Originally a 19th century smugglers inn this superb property has been equipped as a holiday home. The house stands in gardens of 1 1/2 acres at the end of a quiet rural lane. It enjoys unparalleled views over fields and a protected bird reserve, overlooking the solent and the Isle of Wight. There are many coastal walks, local pubs and Lymington, a thriving town popular with sailors is within a mile from the property.
There are 5 bedrooms, 2 bathrooms, 3 shower rooms and a cloakroom. The master suite has an ensuite bathroom with separate shower cubicle, second double bedroom has twin beds + e/s, third bedroom has double bed with e/s shower room, fourth bedroom has two sets of adult-size bunk beds and fifth bedroom has one set of adult-size bunk beds. There is a large sitting room leading to spacious balcony , staircase leading down to garden , study, dining room, eat-in kitchen, utility room with washing machine and tumble drier. There is Sky TV , Broadband with DVD and video player.
There are several golf courses nearby. The closest is in Lymington. Others include the New Forest Club, Brockenhurst Golf club and Birley Golf Club.

Ideal spacious place for our family holiday: two grandparents two couples and five grandchildren fro 13 to 2. Very spacious house very large garden. Terrific situation looking across the salt marshes to the Solent and the Isle of Wight. Wonderful walks along the sea wall. Easy access New Forest, Lymington, IOW ferry, Keyhaven, Milton-on-Sea. Highly recommended. Lots of birds, we saw 55 different species (although our son in law is a bit of a twitcher!)
This lovely upside down property proved a wonderful setting for my mother to enjoy the company of her children and grandchildren. Despite 3 weather warnings (in August!) we had a very successful holiday. The sitting,dining and balcony areas have real wow factor and the gardens are beautiful - even in the rain! We took advantage of every chink of blue sky and walked for miles from the house on all directions. The kitchen is packed with every gadget you could need and we had some splendid meals around the big table. There are plenty of nooks to retire to and comfy sofas to relax and socialise on. Ages ranged from 17 to 79 and all had a good time and would love to return!
Had a wonderful weekend away with a large group with ages 1 to 65 we all had a fabulous time the house has lots of space and we were lucky enough to have good weather to make use of the wonderful garden space, the trampoline and table tennis were a hit! Wonderful walks from the house and the Saturday market was only a short drive as were some great pubs! Only negative was the dishwasher didn't work but there was enough of us to share the washing up. We can't wait to go back!
Its a super cottage! The interesting layout makes the house appear very spacious and it was well appointment and equipped. The location is perfect and we enjoyed lovely walks without having to jump into cars, plus the Checkers pub within walking distance was enjoyed by the gentlemen in our party! I can highly recommend this property for a family vacation - peaceful and quiet, yet only 5 minutes from Waitrose by car!
we had a lovely 3 night break in this gorgeous house. my parents (in their 70s) and 3 sisters and our husbands (in our 40s and 50s) had plenty of space, our own bedrooms and a shower/bathroom each so no problem getting ready in the morning. the house is a lot bigger than we expected yet still felt cozy. everything we needed and more was there for our use. the view from the balcony deck is breathtaking, unfortunately the wind was too but we could still see it from the windows. yolande was very helpful, before we booked, during our stay and after we left and we had no problems while we were there. we ate in the mayflower and chequers pubs and both served very good food. this family break was a special time for us to spend quality time together and i cant think of anywhere better to do just that. if there were any negatives about the house it has to be bunk beds in two of the rooms, fine for children but not so great for us oldies having to climb the ladder. we knew this when we booked so was not really a problem and they are adult sized so big enough when in use. i would highly recommend this lovely house to all types of holiday makers and would love to return again myself. the whole family agree and are planning to return in the future.
A very spacious house and beautiful garden,we thoroughly enjoyed our stay and so did our grandchildren,lovely walks and Chequers pub just up the road.The grandchildren loved the trampoline and the table tennis and it felt very safe for them.We loved the lounge and bedrooms were very comfortable ,beautiful scenery .Would love to go there in the summer to take advantage of the barbecue and the garden.Couldn't fault it ,can't wait to go back again.I would definitely recommend this lovely house.Andree Munden
Lymington is a well-known sailing centre at the edge of the famous New Forest which is a National Park. It has many walks, lakes, characterful old English pubs and is a nature reserve. Local activities include many walking areas, horse-riding bird-watching and of course all water sports. The Isle of Wight is a popular tourist attraction only a 15 minute ferry ride away with many beaches. Lymington is a thriving town with a very popular Saturday market and is only a half hour drive from both Southampton and Bournemouth airports and just under a 2 hour drive from from the centre of London. Nearest beaches are approx 5 miles away and there are many places to explore in all sizes of boat, from Cowes in the Isle of Wight to Beaulieu, Keyhaven and on to Mudeford beaches.
There are many nice pubs, some good restaurants and golf courses within easy reach.

Please note we do not accept any bookings under a 4 day minimum which is available during off season periods.
During peak periods the minimum booking period is one week.
A Deposit of £250 required which is returned within 2 weeks of holiday letting assuming no breakage/ damage issues.
50% of the rental payment to be received in UK bank account at time of booking and the remaining 50% to be received in UK bank account 4 weeks before start date.
Rental includes cleaning charge on exit .
If extra cleaning is required this is deducted from deposit.
We accept a minimum of 3 days letting during off peak season only , i,e, not during easter week, summer months or christmas / new year weeks. The cost is generally between £950 and £980 for a 3 day off season let for the house.
Please ask for rental rates appropriate to your requested dates when you email your enquiry to us. The weekly rates vary between approx £1650 and £2750 throughout the year per week according to the season.

We do not normally accept dogs as being an upside down house it is a difficult house to police dogs .
