While a guest, you'll come and go thru a main entry onto private estate roads with gorgeous views, marvelous landscaping, native wildlife and seasonally grazing show horses. After daily activities in the surrounding Lakeway - Austin area, this property offers a return to privacy, open spaces, quiet walks, large pond, seasonal horses, birds, deer and other wildlife (Again, see the incredible photos and reviews).
3. The storybook cottage is beautifully custom-furnished, with magnificent polished flooring, fully furnished kitchen, separate living, separate bedroom, king size bed, large elegant bathroom, and a grand loft above. Well-arranged tables, desks, & chairs also serve as excellent workstations for longer term and business stays, creating a real duality and flexibility in potential vacation and business use of the space by guests.

VACATION SITE PROPERTY OVERVIEW.
Hidden in the beautiful hills of Lakeway just west of the Austin city limits, this exquisite "storybook" mountain-style estate cottage-guesthouse is the perfect spot for a visiting couple. In fact, it would be hard to find anything that beats it. The accommodation is new, well-built and high-end. The property is majestic, expansive, scenic and private, but for vacationers , perhaps the best thing is that the large property is not remotely located; it is actually right in the midst of some of the best dining, shopping, entertainment, music, recreation, lake, and leisure activities in the state (many under 5 minutes away)!
Independently located atop a scenic section of the owners' 20+/- acre private estate property, the alpine-style stone structure is well-constructed (not a remote paneled cabin by any means), and accessed via winding estate drive, over pond and creek, through fields and trees, then up a hillside with scenic views, private guest parking, and outdoor landscaping. The hosts are friendly, the property clean and majestic.
Visitors here enjoy chateau-style high-country views, starry nights, cool breezes, a vintage storybook Texas hill country feel ('quiet, spacious, & cozy'), combined with wonderful interior lodge-style wildlife and mountain decor. Finished out in 2012, the cottage is also fully tech-equipped, has all kinds of custom touches, and is immaculately cleaned and prepared for each guest.
Upon entering, guests are greeted by an exquisite large main living area with high-gloss floors, stonework & area rugs, an antique-style gas iron fireplace (with instant "on-off" operation), comfortable leather seating, separate love seat, beautiful high pine wood ceilings, and furs placed all around. The view and scenery back west through the panoramic windows is inspiring, peaceful and relaxing. Through the windows, guests also observe the area's native wildlife, birds and hummingbirds, via feeders perfectly placed by the hosts.
A granite full kitchen, large custom bathroom (with oversized walk-in shower, 2 separate shower heads, & tile seating), and cozy private bedroom add to the relaxed feel and smartly designed charm of the place. The decorated stairway, artwork and 2nd floor grand loft above--which overlooks the main living area below--allow for even more space to explore and enjoy.
The guesthouse is outfitted with a Main Room 55' wall-mounted LED Cable HDTV, bathroom Cable TV flatscreen, free high-speed WIFI throughout (allowing use of a tablet or laptop for bedroom reading or personal TV from your device there also), and convenient workspaces on 2 levels - all of which allow guests to easily check-in with the world, home, and office--without missing a beat.
Outdoors, the chateau-like structure shines with high-country patio views, living space and areas to explore (private porch, stone paths, flowerbeds, winding private roads, artistically crafted rock walls, seasonal wildflowers, & private pond, just to name a few.
For those venturing beyond the estate grounds, there are lots of places to dine and shop (including the Hill Country Galleria 3.5 miles away), local wineries and breweries, nearby hiking/walking trails, parks, spas, springs, lake and water sports, golf courses, central Austin activities, as well as opportunities for excursions out to Fredericksburg, Wimberley, New Braunfels, and other nearby older historic communities. ACTIVITIES & SURROUNDINGS
Choice of activity is nearly endless. Guests may stroll the property, observe the animals, relax by the pond, hike the parks and nearby nature trails, play area golf courses, enjoy Lake Travis boating and water sports, or explore Lakeway and Austin for the best shopping, stores and fine restaurants; or venture west 20-30 minutes or so into the Hill Country to visit the wineries, small towns and quaint shops. Or just sit & enjoy the privacy, amenities, birds and wildlife from the panoramic windows. A perfect spot for weekend TV sport watchers.
The property is only 4.5 miles from Lake Travis, 3.5 miles from the Lakeway Airpark and 25 miles from Austin Bergstrom International Airport. If you enjoy water sports, the Lakeway Marina is 4.5 miles away (boats and jet skis can be rented by the hour). Fishing, water-skiing, and other lake activities are enjoyed year-round. Three public golf courses (Falcon Head, Flintrock Falls, The Hills) and the World of Tennis facility are all within 3 miles. The new Lakeway Regional Medical center is 5 minutes away (out of sight, but there if you need it). Groceries, dining and shopping are within 2 miles, and the Hill Country Galleria and Whole Foods are within 4 miles.
Downtown Austin, Zilker Botanical Gardens, The University of Texas, Lady Bird Johnson Wildflower Center, and the Texas State Capitol complex are all within 15-20 miles. Day trips to Fredericksburg (1½ hours away), Marble Falls, Johnson City and the LBJ Ranch, Wimberley, and New Braunfels afford great opportunities to explore the wider Texas Hill Country from this Lakeway base.

