relaxing and charming villa in the heart of Tuscany
Villa la Cipressaia is a portion of a typical Tuscan farmhouse immersed in the green Chianti hills covered with vineyards and olive groves. Recently restored the original stone building stands in a well tended green lawn. The large private garden is totally fenced ensuring complete privacy. Entering the property you are welcomed by a delightful stone paved courtyard.
The rustic structural features have been preserved and tastefully melted with the functional but elegant furnishing where modern comforts and antiques complete the charming picture.
From its privileged hilltop position Villa la Cipressaia boasts a enchanting scenery with views extending over the countryside surrounding.
This is the ideal place if you wish to spend your holiday in a quiet and peaceful environment where you can enjoy absolute relaxation and find relief from the stress of the everyday life.
The Villa has is own private spaces: private huge garden, private forniture and everything.
the swimming pool is shared with the other people of the other part of the villa. Only my villa is used for renting so there will be only few people more! (2-3)
The villa extends on two floors.
On the ground floor there is the living room with TV sat, WI-FI internet connection, open fireplace and double sofa bed. Still on this floor is small toilet and the dining room with kitchen fully equipped with also oven and dishwasher. Both rooms have direct access to the external area and the garden.
On the first floor there is one bathroom with shower, a twin bedroom and the double bedroom with a covered portico.
The building is divided in two parts and the pool is shared with another small villa for up to 4 persons. The outdoor area is fully organized with table and chairs and the garden is completely private.
GARDEN & SWIMMING POOL
Approaching the villa you will feel immersed in the green of the countryside surrounding. The garden is a perfectly manicured lawn offering unobstructed views from the patio fully equipped to eat and relax outside. The location also allows undisturbed walks through the vineyards.
Although the neighbours share the pool with Villa la Cipressaia, the pool (14 x 6 meters) is in a separate garden and does not at all intrude on the peace and tranquillity of the private garden attached to the property or the view, which stretches away over the rolling Chianti hills.
Villa la Cipressaia is perfectly located one hour to Florence and only 20 minutes to Siena. It is conveniently located to also reach San Gimignano, Volterra, Cortona and Arezzo. Fifteen minutes away in Rapolano are the spas with hot spring heated pools and fango (mud) treatments. It is five minutes drive from shops and restaurants in the village of Castelnuovo Berardenga.
The nearest village of San Gusmè just 2 km away from the property, offers all the amenities included restaurant, bar, wine bar, grocery and post office. Not to mention the Valdichiana outlet village where more 100 shops of the main modern brands welcome you just 35 minutes from the property.
With in the area one can find horse riding, ballooning, and mountain bike hire, wine & olive oil estates open to visit and cooking classes.

Beautiful Villa Under the Tuscan Sun
The drive to the villa set the tone for our vacation, the road was lined with cypress trees and vineyards. Our host were genuinely welcoming and there was chilled wine! The villa was exceptionally clean and the gourmet kitchen stocked for every cooking need. The grounds are beautifully landscaped with lavender, fruit trees and we even picked fresh strawberries for our breakfast. Within a 5 minute drive there is shopping, grocery stores and superb restaurants. The weekly outdoor market had fresh vegetables, truffle cheese and delicious rotisserie chickens. 20 minutes from Siena provided wonderful daily travels to Volterra, Montepulciano, and many wineries. Upon returning to the villa, we enjoyed a daily swim in a large pool overlooking San Gusme, sipping wine and listening to the church tower bells. It truly exceeded our expectations and we have already scheduled our return. We highly recommend this villa! See you next year!!!
A Gem in Tuscany
This beautiful home is off the beaten track, literally off a dirt road...we weren't sure what to expect as we followed the owner on this windy dirt road to the house. What a lovely, lovely surprise, better than the pictures online! The home and gardens are filled with picturesque little nooks to curl up with a book and a cup of tea. The views are stunning, even the pool was a very nice addition on hot summer afternoons.
I was a little worried about not having air conditioning in July, but between the thick stone walls and constant breeze, the house stayed cool. We will hopefully come back one day!
When you find a gem you want to tell the world. When searching for accommodation you often are hesitant; what if it isn't as its shown well no fear here it's even better. The house is so rustic with all modern needs. We traveled through Europe for 10 weeks and needed to stop and regroup for a week and this was perfect for us. The views are intoxicating and never ending. We were able to cook and enjoy dinner outside amongst the beautiful grounds and after dinner walked the surrounding vineyards watching the sunset. The pool was out of this world and very unexpected, sure you share with the other 2 properties on the site but who cares, usually you're all doing different things and was nice to meet others there that are equally excited about where you're staying.
The house is close to Castelnuovo (for a big food shop) and San Gusme (for pizzas). The house is a little difficult to find so thank goodness Bianca's father met us at San Gusme and we followed him to the Villa; as we entered the road leading up to the house it was lined with cypress trees, it was the most stunning drive.
while staying we also enjoyed surrounding areas Siena, San Gimignano and a day trip to Florence.
Staying here was the highlight of our European trip we loved it and can't wait to come again.

