This house has been extensively renovated. The chef's kitchen and living room were combined for a large open family area with gas fireplace. The kitchen was completely renovated with high end wood cabinets, granite countertops, a huge granite dining center island, and a beautiful large mission style bench seat. The adjacent dining room has farm table seating for 9. The kids love the game room in the basement.

The connected living room has a sofa and love seat, coffee table, desk, and ceiling fan. There is a new powder room off the kitchen.
The dining room has a ceiling fan, wrap-around windows and doors to two decks (one with a gas BBQ), and has a large pass-through to the kitchen.
The den has a sofa and two beautiful barrel chairs in a reading area. There is a TV with free access to Netflix (no cable).
The Master BR has a queen size bed, sitting chair, two closets, and a private master bath with double sink and walk-in tiled shower.
Upstairs has two huge BRs and a shared full bathroom with tub. One BR has a bunk bed with an extra roll out third bed and another trundle bed with a roll out second bed that can be connected to act as a double bed. The second BR has one queen and two single beds. Each BR has a desk, as well as air conditioning in the summer (no A/C on main floor). We do not accept reservations for more than nine people or two families given the increased cleaning cost and wear and tear on the house.
The basement has a ping pong table, two-player basketball arcade game, foosball table, knock hockey, TV area with a sofa and love seat, and a home gym with an exercise bike, weight bench, and some dumbbells. There is a full gym and indoor lap and play pool at the local school ($2 per adult, kids free). The school also has a free artificial turf track, basketball, tennis courts, and large playground.
The front yard is set far back far from the road with minimal views of passing cars in the summer and open views of the large pond across the street in the winter (no access).
The back yard has a fenced-in, 8' deep in-ground pool (open seasonally) and connected screened-in gazebo with furniture, radio, ceiling fan, and light. Ample pool furniture and a patio umbrella are provided in the summer.
The driveway leads to an outdoor asphalt parking area with a basketball hoop, as well as a large unattached garage for one car. In the garage, we offer access to several bicycles, some golf clubs, a few tennis rackets/balls, three RipStiks/Waveboards, pogo stick, and other items. There is also a hammock out during the summer.
There is free wifi throughout the house. Utilities include hot water baseboard heat, gas appliances and fireplace, water softener, whole-house water filter, and instant-on hot water. Three heating zones for each floor. The house has a burglar alarm system, smoke and carbon dioxide alarms, fire extinguisher, and security cameras (on the outside only). Crime is rare in this area. The back door has a coded door lock, so no need to carry around a key.
Full access, except for one locked basement storage room and utility closet.
Interaction with Guests
While the owners live in NYC, our next door neighbors, including a retired mechanic, act as caretakers and will be there to provide any local support when required.
The house is a 2 hour drive from NYC and 2-1/2 hours from Boston in rural southern Columbia County, NY (just north of Dutchess County, NY and east of Berkshire County, MA).
Birch Hill Road is one of the nicest streets in the area. The house sits across from a large pond (no access). The street ends at Copake Lake, the area's largest lake which has a marina to rent boats and a beautiful 18 hole public golf course and scenic restaurant. Catamount Ski (winter) and Adventure Park (spring/summer/fall) is only a 10 minute drive away. There are three public golf courses of varying levels a short drive away. The hamlets of Hillsdale and Copake are five minutes away, as is their joint weekly farmers' market (seasonal) and large public library with children's reading/play area. The area also includes many great hiking trails and a popular rail trail with bike rentals. The larger cities of Hudson, NY and Great Barrington, MA (many restaurants, chain and local stores, antiquing, theater, movies, bowling, music, etc.) are both less than a half hour away.
Within an hour are Butternut, Jiminy Peak, Windham, and Hunter Mountain ski areas, Tanglewood, Albany, and Saratoga Race Track. Southern Vermont ski resorts are two hours away, so accessible for a day trip.
Closest public transportation is Amtrak station in Hudson (25 minutes by car) and Metro North station in Wassaic (38 minutes).

lovely home, great place for kids
We truly enjoyed our stay in this lovely home. It was a great place to stay while exploring the Berkshires. The owners were very responsive. The adults appreciated the very well-appointed kitchen and the basement game room was a huge hit with the kids.
A great getaway from the city.
The pool and the house are both inviting. We felt very comfortable in the house. The beds were comfortable and the property is very quiet and private. We will definitely consider coming back again.
A great house in a beautiful location
We had a great stay in the Copake house. Everything was clean and well maintained. The kids enjoyed the pool and basketball court immensely. The open concept kitchen made socializing easy and fun.
The house is just perfect. Everything is made for the guests. Our kids had ride the bicycles all the time. We had everything to cook, even a cake... Just quiet but not too far from eveything.
As we cannot arrived the day we use to, cause of medical issue, the owners offer us to stay one more night without asking anything. We really appreciate this gesture.
We recommend this house for everyone and wish to come back again another WE.
RETURNING TO OUR ROOTS - A Trip Down Memory Lane
My three siblings and our spouses planned a "Bucket List" trip designed to revisit the farm country where we grew up during a 20-year period between 1948 and 1968. We scoured all lists of available rental properties and chose 85 Birch Hill Road as an ideal gathering place for eight adults.
The renovated home offered private sleeping quarters for four couples, a spacious and well appointed/supplied kitchen, a porch dining room that easily handled eight hungry people and a living room with a gas fireplace that warmed any evening chill.
We found the property was exactly as described, clean and well maintained including a copious supply of paper goods and condiments. The gas grill was clean and started right up. Why we were even visited by a yearling deer each day.
The owners were extremely "reachable" and accommodating both before and during our visit although we had no issues or malfunctions during our stay at the "home away from home".
Much of our daylight time was spent out and about touring our former family farm area although we prepared and ate all but two meals at our rental home. Evenings were spent getting caught up on world events and personal emails on our smart phones and laptops. The DSL Wi-Fi seemed adequate if not lightning fast.
We used a lottery to select bedrooms and the couple with the last choice was relegated to the pull-out sofa in the den. The mattress was deemed less than comfortable, but perhaps adequate for younger persons.
The cost was reasonable, the accommodations clean and delightful and the owners friendly and reachable..........Yes, we would recommend the home to friends. It's "four seasons" worthy.
Beautiful well equipped house near everything
Our family just spent an amazing week at this fantastic house. We have rented houses before and I can say that I have never been in a house that is as clean, well maintained and well equipped as this house. I love to cook and the kitchen is so well equipped that I felt as if it was in my own kitchen. It is also very hard to find houses with pool and we so enjoyed having that luxury. This house is fantastic for families. There is plenty of room with very comfortable beds and the basement has a great assortment of games, including ping pong and a basketball toss game. My kids loved it. The house is about 20 minutes from Great Barrington and about 35 from Lenox and we were able to enjoy evenings out in both of those towns. We love to ski and are definitely booking it again from the winter.
