Situated on the shores of Lake Champlain, this wonderful year-round home is not only spacious but is located in one of the most beautiful areas of the lake! Large flat yard, clear water and views of the 'palisades' rock cliffs. Walking distance to Basin Harbor resort which features an 18 hole championship golf course, restaurants, and the Maritime Museum. Button Bay Park and NY State Forest (across the lake) feature hiking trails.

A 40 foot dock leads into the shallow waters where you can swim and fish from. A mooring is also available if you are bringing a boat. Kayaks and bikes (life jackets and helmets too!) are available for your use to explore the area by water or land.

Open floor plan with unobstructed views of the lake. A full bath is located on each floor. Second floor has 3 bedrooms: A master bedroom with a King, a guest bedroom with a King, and a guest bedroom with 2 Twins. There is also a private bedroom/den on the first level with a full size bed. 2 twin futon chairs can also accommodate additional guests.

The kitchen is fully equipped, a washer and dryer are located in the basement, and the home is protected by an automatic generator in case of power failures.

The town of Vergennes is a short car ride away, featuring restaurants, shops, and all the amenities of a small town. Burlington and Middlebury are a 30 minute drive and offer a plethora of activities all year long. Premier skiing at Sugarbush, Mad River Glen and Middlebury Snowbowl are about an hour away, and Jay Peak can also be done in a day, about a 2 hour drive.

Lake Champlain has so much to offer, not to mention the beauty surrounding the area. Our family loves all the outdoor opportunities this area offers: great skiing in the winter; hiking, biking, boating, and swimming in the summer; antiquing and 'leaf peeping' in the fall; and gearing up for summer in the spring!

What makes this house unique

With over 100 miles of waterfront, Lake Champlain varies in water quality, views, and accessibility. Unique to our area is the proximity to the Basin Harbor Resort with its restaurants, championship golf, and even onsite museum. Make new friends at The Red Mill restaurant (live entertainment most weekends in the summer) or go for a long solitary jog or bike ride along the rarely traveled country roads. In the winter/spring, you can plan a day trip to some of the best skiing mountains in Vermont! Mad River Glen (Ski it if you can!) and the Middlebury Snowbowl are within an hour drive, and Jay Peak is within 2 hours.

Whether you want total relaxation or a high energy vacation you'll find this the perfect place to be!

The house is lovely and we had a great time. I started to fill out the paper questionnaire but decided to send an email instead. What a beautiful location. The house, the view, the setting and the neighborhood are all fantastic.Your neighbors are such nice people. You asked in the questionnaire if anything was better or worse than expected and I'd have to say the photos on the listing don't do justice to the view or the waterfront area. We were pleasantly surprised at how spectacular they were.



All in all we enjoyed ourselves very much and we'd definitely be interested in renting again. And, by the way, we did eat at the Black Sheep Bistro and it was excellent. The food was very good and the service friendly. Thanks again for all your helpful emails. I hope to be in touch again!

A perfect spot for our family vacation

This beautiful house was everything we needed for a perfect vacation. Beautiful views of the lake, kayaks, bicycles and close proximity to a very cute town (Vergennes). We enjoyed playing golf and tennis at Basin Harbor and thought the Red Mill Restaurant there was delicious. Nearby hiking and the overall dog friendliness of VT made our vacation outstanding.

Great Experience

We have always had a fondness for Lake Champlain and we were very exited to see that Angela's home was available the week we had planned to visit. As many of the other reviews have accurately pointed out - the house and location were just as advertised and Angela was very responsive and great to deal with. If you want a house with a fabulous view, all the creature comforts you have at home - like wifi, plasma screen tv, AC, and comfortable sleeping arrangements, and you want to have easy access to the lake this would be a house you should definitely consider. Our only complaint was the week flew by so quickly.

Wonderful two weeks, top location!

Everything was as described, Angela was very easy to work with and responsive. This property is a prime location on Lake Champlain tucked away off dirt roads great for biking and jogging and in a protected cove that is great for swimming and paddlesports. We brought up our boat and can say with great confidence that the mooring is reliable. We look forward to returning to this property every summer.

Wonderful family vacation lake home

We spent a week here and loved it. The pictures don't do the view justice! The house was perfect - we had zero complaints. The owner is very responsive and answered any questions in minutes. We also easily rented boats from Basin Harbor - we loved every minute. Beautiful, quiet, relaxing family fun!

This house is exceptionally well equipped for family enjoyment. Kayaks, boards, and floats

We spent ten days in VT visiting our daughters and this house was the perfect for us.

Commanding views of Split Rock Mountain across the water, a protected dock for swimming and boating, and proximity to Basin Harbor, made this location a rewarding way to experience the Champlain valley.

The house is relatively new, everything works, and the owner, Angela, was delightful to work with.

Please give this house careful consideration if you are looking for a wonderful lakefront location.

Great vacation

WE had a wonderful time, and the house was so well set up for fun with our two grown children and their mates. We took advantage of the bikes and had some wonderful day trips. The kayaks were great for exploring, and we swam in the clear lake everyday. The gas grill is excellent for BBQ. The area is lovely and quiet. The owner was helpful and very responsive to our needs. The only problem was---the week went by too fast! We loved this part of Vermont and hope to return.