The owners love pets, but guest PETS are NOT PERMITTED due to allergy concerns of other guests, as well as compatibility issues with existing animals and property wildlife.
Additional visitors beyond the 2 booked occupants are not permitted without advance notice & owner approval. Beyond the 2 booked occupants, no additional persons may sleep over. No parties are permitted.
The property is scenic, beautiful, landscaped and maintained in a natural state. Seasonal change, short and long-term weather patterns and events (heat, cold, rain, drought, flood, etc) affect appearance.
A standard release and indemnity agreement is required of all guests upon arrival.

About Todd and Laura
We are a married couple (35 years!). We love the Texas Hill Country, its rugged nature, scenic views, streams, lakes, cliffs, hills and beautiful wildlife. We purchased the first section of the almost 20 acre property in 1985, cleared, developed, landscaped and restored it, and raised 4 children on it (We are now grandparents!). Although Lakeway and Austin have grown up around us, we enjoy sharing our space created and preserved in the midst of it. We reside on site in the main house, 250 feet from the storybook cottage. Just ask us about the sights, restaurants, activities, entertainment, directions and the beauty of Lakeway and Austin, and we are happy to help. Following booking, we provide guests with our Select Summary of Surrounding Area Activities, Dining and Entertainment for you to consider as you plan your stay. We purchased and developed the property because of its wildlife, majestic vistas and sunsets, starry nights, wide expanses, clean air, space and privacy. Lakeway, Austin and the surrounding area has excellent restaurants, entertainment, music, shopping, and lakeside water sports. The property is clean, spacious, safe, peaceful and comfortable. You will not be disappointed.
What makes this Chateau / Country House unique
The guesthouse was custom-built to model our concept of a high-end "storybook" Texas hill country cottage-chateau, something possible only on a larger property because of the surrounding space needed for an authentic "feel". It has all the style, charm and beauty (private, cozy, warm and open) that one would expect with the Texas hill country landscaping, views and scenery that surround it. Although guests get to enjoy an exquisite, unique, and more secluded residence while on the property, they will find themselves quickly transported into the heart of a larger Lakeway City area with excellent restaurants, entertainment, music, shopping, and lakeside water sports (many less than 5 minutes away) as soon as they depart the front entry gate. The property has its own long access drive (taking guests 1/2 mile off the main road), its own scenic paths and patios, pond, indoor and outdoor fireplaces to warm the heart (winter-time guests particularly enjoy the dancing flames from the cast iron fire stove on chilly nights), as well as room to walk, exercise and explore the nearly 20 acres, clean air, wildlife, deer, rabbits, beautiful birds, breezes on the porch, and seasonal horses. There is also nearby fishing, boating, shopping, dining, movies, music, nature...you name it. And lest we forget, the cottage is also fully tech-equipped (high-speed wi-fi, HD Cable, LED Flat Screen TV's, blue ray, etc) so that guests can keep up with the world. This place has it all!

Deserves More Than Five Stars! (Ten Would Work)
This is a wonderful retreat location for a couple. The location is great, with accessibility to restaurants and attractions. The furnishings in the property are top notch - with a very comfortable bed - and more than you could reasonably expect in appointments in the kitchen and bathroom. The "Mountain Lodge" decor of the cottage is Texas Hill Country appropriate, with over 30 artifacts of Hill Country wildlife. Todd and Laura are wonderful at hosting guests - and are available to tend to any needs that may arise. We enjoyed hiking at Enchanted Rock and Pedernales, as well as the Lady Bird Johnson Wildflower Park and the Zilker Botanical Gardens. My wife and I have stayed at a half dozen or so VRBO properties, and this one was the best that we have found. I wish we could move it to every place in the country that we would like to visit!
I am rarely speechless, but this is one of those times. A mere "THANK YOU" does not seem good enough!

An beautiful cottage located in the countryside, with all the amenities. Nicely located near a number of great restaurants and stores should one be inclined. Todd, the owner, was extremely accommodating and helpful -- his objective was to make our stay as pleasurable as possible.

The cottage was perfect and very private being on a estate. It was great seeing deer and various birds on the property. Todd and Laura were very helpful. What was nice is the house is located in the middle of numerous restaurants and attractions. I highly reccomend a stay here.

Its westside (of Austin) venue is safer, higher and dryer than central Austin, with splendid views, cleaner air, a more natural setting, and more average days of sunshine than central Austin. While spacious and private, the property's location is also far from remote. Arriving guests surprisingly find themselves on a large estate positioned right in the midst of some of the best dining, shopping, entertainment, music, recreation, lake, and leisure activities in the state (many under 5 minutes away)! During a stay, guests enjoy majestic views, sunsets and wildlife from the 1400 square foot private chateau, seasonal horses, meadows, trees and forestry, a gorgeous and authentic stone stable, a spring-fed pond, and private winding drive through the property. Guests often take invigorating walks or runs on the property's private roads, or hike the majestic Rough Hollow trails and sidewalks just 3 miles away. While downtown Austin is just a short drive on one side, the Lakeway Marina and Lake Travis are just 4.5 miles from this property on the other side (allowing for activities around both Austin and Lake Travis while simultaneously insuring a return to the property's spacious peace and privacy at days end). Then, at your back door awaits the beauty and adventure of the Texas Hill country, with it's parks, rivers and springs, it's bluebonnets and wildflowers, and it's historic and friendly small towns to encounter and explore!
