The “Cobbles” is the ideal gathering spot for friends and family to enjoy the best of New Hampshire’s summers. Located on the crystal clear Sunset Lake 10 minutes from Alton Bay, our charming stone house offers complete privacy in a spectacular environment.
The house sits by itself overlooking the lake rimmed with mountains, affording us dramatic sunsets. Lovingly furnished over the past five decades, the house and guest house easily and comfortably accommodate a crowd. The main living room contains multiple seating areas for multiple activities. The master bedroom is huge and gorgeous with cobblestone walls, a balcony overlooking the lake, and a private bath. One side of the house has a deck with a retractable awning and picnic table; it’s a favorite breakfast spot. The screened porch on the other side facing the lake is ideal for meals, art projects, day-time reading on a chaise lounge, and evening cocktails at sunset. The kitchen is well-accessorized and convenient for cooking. Supermarkets, farm stands and gourmet food stores are within a 15 minute drive.
Below the house, down 100 yards on a rustic path is a sandy beach on 750 feet of shoreline. It is perfect for sunning and swimming, for young and old. This rental house comes with two kayaks and a large canoe, great for exploring this lovely lake and the adjoining one. Work up a sweat on our private tennis court. Spectators can applaud your skill from a courtside bench. Relaxing strolls down country roads, vigorous jogs, or hikes up a blueberry hill are accessible right out the door.
Three generations of our family have enjoyed countless summer days here, and you will too.

With vacation rentals, you never truly know what you'll find until you get there-- this one is absolutely perfect. The pictures really don't do it justice. As soon as you get here it just feels like home. We left wishing it were our family retreat instead of just renting it. The lake is so beautiful-- we spent several hours every day swimming out to the platform, fishing, kayaking, and just enjoying the view. The screened in porch is a great spot for watching the sunset and just relaxing completely bug free. We hardly ever left the property other than to get groceries, and I wouldn't have it any other way. Just note that the AC unit in the bunk room is not quite as effective as I'd like-- it struggled to keep the temperature down to 78 with all the afternoon sun. Still, lovely house and we will be staying here again next year as long as circumstances allow!
Everything about The Cobbles is spectacular. The setting is secluded and natural - lots of space, beautiful trees, not overly manicured and quiet. The lake swimming is the best I've ever experienced. The amenities like the kayaks and canoes and tennis courts are a huge plus. The house is obviously well loved and cared for by the family - it's super clean, well tended, great water pressure, lots of room, lots of different spaces to read, commune with friends, take in the lake...and lots of bathrooms! I brought friends and my German Shepherd who was in heaven swimming and running and being free. We were close to Wolfboro and great day hikes. I stayed just a week, but could have easily spent a month there.

The Cobbles is an immaculate & lovingly maintained home, guest house, and grounds that retain the charm & aura of the family that owns, lived, played, & loved within her welcoming walls for many generations. Extensive grounds include a separate guest house, tennis court/basketball hoop, outdoor areas, private beach, boathouse, & waterfront deck. The Main House has a lovely screened porch facing the lake and you'll quickly discover why the body of water in front of you is called Sunset Lake. Spectacular!
The very large great room & living room have comfortable & varied seating areas for eating, playing, lake views, reading, piano fun, watching TV, or quiet and/or spirited conversations. Enjoy ping pong or an outdoor deck overlooking the grounds and woods. One thing is certain; you will never run out of choices or lack for just the right spot for fun/relaxation!
The kitchen had every utensil, pot, pan, dish, glass, cup, tray, or gadget needed, with basic spices & ingredients provided. There are basic soaps & paper products, all appliances work well, & there is a 2nd refrigerator.
The boathouse, beach, & lakefront deck offer kayaking, canoeing, & swimming; with toys & personal flotation devices allowing for hours in the water or soaking up the sun, including a picnic table & clothesline. Don’t forget fishing gear since the lake is home to tempting bass & sunfish!
The master bedroom is a very large, lovely retreat with a private balcony overlooking the lake. Other bedrooms in the main & guest house are great with comfortable beds, ample closet/storage space, & thoughtful conveniences; all bathrooms are clean & comfortable.
There’s convenient grocery shopping in Alton, great food (try Shibley's at the Pier) & lots of sites to enjoy in the area surrounding Lake Winnipesaukee including Old Orchard Beach, Portsmouth, & Mt. Washington.
The owner was a pleasure to work with & quickly & professionally answered questions by email. One thing is certain, from the moment you arrive at the Cobbles, to your last day, you will not regret your decision to stay in this fantastic home. Thank you, we cannot wait to return!!
What a wonderful week in NH. The Cobbles is such a lovely place. The house was big and comfortable enough for all 14 of us to have some elbow room. The lake water is so very clear and the water temperature was perfect. Even the trail down to the water was woodsy and pretty.
There were ping pong, basketball and tennis tournaments and we were in the water constantly. The boat house is perfectly located with a bright and sunny deck and contains a refrigerator for cold drinks. The sandy beach with gradual entry to the water was great for the younger kids. We used the kayaks and the canoe and paddled out to the little islands which were shallow enough to visit with a 4 year old for a quick dip in the middle of our boat ride. My husband and son were out fishing every single morning before 7:30. The screened porch was a big hit as was the electric piano. My husband played every night and even taught a couple of the kids how to play Heart & Soul.
We even used the guest house. Everyone pitched in and helped with all the chores and BBQing. All 14 of us fit around the dinner table each night. We had so much fun together.
Just be aware that the listing mentions air conditioning although only two of the upstairs bedrooms had window units. The upstairs master bedroom and main living area had none. Mostly that's OK, but the heat was oppressive for our first two days.
Dan, the handyman, popped by on the second day to make sure we were OK and came by at the end to pick up the trash & recycling. He's very nice and told us to be sure to call him if we had any trouble or needed anything.
The owner and realtor were responsive to questions. We can't comment regarding nearby attractions since we never left the grounds!
The house looks even nicer in person than it does in the pictures. The entire week was fabulous and the kids think it was our best vacation ever.
