The Hill House Austin - 4-Bedroom Custom Home on Scenic 18- Acre Horse Farm
The Hill House Austin - Country simple with an elegant, yet homey style.
The Hill House gives you the best of two worlds - an amazing, relaxed retreat so close to downtown Austin and still very accessible to popular Hill Country attractions and wedding venues.
As you drive into this property, cross Bear Creek and come up the hill, you'll see why our guests love this place - a beautiful, relaxed retreat just minutes from downtown Austin - and only 5 minutes to the beginning of the Texas Hill Country Wine Trail. And 5 minutes to the Salt Lick Restaurant and Fall Creek Vineyards.
The wide stone walk in front of the house leads to the 50' wide front porch. At the end of the porch is a fountain made of a matching pair of gristmill stones used in the early 1800's to capture the water flow energy of Bear Creek to grind grain for area farmers. These mill stones were found half-buried less than a hundred yards from the fountain they now create. It's amazing the stones have stayed together all these years. Have breakfast, lunch, dinner or cocktails on the porch by this fountain and enjoy the view of this horse farm.
The tall hand made cypress front doors lead you into open, airy living spaces.
The deck is a few steps from the kitchen door and overlooks Bear Creek and is perfect for morning coffee and evening conversations. A large fire pit in the back yard is a guest favorite.
There are many outdoor spaces to relax and enjoy the expansive Texas sky - without the lights of the city, star gazing is great. There are nature trails and Spring Hollow Creek at the back of property. The large, wooded hill above this creek is a challenging hike up to a great view of this area.
Downstairs, the spacious master suite has a king bed, cozy stone wood burning fireplace, a relaxed office/sitting area, bathroom with separate shower, jetted tub, plus it's own private entrance and patio. Smart flat screen TV.
Upstairs, three bedrooms are tucked into towering trees, creating a tree-house feel in each room. Full bath/shower. Queen beds, comfy linens.
There's a large, well-equipped kitchen, dining, living areas with lots of windows and views.
The living room fireplace has a big hearth for sitting. There's 52" flat screen in the living room and ATT High speed internet is available throughout house.
Large open kitchen, dining, living areas, fireplace. Flat screen TV.

About Nancy Hill
We found this property in 1991 and began developing a master plan than would include a comfortable custom home on a horse farm. From choosing where the driveway would cross the creek to selecting the rock for home, we spent two years designing and building. My husband, Jimmy, and I have an ad agency and graphic design company that we have run from home since 1976. We've been married for 40 years, have four wonderful grown children and seven amazing grandkids. Jimmy has created the art in the Hill House - both paintings and sculpture. The Hill House has had many, many guests over the past years and been home to many great family and guest events. Everyone falls in love with this secluded hill country setting that is just minutes from downtown. We look forward to welcoming you to the Hill House Austin and to making sure your stay is an incredible experience that always exceeds your expectations.

Why Nancy Hill chose South Austin
The first time we walked this property, we fell in love with it. Bear Creek crosses the front of the property, and Spring Hollow Creek crosses the back - creating a peninsula, a retreat bounded by spring fed water borders. Interestingly, our front porch has a great view of "Friday Mountain," that was home to a summer kid's camp when my husband was growing up in Austin. In the sixth grade, Jimmy spent a week at "Friday Mountain Camp." Even as a kid, Jimmy fell in love with this property... and now the house is right next door. For us, it adds special meaning. This land next door was also home to the first university west of the Mississippi, The Johnson Institute. We chose this property because it was exactly what we were looking for. We built the house, the farm and the art studio with extreme care and attention to detail.
What makes this House unique
The unique benefits of this property include the two beautiful, spring-fed creeks, the towering oaks, and the amazing setting. You are minutes from downtown Austin. You are five minutes from the beginning of the Texas Wine Trail. restaurants and so many fun things to do are close - yet it still feels like a secluded, private incredible retreat. The home is welcoming

Fabulous House, Grounds and Hosts
Where to begin? Our Hosts (and now our friends) Nancy & Jim were so great to us before during and after our stay.
The location is beautiful and remote yet close to all important venues. We had three great dogs around, associated with 2 donkeys, a number of horses and saw an armadillo, grey fox, deer, wild turkey and a blue heron while at the house. Nancy & Jim were there if we needed them but left us on our own if we didn't. Both are special and talented people!
The house was a joy to stay in with nice large bedrooms, great living spaces, a large dining room and convenient cooking facilities. The outside areas were the best as we had a family late night fire in the fire pit, could converse and mingle in at least 4 or 5 different spots outside including a deck area overlooking a bubbling stream, a front patio by a water fountain and various siting areas just for talking. We even played ping-pong in the car port.
We walked all around the property and loved the stream at the dam and pool area. They have a terrific outdoor grill which we also used. Everything was first class!!
Easy to get to and we even used Uber a bunch of times to return from Austin and other locations as we had one van for 8 guests with different plans for the stay. It all worked out great and we would definitely stay there again the next time we come to the Austin area.
Thank you Nancy & Jim.
Loved the property
Beautiful property. We loved it
Beautiful, Scenic, and perfect getaway
The home is gorgeous and so is the property. It had everything we needed and more. Relaxing on the deck while listening to the waterfall is the perfect way to unwind. Everything is high quality. We can’t wait to stay again.
What a great experience! So much to do in Austin, but my family wanted to stay at the farm.
What a great experience. So much to do in Austin, but my family wanted to stay at the farm.
The property exceeded our expectations. The home was spotless and included anything and everything a family would need.
We spent endless hours on the grounds playing basketball, starting camp fires, playing with all the animals, and experiencing the entire property.
The property is also close to some great restaurants including the Salt Lick BBQ and Trattoria Lisina. We were in town for a wedding and the venue was less than 10 minutes away from the farm.
Lastly, the owners (Nancy and Jimmy) live on the property and are most accomodating. After this trip, me and my family are happy to call them friends.
Beautiful house, peaceful rural setting close to town.
Exceeded expectations- will be back!
We cannot begin to find words to say how wonderful our 5 night stay at Hill House was and how welcoming and warm Nancy and Jimmy Hill were to our family and guests. We rented the house last weekend as our daughter’s wedding was at the nearby Pecan Springs Ranch. Location could not have been better and the house and property were perfect for entertaining our family and friends. Nancy and furry friends met us upon arrival and made us feel at home and comfortable instantly. They went above and beyond helping us with anything we needed. The grounds were beautiful, peaceful and nightly outside firepit wonderful. Everyone loved it and many are hoping to plan trips here in the future. The kids loved all the dogs, horses, donkeys, turkeys and swings. Fabulous time had by all and would 100% recommend to anyone thinking of staying here. We will miss our chats with Nancy and Jimmy’s beautiful artwork. Thank you Hill family for allowing us to share your amazing family home! The Peterson family