The photos and reviews do not do this magical place justice! The villa is situated in the most beautiful estate around Villa Arceno, with beautiful cypress trees lining the road up to the house, and one of the most stunning views we've seen in Tuscany (and we've been coming to this region for years).
My husband and I just spent 10 days at this wonderful villa. It has everything you need for an idyllic stay. The house itself is very comfortable, with a wonderful and fully equipped kitchen (with a dishwasher, a real luxury), comfortable living room with stereo system, wifi, and satellite TV, and very comfortable bedrooms. The garden where the pool is is spectacular, with a view that doesn't quit, whether early in the morning or at sunset. The pool itself is lovely and large, and a perfect antidote to the Tuscan heat. We were lucky in that we had the pool all to ourselves, despite there being guests in the rental house next door. We could see how it could be challenging to share the pool if you're a couple and the other rental has kids, or vice versa, so this might be something to check on beforehand, but we had total privacy.
We love to have breakfast or a glass of wine at sunset overlooking the view, so my only recommendation would be for Bianca to put a small table or something in the main garden so you can enjoy the view at sunset or early in the morning. At the moment, all dining options are in the front garden - which has been lovingly planted with rose bushes, fresh rosemary bushes, and beautiful flowers - but the view is fairly obstructed, here. That said, when the sun is too oppressive, it's a nice shady alternative.
One of the spectacular things about the house is that it's close to Castelnuovo and San Gusme, but it feels completely remote and quiet. The house is a little difficult to find, but Bianca's directions are great. Just take note, the house is on the left hand side (not the right hand side, as the directions state at the end), and it's called San Donato, which is not mentioned in the directions either.
All in all, this is a wonderful place to stay, excellent value for money, and Bianca and her mother are lovely and accommodating. We had such a spectacular holiday and hope to be back some day. Thank you!
Not wat we expected, very rural bare bones, not easily accessible to anything!
We just returned from three weeks in Italy. All of the properties we stayed at were booked through VRBO. The first two were 5 star and sadly we ended our vacation with this property. I am scratching my head reading the other reviews, not sure what they experienced. We are a family of 5, two adults with three teenagers. This property does have a well equipped kitchen and the gardens are beautiful, the view is amazing. We were looking for a country house that was easily accessible to other attractions and walking distance to town. On paper this property seemed the right place. When we arrived town we were given a GPS location, because this place is basically off the grid. Cell service was spotty so even with the GPS coordinates it didn't help. We had Bianca's father meet us in town and we followed him for 15 minutes to our villa. The villa is located on a dirt road and is 12 minutes to the main street. This sounds good in theory but add 15 minutes to any excursion you want to make. When we walked into the villa there were over 50 flies in the kitchen (I know this because we had to go to the store to buy a fly swatter to kill them and the kids were counting). In the other two villas we rented we were greeted with a bottle of wine and a guide book of the area, tips on restaurants things to do, ext. Here there were no amenities its very bare boned. They have no extra supplies for you. Three rolls of toilet paper presumably what was left behind from the last tenants, no tissues, napkins paper towels, nothing! The hand and dish soap is watered down. I felt like it was one step up from camping.
We had planned daily activities and we don't cook at home, even if we had it was a constant battle with the flies. The kids wanted to come home from a long day and crash on their phones or tablets. The wi fi is equivalent to dial up. My son wanted to download an app and we all turned off our devices and it took 30 minutes with his phone on the box to get the app to download.
Maybe if you are a group that likes to hunker down and cook this would be a place for you. The pool is shared with a couple that uses it daily so its not at all private. The path to town took is impossible to find, after looking for over an hour we drove, and thankfully we did because that night we saw 6 wild Boar! There were no comfortable chairs to sit on other than the living room, so if you want to be outside you will be sitting on an uncomfortable or a broken chair or like us on the stairs.
we are really sad about your review and i'll try to answer to some of your comments.
1- The position of the Villa it's well indicated on the map when you choose the property on the website so you can calculated, when you are choosing the property where to stay, all the distances. Actually the villa it's just 20 minutes from Siena, we know well because we leave there.
2- Even about the GPS, the wi-fi, the connection, the files, the wild boar on the street: you have choose a house in the middle of Chianti, in the middle of wine grapes, on a beautiful hill so you just have aspect this. It' s not inside a city but in the country.
3 - About the toilet paper and everything, we are not an hotel 5 stars so usually we leave the basic NEW things to the guests because we suppose that he will use our villa as his home. We provide all the bed lines, towels and everything
4 - Yes the pool is shared but even this one it's written very well in the description on vrbo so when you chose the villa on the website you should read the description.
5 - About the wine and the welcome we are really sorry you were not happy about what you find: usually we give bottle of prosecco, fruits, biscuits, flowers from the garden and there is a library full of guides and restaurant suggestion so it's strange you didn't find it.

We just returned from a week's stay at this amazing property as part of an early celebration of our 40th anniversary. I so wish we could return every year. Others have written about the beautiful garden, the sense of being totally away from it all, the mourning doves, the views, the unique and very personal collection of antiques and the kitchen, which truly is the heart of the home. It is all there and we loved it. But we also loved the convenience of a smart TV, wi-fi, a dishwasher, microwave and washing machine. And a location that's central to many of the day trips we also enjoyed to Siena, Montepulciano, Florence, etc. I was actually happy when the rains came, because we had a good excuse to curl up on the comfy chairs and sofa in order to spend a day just hanging out.
Bianca and her parents made our stay easy and we especially appreciated the cold bottle of wine and traditional Sienese treats in honor of our anniversary.
Our stay here really was spectacular. I can't think of a single thing I would change.
