A stunning beautifully situated luxurious house just outside Broadway, one of the most stunning and popular villages of the Cotswolds. The 3 bedroom 2 bathroom house has a 1.5 acre secluded garden with a stream at the back and an orchard at the front. The house is a 2.5 hour drive from London and can accommodate 6 people in comfort plus there is a comfy sofa bed in one of the sitting rooms.
The property is a privately owned house which can be rented for a self catering holiday or luxury break and has everything you need at hand to have a wonderful stay. The house comes ready to relax into with laundry, towels, kitchen essentials, loo rolls, logs and bbq basics all ready for guest use.
Broadway village is just half a mile up the road and provides visitors with a bank, post office, supermarket, fantastic delicatessen and a range of other shops and services. Often described as “the jewel of the Cotswolds” the village sits at the foot of the western Cotswolds escarpement and the wide grass fringed street with its ancient honey coloured limestones buildings dating back to the 16th century is a very popular tourist spot.
A perfect location for exploring the local area, the house provides top quality accommodation for travellers who want to relax in luxury.
The Ground Floor contains a fully fitted kitchen with all equipment provided including a dishwasher and 6 ring range cooker and there is a washer/dryer in the outhouse.
The main reception room has a dining area which seats 8 comfortably and a seating area with open fire and beamed ceilings. In the summer the door opens directly onto the garden and a loggia with a table for 8 to eat outside. On the ground floor there is also a further sitting room with a television, sofa bed and open fireplace.
On the ground floor tucked under the stairs there is also a small WC with lavatory and hand basin.
Upstairs the main bedroom decorated in Cath Kidston pink floral wallpaper has a king size double bed and en suite bathroom with free standing bath and 2 sink units.
The middle bedroom is decorated in Cath Kidston country sprig wallpaper and has a double bed and shares a modern wet room bathroom with shower with the lilac room.
The bathroom has a powerful shower set in a wet room setting with a sink unit and lavatory and was updated in 2017. It also has a handrail and a stool that can be used for older visitors requiring bathroom assistance.
The lilac room is a spacious bedroom decorated in Cath Kidston pale green spotted wallpaper with lilac and white floral linen curtains and has a queen size double bed.
The property has top quality furnishings and fittings, television, sky tv, amazon prime, netflix, wireless broadband, ipod docking station, bang and olufsen stereo and 100% cotton bed linen and laundry.

The house is privately owned and managed and we do our utmost to help visitors with information and assistance to make sure they have a relaxing stay. We provide a full house document to make sure everything is easy to understand a full listing of nearby restaurants, shops and places of interest. We also have Mike our gardener on hand to help guests with anything else they require.

We bought the house as we fell in love with the quiet location and charm of it in 2000 and we love the peace and the fact that the garden is not overlooked at all. Every window in the house looks over unspoilt fields and country and yet we are only half a mile from Broadway village. All visitors comment on how tranquil and calming they find it.
The house provides a perfect location to explore this popular area. Daylesfords, Blenheim Palace, Bicester village, Bourton on the water, Highgrove House and Stratford upon Avon are all popular places our visitors like to visit while staying at The Old Orchard.
The cottage was really beautiful - set centrally in a picturesque garden with fruit trees and a little stream! The house was well proportioned, maintained and very comfortable - every need was catered for! The owner liaised with us before and during the stay which really helped and the gardener came during the stay to put the bins out without disturbing us at all!
Broadway as a village is perfectly situated for enjoying the Cotswolds with several national trust properties close by, plus the interesting Broadway Tower and nuclear observation bunker! However - the only downside is - the cottage is so perfect you may not feel like leaving!

I stayed in this awesome cottage for a week in May before going to London for the Jubilee celebrations. The pictures really don't do it justice, it is just stunning providing the best of both worlds. The cottage is in a quiet spot overlooking rolling fields but also a short walk to the village of Broadway with great shops, restaurants and people. Inside the cottage it is decorated beautifully with a lot of old school charm but it also has great beds, a good kitchen and great bathrooms - all the modern amenities you need. We got lucky with the sun while I was there and lay around in the garden but if it rains I can imagine it would be great to curl up in front to the fire and watch some DVD's. The owners couldn't have been more helpful with all my questions before I arrived. We had great trips to Dalesford Spa and Bicester - an outlet shopping village where I went a bit crazy in Prada! I honestly felt like I was in a Richard Curtis film staying here and I didn't want to leave. I'll be back!

The pictures on this website really don't do the cottage justice, it is utterly stunning and gives you the best of both worlds. Not only is it in a very quite spot over looking rolling fields but the village of Broadway is just a few minutes walk away where there's great food and shopping, a beautiful church and lovely people. The cottage itself cleverly combines old school charm with modern amentities. Exquistely decorated it also had a good kitchen, comfy beds and great bathrooms. The owners couldn't have been more helpful with my constant questions before I arrived and they were always on hand if anything went wrong throughout my stay - it didn't by the way! We got lucky with the weather when I was there and got to lie in the garden and enjoy the sun but I can imagine that if the rain set in it would be great to cosy up in front of the fire and watch DVD's. The Cotswolds is a great spot to stay and we also enjoyed trips to the organic store and spa Dalesford and we did some serious shopping at Bicester, an outlet village with many stores including Prada, Jimmy Choo and Mulberry! I'll definitely be staying there again!
My family spent a wonderful Christmas at Old Orchard after the greatest snowfall in England for many years. We arrived, after much difficulty on snowy and icy roads, to a scene reminiscent of an old fashioned Christmas card. Stepping inside we were greeted by warmth and a ready laid open fire, a delightfully decorated Christmas tree, and many thoughtful preparations and touches around the cottage. The owners had provided every convenience for which we could wish.
The snowbound lane discouraged car travel, so we explored our surroundings on foot. Either direction from the cottage leads to interesting and picturesque walks. The town of Broadway, well furnished with shops for your every need, is approximately half a mile up the road, and there are ancient churches, quaint pubs and fascinating views wherever you look.
We intend to return and savour this beautiful environment in a different season, but will always treasure our memories of Christmas 2010.

i booked the old orchard for a week in august for me and my girlfriend to get away. True to form the weather was terrible and so we spent quite a lot of time in the house. We both fell in love with the house and because it has everything you could want in it we found it easy to ignore the rain and concentrate on cooking and chilling out. The local farm shops are really well stocked and we ate really well on local produce. We read, watched tons of films and slept better than we had in years as it really is
totally silent at night.
The owners called up to make sure we were ok and really seemed to care that we had a good time which was nice. If you want a romantic getaway and a place that feels like a quiet cocoon then this is the house to book. Its rare to find something that is better than you anticipated x 100 when you turn up but this house really is something special.
we stayed at the old orchard for a week and enjoyed our week in the cotswolds hugely. My husband and I had the master bedroom, our parents and children stayed in the other two and shared the bathroom and we did use the sofa bed for 2 friends who came to stay for a couple of days with no trouble. The great thing about this house is that the owners have lived in it so everything you want is right there from a milk frother for my coffee to dvds and sky plus for evening relaxation. Liz the manager helped us book a babysitter and the local restaurants are great, plus Daylesfords become our favourite lunch spot, you had to drag us out of there.
