Large Villa with separate smaller Villa with garden to accommodate 12 people
Newly Built Architect Designed 3 Bedroom Villa with large pool, set in mature gardens with fruit trees and pine trees. There is a separate 2 bedroom house in the garden that can be included in the holiday rental for self- catering for large groups.
Each Bedroom in the 3 bedroom villa has its own en-suite bathroom, with the downstairs Master Bedroom having it's own access on to the terrace. One of the bedrooms upstairs has a balcony overlooking the pool. The other bedroom has a door opening into the mezzanine area with sofa bed that overlooks the large open plan living area.
The living area enjoys lots of natural light, with a large window at the back of the room and 3 patio doors to the front opening on to a large terrace. There is a woodburning stove in the living room, ideal for winter lets.
There is wi-fi and TV with all channels available. There is a printer available for printing off boarding passes for flights if necessary.
The kitchen is very well equipped with all new appliances including 2 ovens (a fan oven and a microwave combination oven), a fridge freezer, dishwasher, hob and double sink. The kitchen area has a patio door leading to the terrace. the washing machine is located separately off the hall.
The 2 bedroom house consists of 2 double bedrooms , one having an additional single bed suitable for a child. There is a large shared bathroom, with large shower.There are doors from each bedroom on to a shared balcony with beautiful views of the surrounding countryside.
Downstairs the open plan living area has a well equipped kitchen with hob,oven, dishwasher, fridge, freezer, washing machine. The living area has a TV for watching DVD's. The patio doors open on to a sunny terrace fully sheltered and private from the house.
The property provides self-catering for 8-12 people.
Places to see: Our villa is in a lovely rural setting close to a village with all amenities.
We are only 10 minutes from the Medieval town of Mirepoix with it's charming architecture. There is a lively market in Mirepoix every Monday that is well worth a visit.
Limoux is a bustling town 15 minutes away. Limoux is famous for it's fine local Sparkling wine - Blanquette and Cremant du Limoux. From January-March there is a carnival in Limoux with plenty of entertainment.
The Pyrenees can be seen in the distance and are spectacular both Winter and Summer.
There are fine restaurants in the area - Domane Gayda in Bruigarolles is just 5 minutes away. Mirepoix and Limoux have plenty of fine restaurants also.
Rennes le Chateau is south of us, a 20 minute drive.
The Medieval City of Carcassonne, 20 minutes away is worthy of a day's visit. The main City of Carcassonne also offers plenty of shopping.
If you wish to visit cities, Toulouse, Montpelier, Narbonne and Barcelona are all accessible by train.
Activities: The area is ideal for walking and cycling.
There is a Golf Club near St. Hilaire. Clubs can be hired for the day and there is a lovely bistro restaurant serving food all day. Even if you choose not to play golf, you will be made most welcome in the restaurant.
In Quillan, you can avail of watersports.

About Eileen Donnelly
We built our home on a beautiful site in the Razes that we purchased in 2005. We spent many years completing the house and we visit our home in France as often as we can, work permitting. Our family are now grown up and visit us when we are there.

The house is very well located, only 20 minutes from Carcassonne Airport, making it very accessible for short term breaks. There are many lovely places to visit around the area- such as Limoux, Mirepoix, Fanjeaux .
What makes this Villa unique
When we holiday there ourselves, we enjoy the 3 bedroom house with all it's comforts, both summer and winter. In winter, the house is very cosy with the woodburning stove and under floor heating. When extended family join us, we have lots of space with the separate 2 bedroom house in the garden.

