I unfortunately, cannot and would never, recommend anyone stay in Mr. Luis’ home.
Pros: Mr. Luis gave us a flashlight when the power went out, washer & dryer.
Cons: uncomfortable, creaky beds; filthy floor; very limited cooking utensils; finicky toilet; killed a roach and ants in kitchen; Terrible WiFi; Mr. Luis & other men worked on the house while we were there. At one point there was a man with a jack hammer breaking up concrete! They also drilled the metal railing on the second floor balcony at 8am. It felt deliberate and we have videos and pictures of this.
AC only in the bedrooms. On day 1, we left the ACs on in rooms. I am Puerto Rican - my grandmother has had her house in Villa del Carmen for 50+ years. I have spent many summers in PR. I know what to expect so I booked a home with AC (as this listing indicated) nearby to her home. Mr. Luis was in the driveway upon our return. He told me I forgot to turn off the AC. I was confused & had my mom talk to him in Spanish. Her understanding from that convo was that he understood we would need to leave the ac on & it was ok. We told him we could pay extra to help cover the bill. He said no to that offer & that AC on was fine.
The next day that I spent 3 hours at MedCentro (Urgent Care) for my daughter, I received a rude message from Mr. Luis telling me I needed to turn off the AC. I wrote him back letting him know I was confused b/c of what he told my mom. He said I was breaking a rule and was going to charge me extra. I looked up the rules from my booking and there was nothing about the AC.
I called VRBO. At this time, I saw a note on the listing that had not been there previously about turning off the AC when not home. VRBO verified that there was nothing listed in my booking about the AC and that they could see on their end that Mr. Luis had just added that note. She also stated that he could not solicit me for additional $. I already paid in full so she could not guarantee that Mr. Luis would issue a refund.
We sucked it up - shouldn’t have. We left 1 AC unit on while out where my sick daughter was sleeping so that when we got home it would be cool for her.
Mr. Luis continued to send me harassing messages until the last day. He insulted me & my mother. He lied, changed his listing during our stay, was inflexible, and refused our initial ABOVE AND BEYOND offer to pay for the AC. Instead, he chose to send me awful messages and attempted to make our stay even more miserable by doing construction. I truly can’t fathom why someone would act this way.
The facilities of the residence are clearly described at the Home Away website. I am sure that this customer read them in its entirety like anybody should before booking, but it seems that they are accustomed to not following basic norms or rules.
When she, her boyfriend, and her daughter came back from the beach, on Monday, June 24th, I was in my studio. I went out because they call me and we had a brief conversation. I showed them the yard and the fishes in the pound. I noticed that the A/C was on, so I took the opportunity to tell them that they had forgotten to turn off the two conditioners of the two bedrooms before they left to the beach, that was the only communication, and she understood very well. However, later her mother Ruth arrived to complain and we talked about the A/C. I explain I’ve never had a problem related to the A/Cs and she replied (quote): “there is always a first time and you are dealing with Puerto Ricans now” to which I reply: “I am more Puerto Rican than you” According to her, the house was very hot and they preferred to leave the A/Cs running all day until they arrived, so the house would be cold. She also stated “in Texas the conditioners do not turn off”. Her mother offered if I wanted money for the electricity bill. I explained that it was not only about the money, but the fact that the equipment does not have the capacity to cool the entire house and could end up breaking down because of all the extra effort, plus Puerto Rico has had a lot of increases in the electric bill and we are about to get another one.
To avoid any more confrontation, and since they already made the decision to leave the A/Cs On, of course I agreed to leave them on until the last moment they left. I told Ruth “we'll see what happens”. That night, I called customer service to ask for recommendations, and they told me that I was right, so I sent a message through the Home Away system to Ivy Ruth and she never got back in touch with me.
In each bedroom, near the light switch you will find instructions on “Save the world, saving energy, part of it is common sense but they are in place because the equipment is not industrial.
There is no coincidence that Up until now, all of my guests has nothing negative to say in regards to their stay. Up until now, they all have been sensible, honest and considerate people and most of them are very decent Puerto Ricans.

-Great secured location.
-Very clean, spacious and comfortable property with AC in the bedrooms and a beautiful yard.
-Don Luis the owner is a wonderful very attentive host with a great heart. He will go out of his way to make sure you have whatever you need.
I have 0 complaints regarding this property.
I would highly recommend this property to anyone wanting to visit the island.
I will be coming back to the property next time I come to PR.

Super Clean Comfortable Apt

My elderly aunt, nephew and I stayed at the house for 11 days. The house is in a great location near the highways, places to eat and the Guancha. It is a nice home with plenty of room. Great breezes when you open the doors and the bedrooms are very comfortable. It has all the appliances needed including washer/dryer. The owner is very nice, accommodating and informative. The issue we had was the bathroom. The handle on the toilet stayed down if you weren't careful and the first night, the toilet overflowed and flooded the entire apartment. My nephew and I spent hours cleaning it up. The other problem was the drain in the shower. It kept getting clogged and although the owner tried a few times to unclog it, it went down very slow and we had to be careful it didn't overflow. The owner mentioned he would be getting a plumber to correct the issues while we were there but was unable to because of the holidays. Overall, I would stay again provided all the bathroom issues were resolved.

Thank you for staying at my house, and for the comments about the service, I gave you. I have to splain you what the plumber find, he says that does not understand what happened because everything is working right, the only explanation is an accident with the inappropriate used.

Nice property. Bathroom wasn’t great but everything worked.
The garden was lovely. The living spaces were welcoming and the bedrooms had AC which was a plus. The bathroom shower was missing a fixture but it worked. There was some noise at night from the neighbors but not too bad. I’m still awaiting to see if the owner will refund my final nights stay since we left a day early and have him 48 hours notice. Communication during and after the stay has been difficult. I’m still waiting on his reply.

About the noise night is not normal, I sorry for that.

We went to Ponce, PR for a wedding at Ponce Hilton, property was located almost at the entrance! It is a nice, fresh home in a safe neighborhood near Ponce Hilton, Plaza del Caribe, Guancha, downtown Ponce and Merceditas Airport. Home is equipped with everything needed for your stay (even an umbrella). Mr. Luis Larrazabal was so attentive, he was there when we arrived to show us the home, and explain some details. The house was spot clean, beds were a little noisy but comfortable, kitchen equipped, we did not used the yard but it was very pleasant, the inner patios I love them! we felt safe and comfortable at all times.There is a bakery in the neighborhood and the fresh warm bread was really good.
We really enjoyed using this home and definitely will book again next time.
