. If you like you walk even longer you can carry on to Greppolischieto – little medieval hamlet restored in the late 80s by Anna Fendi well known Italian fashion designer. Is a charming place and the view is fantastic. You can see Lake Trasimeno from there. If you happen to be there in late August and early September you can fill yourself with delicious blackberries. Other lovely walk is to Castel di Fiori. Is a good walk on the sunny days as you go mainly through the forest. Every year in August Castel di Fiori organise a week of Festa with food, dancing and stars watching. From there you can carry on your walk to Castellieri – enclosure turned to fortification since the bronze age and re-used in the Middle ages where some Roman tombs have also been found.