Calme, paix et espace pour cette agréable maison
Maison agréable à vivre avec beaucoup d'espace et des chambres indépendantes avec salle de bains individuelles. Pour des vacances simples en famille ou entre amis, dans le calme d'un bel endroit retiré plein de charme (petits écureuils vous accueils dans le jardin).
Tout y est fonctionnel et la maison est très bien équipée coté ustensiles de cuisine et avec wifi (indispensable car le seul le réseau de l'opérateur orange couvre ce secteur).
La piscine est indéniablement un plus avec beaucoup de bains de soleil et de table pour profiter d'un repos bien mérité après de belles ballades dans ce territoire préservé et riche en lieux culturels et naturels.
La propriétaire Eileen est tout simplement adorable et toujours très serviable. Seul bémol : il ne faut pas être maniaque du ménage : c'est propre, mais pas irréprochable ... mais après tout, ce sont les vacances et cela vous libère des obsessions de tout aseptiser.
Je recommande chaudement.
Quiet, relaxing, delightful holiday home
We found Eileen the owner to be very helpful and flexible, due to a family wedding we arrived a day late and were able to stay beyond the set leaving time allowing us to avoid traffic delays. The house and gite were well equipped and the gardens large. It was great having ensuites to every bedroom in the main house as well as a separate toilet downstairs. There were fans in every bedroom which was very useful although we slept upstairs and had both the balcony and the window open at night so didn't use the fans. There must have been the odd mosquito around but there were very few, over the two weeks I got about 5 bites which was very good considering our bedroom windows were open. The trees in the garden which you can see in the pictures have grown considerably and as a consequence the ground is covered with pine needles, we found we had to sweep the patio on several occasions so as not to keep trampling them into the house. WE also found that we had to keep the cover for the pool on even if we were at the house and not using it otherwise the pool got a lot of leaves and needles in it. The pool is a good size and was wonderful on hot days, our only small complaint would be the pool cover which was a pain and took two people to take on and off despite there being a mechanical winder. The winder was not up to the job and needed lots of help, because of this we used the pool less than normal as the prospect of taking the cover off was not a pleasant one. During our visit Andy and Charlotte came once a week to clean and sort the pool, they were also a great source of information on places to visit.
The area is quiet and the village charming. You do need your own transport as there are no shops in the village, the nearest village is a 10 minute drive away and has a small convenience store, bakers and butchers. The best large supermarket we found was the Intermarche in Castelnaudary about 20 - 25 minutes away. Places we visited which we would recommend are Mirepoix, a lovely medieval town, has an excellent market on a Monday and a nice square with restaurants for an evening visit. We had an exception lunch at La Domaine Gayda, the food was amazing, the service exemplary and the surroundings stunning, an absolute must! Colleuire is a seaside village/town which is very picturesque, although a good two hour drive away it was worth it however it gets very busy so our top tip is leave early in the morning and have breakfast there.
We are delighted you found the house was well equipped with facilities for a large group of people. All of our guests seem to greatly appreciate the individual en suites and the space offered by the 2 separate houses and terraces in the large garden.
Many thanks also, for the constructive comments. It is always helpful to hear of things we can do to improve the property for our guests. The trees do provide a lovely dappled shade in the heat. However, we agree the trees have grown too big and when we were over this Autumn, we engaged a company to cut back the trees next Spring for 2017 season. This should resolve the difficulty with pines on the terrace and in the pool.
We have since had the pool winder refurbished so it works more efficiently. We are also looking at an alternative lighter pool cover that will be easier to manage.
Beautifully equipped modern villas in Bellegarde
This exceeded our expectations; having the second property allowed us to invite friends to stay with us in this beautiful, relatively unspoilt part of southern France. Every night we found delightful circular walks and the proximity to local markets and small towns made day trips a pleasure, when we could be bothered to drag ourselves away. We would certainly return.
The properties were all that the pictures suggested and the pool was great. Set in a lovely area of France with plenty to explore. Don't forget to try the Blanchette de Limoux, half the price as Champagne and just as good. Take a lonely planet or rough guide then you don,t miss out on where to go. We spent two weeks at this property with a large family group.We thought the property was ideally suited for this as there was ample space for group activities as well as the opportunity for quiet time alone if desired. The house itself was very light and airy and the additional bathrooms were great. The property was very clean and well maintained and the large garden setting with, pool, fruit trees and ample birdlife was a really nice space to relax. Although it is not within walking distance of shops there are many choices to be made in the surrounding villages and towns. We also did some great circular walks in the very picturesque villages countryside surrounding the house. we would very happily recommend this property especially for a large group.
We can highly recommend this property. We had a large family group staying and the layout of the properties allowed areas for joint activities as well as space for those who wanted time alone. The additional bathrooms were a real bonus. We spent long tranquil evenings on the patio listening to the hooting of owlsl and other birdlife. We enjoyed some beautiful long walks through the surrounding villages and country lanes. We also spent lots of time around the pool relaxing in the lextensive garden with its abundance of fruit trees.A car is essential due to the location. Altogether a very enjoyable experience.
Situated in the Raze between Carcassonne, Mirepoix and Limoux. An hour's drive to Toulouse. There are a wealth of things to do in the area. Visit the markets in Mirepoix on Monday and Saturday in Carcassonne. Visit the town of Limoux, famous for the Blanquette the local ' Champagne'. Rennes le Chateau is a half hour's drive away. Take a drive to Andorra.
